What property for sale in Guadalmina Alta costs in November 2026
Counted from our own listings every morning. Apartments in Guadalmina Alta run at a median of 3,923 € per square metre across 24 comparable listings — the lowest district figure in the Marbella table — while houses run at 5,566 €. Marbella as a whole sits at 5,911 € and 5,255 €.
Read the villa line, not the district line
Detached villas here run at 7,166 € per square metre, and in beachside Guadalmina Baja at 6,989 € — effectively the same. The difference between the two district medians comes from the mixture of property for sale in each, not from the value of a house.
How to read the tables
They compare the districts of Marbella with one another, both halves of Guadalmina among them — apartments first, houses below. They cover all apartments and all houses in each district rather than one type each, because a split by district and type together would leave most rows too thin to publish. Use them for the address premium, then the filters at the top of this page for the property itself.

Asking prices, not achieved sale prices. Districts with fewer than ten comparable listings are left out. The figures are counted from our own listings and refreshed with every feed run.
Two figures that do not usually appear together
Guadalmina Alta is the inland half of Guadalmina, north of the coast road, between San Pedro de Alcántara and the hills behind it. There are 49 properties for sale in Guadalmina Alta at the moment, from € 370,000 to € 5,900,000, with the middle of the list at € 850,000, an average built area of 263 square metres and an average plot of 934 square metres — and over half of everything here fronts a golf course directly, which no other district on this coast approaches.
The apartments here carry the lowest price per square metre of any district in Marbella. More than half the properties on this page have a fairway in front of them. Those two sentences describe the same place, and anywhere else on this coast they would describe two different ones — which is the whole reason this district deserves a careful look rather than a glance at the headline average.
Why the flats are the cheapest metre in Marbella
Not because they are poor. Because the district is inland, because it has never been fashionable, and because the apartment schemes here were built as ordinary housing for people who live on this coast rather than as holiday products. The result is a flat with a golf course outside it and a shop around the corner, at a figure per square metre the beach districts cannot approach.
And why the houses are not
The villas here cost substantially more per square metre than the flats do — the gap between the two is wider in this district than in almost any other. The detached houses sit on the established streets with the best frontage and the mature gardens, and they are priced accordingly. Two homes in the same postcode and the same walk sit at very different rates per metre.
What that means for a buyer
That the name on the gate tells you nothing about what you will pay. In Guadalmina you buy a type of home and a position rather than an address, and a buyer willing to take a flat instead of a villa gets into the same district, the same golf and the same school catchment for a fraction of the money. That is an unusually clean choice and it is the practical value of this page.
The two halves of Guadalmina
Alta and Baja
The name covers both sides of the coast road. South of it, Guadalmina Baja is a villa district of very large plots running down toward the beach, and its houses carry one of the highest figures per square metre in the municipality. North of it, this district is a genuine mixture of flats, houses, townhouses and the occasional plot.
Why the headline comparison misleads
Because the two halves are not two levels of the same address — they are two different mixtures of property. Baja is almost all villas on land that could not be assembled again; Alta is mostly ordinary housing. Comparing their average prices tells you about the mix rather than about the quality of either, and a buyer who concludes that Alta is simply the cheap version has misread the figures.
What is actually different on the ground
The road, the walk to the beach, and the size of the plots. From Baja the sand is a walk; from here it is a drive or a crossing on foot. In exchange this side has the shops, the schools and the commercial centre within reach, and streets where people live all year rather than six weeks of it.
What the property for sale in Guadalmina Alta consists of
An even split, which is rare
Flats and houses stand here in roughly equal number, with a few plots among them. Most districts on this coast are overwhelmingly one or the other, and this balance is what lets a buyer compare a middle floor, a townhouse and a detached villa in the same streets on one morning and decide on the kind of home rather than the location.
The houses
Detached villas lead, with townhouses and semi-detached pairs behind them, on established streets with mature gardens and in most cases a private pool. The plots are solid rather than enormous — this is the practical end of Guadalmina, not the trophy end — and a good number of them look onto the course. The houses of this district have a page of their own at houses in Guadalmina Alta, and the wider lists are houses, detached villas and townhouses.
The flats
Middle floors in the main, with ground floors, a top floor and a couple of duplexes under the roof. They sit in gated schemes with communal pools, gardens and parking, and they are where the district's reputation for value comes from. They are listed on their own at apartments in Guadalmina Alta; coast-wide, see apartments and middle floor apartments.
The renovation supply
A handful of the properties here are openly described as needing renovation or restoration, which is worth knowing because it almost never appears in the fashionable districts. For a buyer willing to take on work, this is the cheapest route into a frontline-golf position in Marbella — and it is a project with a licence, a builder and a timetable rather than a bargain.
Golf, which is more than half the page
What frontline golf actually means
That the plot adjoins the course with nothing between — no road, no row of houses, no fence belonging to somebody else. It is the attribute that cannot be created, because the fairways were laid out once and the parcels beside them sold once. More than half of this district has it, and that concentration is the real explanation for why the houses here cost what they do.
A course on the plain rather than in the hills
Guadalmina's golf belongs to the first generation on this coast and was set out across the flat ground either side of the river, not carved into a slope the way the later clubs behind Marbella were. Flat fairways put the greens level with the gardens beside them, which is why a terrace here looks along the grass rather than down over it, and why the course reaches almost as far as the shore.
Pines and cork oaks between the houses
The planting went in with the course and has had sixty years to grow, so the district is wooded in a way that a newer golf urbanisation cannot imitate: umbrella pines over the fairways, cork oak on the rising ground behind, and hedges tall enough to close a garden off completely. Mature trees are half of what the frontage is worth here, and the position on which hole a house sits decides how much of that shade it gets.
And whether you get to play on it
A frontline position is not a membership. Living beside a course buys the view, the quiet and the green belt; playing on it is a separate arrangement with its own cost, and at the older clubs on this coast a waiting list as well. The two have never come together here, and nobody who lives in the district expects them to. The coast-wide list is golf property, and the municipal one golf property in Marbella.
Where the property for sale in Guadalmina Alta stands, and what is beside it
Streets that were drawn around the holes
The parcels were set out in the gaps left by the fairways, so the layout is a run of short cul-de-sacs rather than a grid, each of them ending at a boundary wall with grass behind it. Nothing here was built tall: three or four storeys is the ceiling, with long rows of low blocks and planting left standing between them, and that density is the reason a flat here feels like a house with neighbours.
The commercial centre at the middle of it
A working parade sits inside the district rather than at its edge: a supermarket, chemists, hairdressers, a bank, workshops, builders' merchants and a run of ordinary restaurants. Shops inside the district are why these streets are lived in through January, and the mix of trade and housing is unusual on this coast, where most urbanisations have nothing commercial inside the gate at all.
The crossing to the beach
The sand is not far in metres and is a different matter on foot, because the dual carriageway runs between this district and its own shore. There are underpasses and a bridge rather than a level crossing, so the walk down is twelve or fifteen minutes with a diversion in the middle of it, and most households here drive to the beach and walk to the shops.
What the buildings are, by decade
The oldest villas date from the sixties and seventies, when the course and the first houses around it went up together; the apartment schemes mostly followed in the eighties and nineties as housing for people working on this coast; the townhouse rows came later, and a scattering of rebuilt villas belongs to the last cycle. Four building generations stand on the same streets here, and the price gap between them is largely a gap in age.
And the river behind the name
The Guadalmina comes down off the hills behind Benahavís and reaches the sea at the western edge of the district, which is where the name comes from and why the ground on both sides of the coast road is flat. Flat ground is the rarest thing in this part of Marbella, and it is why the gardens here are level, the plots usable to the boundary and the streets walkable from end to end.
Who buys property for sale in Guadalmina Alta
Buyers who have done the arithmetic
The clearest case. People who wanted San Pedro, Guadalmina or Nueva Andalucía, found the figures impossible, and worked out that a flat on this side of the road puts them in the same place for the price of a studio on the other. A flat on this side of the road reaches the same golf, shops and schools as a villa on the other.
Families who need the everyday things
Schools, shops, a health centre and San Pedro's high street are all within a few minutes, and most of the listings record being close to both shops and schools. The streets are lived in all year, which is why the commercial centre works in January.
And people who want a project
This is one of the few districts in Marbella where a house needing work comes up with any regularity in a position worth having. For a buyer with the appetite and the patience, the combination of a renovation price and a golf frontage does not exist elsewhere in the municipality.
The district through the year, and letting in it
A golf district has the opposite calendar to a beach one
The course is busiest in the months either side of winter, when the beach districts west of here are quiet, and slowest in the heat of August, when they are full. Autumn and spring are the busy half of the year in this district, which is why the shops in the commercial centre keep normal hours in November and why the streets never fully empty.
Letting
The golf carries the autumn and the spring, which is the half of the year that beach rentals lose, and a villa with a private pool takes the summer. Where a longer let suits better — and in a district with this many year-round residents it often does — our rental service will price both and quote net of management.
Resale
The frontline-golf plots are finite and the apartment figure is among the lowest in the municipality, which is a combination that leaves room in both directions. The frontage and the aspect outlast the finish: the next buyer will be looking at the same fairway from the same terrace, and a kitchen is replaceable.
Property for sale in Guadalmina Alta — where to go next
Across the road and along it: Guadalmina Baja on the seaward side, San Pedro de Alcántara immediately east, Nueva Andalucía and Puerto Banús beyond it, and La Quinta on the slope above. Everything the municipality holds is on Marbella.
The course-side stock here, which is most of the district, has a page of its own at the course-side homes of this district. By type: apartments for the cheapest metre in Marbella, detached villas and townhouses for the houses, residential plots if you intend to build, and golf property for the position that defines the district. Beachfront is the other end of the same coast, and anything still under construction is on new developments. Because the renovation opportunities here go quickly and quietly, the property alarm is how to hear about them.
Questions about property in Guadalmina Alta
Why is property for sale in Guadalmina Alta so much cheaper than in Guadalmina Baja?
Mostly because the two halves hold different mixtures of property, not because a house is worth less here. Baja is almost entirely villas on large plots; Alta has villas, apartments, townhouses and semi-detached houses side by side, and the cheaper types pull the district median down. Detached villas cost practically the same per square metre on both sides of the road. The comparison is on the Guadalmina Baja page as well, with the same figures.
What kind of property for sale in Guadalmina Alta is there?
A genuine mix in roughly equal parts: detached villas on established streets, apartments in gated schemes, townhouses and semi-detached houses between them, and a few plots. That spread is the point: property for sale in Guadalmina Alta lets you into the same postcode for a fraction of the money, simply by choosing a different type of home. Every property for sale in Guadalmina Alta we hold is in the list above; by type across the municipality see apartments in Marbella and houses and villas.
Why are the apartments the cheapest in Marbella here?
Because this is the inland side of the coast road, in a municipality where nearly everyone is paying for the seaward side. Nothing about the buildings explains the figure: the golf course is two minutes away, the town centre five, Puerto Banús ten, and the motorway is a minute from most streets. If a Marbella address at a workable price is what you are after, property for sale in Guadalmina Alta is the most direct answer in the municipality.
Is it a good area for families?
It is one of the main reasons people buy here. The international schools around San Pedro and Guadalmina are minutes away, the streets are quiet, and the money saved against the coastal side buys a bedroom and a garden. The town with the shops and the health centre is San Pedro de Alcántara, five minutes away. The district is not uniformly quiet, though: a few roads carry traffic up to the motorway, while the cul-de-sacs that end at the golf boundary hear nothing but the course.
What is within walking distance of property for sale in Guadalmina Alta?
More than in most Marbella districts, with the sand as the one exception. From almost any street the commercial parade is a few minutes on foot — a supermarket, chemists, a bank, workshops, a hairdresser and a row of plain restaurants — and the golf clubhouse is not much further. Eastward the schools and the high street of the neighbouring town begin at the edge of the district, a walk from some streets and a short drive from the others. What no street here walks to comfortably is the beach, because the dual carriageway lies between the district and its own shore and the way across is an underpass rather than a crossing. So a household holding property for sale in Guadalmina Alta walks for the daily things and drives to the water, which is the exact reverse of the beachside addresses and a fair part of why the figures here read as they do. The seaward half of the same name is Guadalmina Baja.
