Property for sale in Costalita

33 properties for sale in Costalita · € 399,000 to € 3,500,000 · median € 5,320/m²

Costalita is the beachside strip on the coast side of the motorway between Benamara and the Casares boundary, and its apartments carry the highest figure per square metre of any district on the New Golden Mile — by a wide margin, and higher than anything in the municipality outside Estepona town itself. There are 33 properties for sale in Costalita at the moment, from € 399,000 to € 3,500,000, with the middle of the list at € 900,000, an average built area of 207 square metres and an average plot of 646 square metres.

The figure that defines the district

A price per square metre tells you what an address is worth in a way that asking prices never do. A district of large villas will always show high prices; a district where each metre is dear is one where people are paying for where the metre sits. Costalita is the second kind, and on this stretch of coast it is the clearest example there is.

Why the flats cost what they do

Because a good share of this district is as close to the water as Spanish planning law allows anything to be. Nearly half the properties on this page carry the front-line category, which is a higher proportion than any other district we list in the municipality. There is a fixed quantity of ground that offers a walk out of the gate and onto the sand, none of it is being made, and this strip holds an unusual amount of it.

The reversal nobody expects

Here is the part that surprises people who know this coast: in Costalita the apartments cost considerably more per square metre than the houses do. Everywhere else the opposite holds — a detached house is the dearer metre. The explanation is pure geography. The flats are the buildings on the front line; the houses sit behind them, further from the water, and the market prices the position rather than the roof.

What that means if you are choosing

That a house here is, in square-metre terms, the value buy of the district — more floor area, a private plot and a pool for a figure per metre closer to the municipal average. And that a front-line flat is the thing people are actually competing for. Decide which of the two you want before you start, because the page reads very differently depending on the answer.

What the property for sale in Costalita consists of

Flats first, and resale rather than new

Apartments are around two thirds of the page, houses most of the rest, and there is the occasional plot — which on a strip this finished is close to a collector's item. Not one property here is new build. That is worth stating because the district immediately east is the opposite: Benamara is almost entirely new construction. Two adjacent beachside strips, two completely different purchases. The flats here have a page of their own at apartments in Costalita, and the houses — cheaper per square metre than those flats, which is not what anybody expects on a beach strip — at houses in Costalita.

The buildings, and their period

Low-rise schemes with gardens, communal pools and parking, built largely in the nineteen-nineties and the decade after, when the front line was still being drawn. The floor plans from that period are generous by current standards and the terraces were designed to be sat on rather than photographed. Marble floors throughout are the signature of the era, and most of what we list is in excellent or good order rather than needing work.

The ground floors and the upper floors

Ground floors with private gardens and middle floors share the apartment stock almost equally, with a few top floors and penthouses above them. On a front-line scheme the ground floor is not the compromise it is inland: a garden gate opening toward the sea is the best version of a beachside flat there is. See ground floor apartments, middle floor apartments and penthouses.

The houses behind

Detached villas in the main, with townhouses and the occasional semi-detached pair, on real plots with their own pools. They are set back from the water and that is precisely why they are affordable in a district this expensive. The wider lists are houses and detached villas.

Where Costalita sits on the coast

Between two boundaries

The strip runs west from Benamara to where Estepona's territory ends, with the motorway above it and the sea below. Estepona old town is about ten minutes west and Puerto Banús a quarter of an hour east. It is a thin district with nothing passing through it, which is a large part of its appeal.

The golf above the road

Immediately inland the New Golden Mile's golf districts begin — Atalaya, El Paraíso and Cancelada — where the same money buys considerably more floor area and the beach becomes a drive. Anybody weighing a front-line flat should look at one of those on the same day. The trade is real and it is not obvious which way round it should go.

Westward, where the figures fall

Past the municipal boundary the coast continues through Punta Plata and Playa Bahía Dorada toward Casares Playa, and the price per metre drops the whole way. If the figure here is the obstacle rather than the position, that is the direction to drive. Every front-line listing we hold between Marbella and the Gibraltar border sits on one page at beachfront property, which is the fastest way to see what the same money does at either end of the coast.

Living on a thin strip

The motorway, and whether you will hear it

The A-7 runs along the back of this district, and how much of it reaches a given terrace depends on the buildings in between, the height of the floor and the direction the land tips. The front-line schemes hear almost nothing; a block set further back can hear a good deal, particularly upstairs where there is no mass between the terrace and the carriageway. The only reliable test is to stand there at the end of a weekday afternoon with the traffic at its heaviest, and a viewing arranged for a quiet Sunday morning tells you nothing at all.

Where the car goes, and whether you need it

Parking on these schemes ranges from an underground space that belongs to the property to a communal yard that fills up in August. Establish which you are buying and whether the space is a registered unit of its own, since on this coast a garage is sometimes sold separately from the flat. The bigger question is whether you need a second car at all: from most of this strip the beach is on foot, but the supermarket, the pharmacy and the school are not, and the nearest bus stop is on the far side of the coast road.

What the summer does to the district

A front-line strip is at its busiest exactly when you are most likely to be using it, and the schemes here fill with holiday tenants in July and August. For an owner letting the property that is the whole point; for one living in it, the questions are how many of the neighbours are permanent, how the community handles the turnover and whether the pool is a place to swim or a place to queue. Ask the administrator rather than the seller, and ask about January as well as August.

What to check before buying property for sale in Costalita

What first line actually means here

The category in the particulars means a scheme on the seaward side with the beach in front of it, not necessarily a building on the sand. Establish from the plan exactly what lies between the terrace and the water — a garden, a path, a public walkway, somebody else's block — and walk it. In a district where you are paying a premium specifically for that distance, it is the measurement that justifies the price.

What the sea does to the building

Salt air corrodes everything metal faster than it would a kilometre inland: railings, window frames, air conditioning units, pool plant, gate motors, lift gear. A well-run front-line community budgets for that and its quota shows it. Treat an unusually cheap quota on a sea-front scheme as a warning rather than a saving, and look at the railings on the oldest block in the urbanisation to see what a neglected decade looks like.

The accounts, and anything deferred

Ask what the quota is, what the reserve fund holds and what the last two general meetings decided, looking specifically for façades, roofs, pool refurbishment and lifts. In stock of this age the realistic risk is a postponed façade, and it arrives as a levy on whoever owns the flat when the vote finally passes rather than on whoever deferred it.

The garden, if it is on the ground floor

Establish whether it belongs to the property, is a right of exclusive use over communal land, or is simply a patch nobody has objected to. That distinction governs whether you may plant a tree, lay a terrace, fence it or put a gate in it — and on a front-line scheme, whether a gate toward the sea is permitted at all.

The register against the building

Ask for the licences and the energy certificate, then set the land registry description against what you walked through. Glazed terraces, enclosed porches and solariums with structures on them are common in schemes of this vintage, and anything undeclared is a cost and a delay rather than a bonus. Our office in Estepona will obtain the register entry, the statutes and the accounts before you travel.

Who buys property for sale in Costalita

Buyers for whom the walk is non-negotiable

The clearest case and most of the demand. People who have looked at flats with a strip of sea above a rooftop, priced the difference, and decided that walking out of the gate with a towel is what they are buying. This district does that as well as anywhere in Estepona.

Buyers who want space and have read the figures

The quieter case, and the better value. A house set back from the front line here puts you in the same district, the same beaches and the same schemes' catchment at a figure per metre closer to the municipal average. It is the purchase that rewards somebody who looked past the headline.

And who should look above the road

Anybody whose requirement is floor area, a large garden or a golf course on the doorstep. Those things exist a few hundred metres inland for noticeably less money, and no front-line position compensates for a flat that is too small for the family using it.

Owning and letting on the front line

What it costs to hold

Estepona council tax rather than Marbella's, insurance, utilities and the community quota — and on a front-line scheme that quota is the figure to interrogate, because it carries the maintenance the sea imposes. On a flat with no private pool and communal gardens there is nothing else to pay, which makes this a light district to keep for an absent owner.

Letting, which is the strongest case on this coast

A walk to the sand fills July and August at the top of the market with no effort at all, and a front-line terrace is the single most effective photograph in a holiday listing. A tourist licence is required and not every community permits short stays, so settle both in writing before a rental figure shapes your offer. Our rental service handles the licence, the calendar and the quarterly returns and quotes net of management.

Resale

The strip is finished, bounded by a motorway and the sea, and the quantity of front-line property in it will never increase. That is as durable a resale argument as this coast offers. The practical corollary: buy the position and the aspect rather than the kitchen, because the next buyer will be paying for exactly what you paid for, and a kitchen is replaceable.

Property for sale in Costalita — where to go next

Along the shore: Benamara east, where almost everything is new build, then Costa Natura, Punta Plata and Playa Bahía Dorada west, with Casares Playa beyond the boundary at a fraction of the figure.

The front-line stock of this strip has a page of its own at beachfront property in Costalita. Above the road, for more space at less per metre: Atalaya, El Paraíso, Cancelada and Bel Air. By type across the whole coast: apartments, houses, beachfront and golf property, with new developments for anything still being built. Because resales on this strip are few and the good ones go to buyers who were already watching, the property alarm is the right way to follow it.

Questions about property in Costalita

Why is property for sale in Costalita the dearest per square metre in Estepona?

Because of what is in front of it. Costalita lies on the coast side of the A-7 and a good part of it is as close to the water as Spanish planning law allows, so property for sale in Costalita is priced for the walk to the beach rather than for the building. The figure applies to apartments specifically: the houses here sit below the municipal average, which is the reverse of the golf districts east of here. Compare both against apartments in Estepona and houses and villas as a whole.

What kind of property for sale in Costalita is on the market?

Apartments first, in low-rise schemes with gardens, pools and direct or near-direct beach access; then a minority of villas and townhouses behind them; and very occasionally a plot, which on this strip is close to a collector's item. Most of the buildings date from the 1990s and 2000s, with floor plans that are generous by today's standards and terraces designed to be lived on. Every property for sale in Costalita we hold is in the list above, and front-line stock along the whole coast is collected under beachfront property.

Can I walk to the beach from every property here?

No, and this is the question that decides the price of property for sale in Costalita. Some schemes open straight onto the promenade; others sit behind the first row and require crossing the coast road, which is a different proposition entirely. Walk the route from the specific property before you take it for granted — in both directions and with shopping in your hands. That one difference holds its value on resale better than any kitchen, and it is worth more than any number of square metres inside. The same question decides prices in Benamara next door.

What does it cost to run a flat on the front line?

More than inland, and for a reason: salt air eats façades, railings and pool machinery, and communal gardens on the sand need constant water. In a scheme of this age the large items — roof, façade, pool plant — arrive as special levies rather than out of the monthly fee, so ask for the quota, the reserve fund and the minutes of the last two general meetings before you commit. A building that has just finished its façade is worth more than one that is about to start. Our agents on the ground will read the accounts with you.

Does property for sale in Costalita work as a letting investment?

A genuine beachside address fills a summer at rates the inland districts cannot reach, and that is the strongest financial argument for buying here. Against it: the season is shorter than the golf season up the hill, and your competition is every other flat on the same strip. A tourist licence is required, and some communities restrict short letting outright in their statutes, so read them before you build the income into your arithmetic. We handle the letting side as well, which is covered under rental services.

How to read the tables

Both compare the districts of Estepona with one another, Costalita among them — apartments first, houses below. They cover all apartments and all houses in each district rather than one type each, because a split by district and type together would leave most rows too thin to publish. Use them for the address premium, then the filters at the top of this page for the property itself.
