64 properties for sale in Cancelada · € 190,000 to € 3,900,000 · median € 4,866/m²
Cancelada is a village on the New Golden Mile, in the eastern half of Estepona between the coast road and the slopes behind it, with a square, a church, a school and a street market of its own. There are 64 properties for sale in Cancelada at the moment, from € 190,000 to € 3,900,000, with the middle of the list at € 570,000, an average built area of 184 square metres, an average plot of 3,593 square metres and a median of € 4,866 per square metre.
A village, which on this stretch of coast is almost unheard of
Everything else along the New Golden Mile was drawn around a golf course or a beach club. This was a village before any of that arrived, and it still behaves like one: daily life happens inside it rather than inside a car. That single difference is the whole argument for buying here, and it is the reason the figures above sit below the golf districts on either side.
How you can tell from the listings alone
Look at what is on this page and the village gives itself away. Terraced houses are the second largest group. A handful of properties are openly described as needing renovation or restoration. There is a farmhouse on acreage, there are parcels of building land, and a few listings sit in what the feed calls a commercial area. An urbanisation never produces a list like that. A place where people have lived and worked for generations does.
What property for sale in Cancelada actually spans
From a one-bedroom flat to an eight-bedroom house, with apartments and houses in close to equal number and a thin supply of land behind them. Most of it is resale rather than new build, which here means stock of genuinely different ages standing on the same streets — schemes from the nineteen-eighties beside buildings finished in the last few years. The flats, which are the larger half of that, have a page of their own at apartments in Cancelada.
Why the plot figure above is misleading
Because one of the listings is a country holding measured in hectares, and it drags the average plot to a number that no garden in the village comes close to. Read that figure as a sign that something unusual is on the page rather than as a description of what you would be buying, then go and find out which listing it is. The ordinary walled plot here is a small fraction of it.
What there is to walk to
This is the part that cannot be built by a developer, and it is why the district keeps its value through cycles that treat the resort addresses less kindly. A village that worked before the tourists came still works after they leave in October.
The square and the everyday things
A plaza, a church, bakeries, bars where the menu is in Spanish first, a chemist, a primary school and a street market on its fixed day. Over half the properties on this page record being close to shops and close to half record being close to schools, which on this stretch of the coast is far less common than it ought to be. A household here can do most of a week on foot.
The market day, and the week around it
A street market on a fixed day changes a village in a way that is hard to convey to somebody who has only seen the place on a Tuesday. The streets around the square fill, parking disappears for a morning, and the produce is better and cheaper than anything on the coast road. If you are viewing here, find out which day it is and come on that day: you will see the village at its busiest and you will learn, in one visit, whether the noise and the parking suit you or not.
The beach, and the road in between
The sand is about a kilometre and a half away: a walk if you want it to be, a two-minute drive if you do not. The honest qualification is the motorway, which runs between the village and the sea and is audible on some streets and inaudible on others. That is checkable in an afternoon and it is the single most common reason a buyer who liked the particulars does not like the viewing.
The golf, which is close but not the point
Half the properties here record being close to a course, and the clubs of the New Golden Mile are a few minutes in either direction — but nothing on this page fronts a fairway, and that is exactly why the figures are what they are. You get the same golf, the same beaches and the same schools as the districts east of here without paying the premium that a green outside the window carries. See golf property.
And the transport
A good share of the listings record being near public transport, which is the kind of thing that sounds trivial until a teenager needs to get home or a car goes in for a service. The coast road buses stop in the village rather than at a slip road, and Estepona town is a few minutes west.
What the property for sale in Cancelada consists of
The flats
Middle floors lead, with ground floors behind them and penthouses and a duplex above, in small schemes around and behind the village rather than in large gated estates. They are where the entry prices on this page sit, and they are the reason a buyer can be on the New Golden Mile for what a studio costs five minutes east. See apartments and middle floor apartments.
The houses
Terraced houses first, then detached villas on the slopes above, with semi-detached pairs between them. The terraced rows are the most practical family purchase in the district — a house with a garden at something much closer to an apartment price — and in a village they sit on streets rather than inside a compound. The houses of this village have a list of their own at houses in Cancelada, and the wider segments are townhouses, detached villas and semi-detached houses.
The land, and the farmhouse
A few serviced parcels and a piece of open ground, which exist here because the village still has gaps in it, plus a cortijo on acreage that belongs to an older Andalusia than the one the coast road built. Both are rare on this strip and both go quickly. See residential plots and fincas.
The renovation supply
A small number of properties here need the work doing, which almost never appears in the fashionable districts and is worth knowing about. For a buyer with the appetite, a village house to put right is a project with a licence, a builder and a timetable rather than a bargain — but it is also the only route into this kind of street at this kind of figure.
What to check before buying property for sale in Cancelada
The age of the building, because the range is forty years
Village stock spans four decades here, and a scheme from the nineteen-eighties carries different bills from one finished last year. Ask for the community accounts and the minutes of the last two general meetings, and read them for façades, roofs, lifts and pool refurbishment. In older stock a levy is not a risk but a schedule, and the minutes are where it is written down.
Exactly where the property sits relative to the motorway
Find the building on a map, count what stands between it and the carriageway, and then go and listen from the terrace with the doors open — at the time of day you would actually be there. Sound carries differently up a slope than across flat ground, and no description will settle this for you.
The installations, not the kitchen
In a house of this period the expensive items are the roof, the rising mains, the electrical board, the drainage and the pool plant, and none of them is what an agent shows first. Money spent on cupboards while the pipework stays as it was buys a better photograph and nothing else. Get a survey and the invoices.
On a plot, what the file permits
More building land comes up here than almost anywhere on this strip, and what you may put on it is set by the plot ratio and the zoning in the municipal plan. Both belong in the hands of a lawyer before an offer, because a parcel with a view is worth very little if the file allows a single storey. Expect a build measured in years rather than months.
The register against what is standing
Read the land registry description against the property in front of you. In a village extended over decades, added rooms, enclosed porches, converted outbuildings and pools built later are all ordinary, and anything that never reached the register must be legalised before a sale completes cleanly. Our agents will have the register entry, the parameters and the accounts before you travel.
Who buys property for sale in Cancelada
People who want neighbours rather than a gate
The clearest case. Somebody who has stayed in a gated urbanisation, noticed that they met nobody, and decided that the next place would have a square at the end of the street. That buyer is not comparing this village with a golf scheme; they are comparing it with living in a Spanish town and choosing the one with the beach a walk away.
Families who need the week to work
A school, a chemist, a bakery and a bus, plus a house with a garden at a figure the golf districts cannot match. The streets are lived in through the winter, which is why the bars are open in January and why the market still happens when there is nobody on the beach.
Buyers who want to build on the New Golden Mile
A genuinely scarce opportunity. The districts east of here were bought out decades ago; this village was not, and the gaps are what reach the market. For that plan, this page and Selwo on the hillside west are where the search actually begins.
And who should look either side
Anybody who wants a fairway at the end of the garden, a concierge or the sand at the gate. Eastward, Atalaya and El Paraíso are the golf addresses and carry the premium to prove it; on the shore itself, Costalita and Benamara, or the coast-wide beachfront list.
Owning and letting in the village
What it costs to hold
Estepona council tax, which on a comparable property is meaningfully below what Marbella charges, plus insurance, utilities and a community quota that in a small village scheme is usually modest because there is less to maintain. On a house with its own pool and garden, add the pool service and the gardener; on a terraced house, often neither.
Letting
Steadier than the beach strip and less spectacular. The summer works on the strength of the sand a kilometre away, the golf carries part of the spring and autumn, and the village supports a genuine market for longer lets through the winter because people actually live here. A tourist licence is required for short stays and a community may restrict them, so settle both first. Our rental service will price the short and the long version and quote after management.
Resale
A village is a more durable asset than a scheme. What holds value here is the walk — to the square, to the school, to the market — and none of those is going to move. Buy the position on the street and the distance from the motorway, and let whoever comes next choose the bathroom tiles.
Property for sale in Cancelada — where to go next
Eastward along the New Golden Mile: Bel Air, then Atalaya and El Paraíso in the golf country above, with Benamara and Costalita on the shore below. Westward toward the town and beyond it: Las Mesas, Selwo and Estepona Golf.
By type across the coast: apartments, houses, townhouses and residential plots, with golf property and beachfront for the two positions this village is priced against. Everything still under construction between Marbella and Gibraltar is on new developments. Because village houses here come up a few times a year and sell quietly, the property alarm is the only reliable way to hear about one.
Questions about property in Cancelada
What kind of property for sale in Cancelada is there?
A real mix, which is unusual on this coast: apartments in small schemes around the village, townhouses and semi-detached houses on the streets behind it, detached villas on the slopes above, and — rarer than almost anywhere else on the New Golden Mile — a handful of plots. The village was never planned as a resort, so the stock grew in layers over forty years instead of arriving as one development, and the range of ages and prices is correspondingly wide. Every property for sale in Cancelada we hold is in the list above; the same types across the municipality are under apartments in Estepona, houses and villas and plots.
What is Cancelada actually like to live in?
It is a working Spanish village rather than an urbanisation, and that is the whole argument for buying here. There is a square, a church, a school, bakeries, bars where the menu is in Spanish first, and a street market on its fixed day. Daily life happens inside the village instead of inside a car, which on this stretch of coast is rare: the districts either side were drawn around golf courses rather than around a square. The beach is about a kilometre and a half away — a walk if you want it to be, a two-minute drive if you do not; living on the sand itself is a different market, collected under beachfront property.
Is property for sale in Cancelada cheaper than in the golf districts next door?
As a rule yes: property for sale in Cancelada is priced as a village, not as a fairway. It sits between Atalaya and El Paraíso to the east, both of which carry a clear golf premium on the house side, and the slope districts to the west. From here you are a few minutes from the same courses, the same beaches and the same schools. The figures on this page are counted from our own listings every morning, so you can measure the distance between the addresses yourself rather than taking our word for it.
Can I buy a plot and build in Cancelada?
More easily than almost anywhere else on this strip, because the village still has gaps in it. What you may build is set by the plot ratio and the zoning in the municipal plan, and both belong in the hands of a lawyer before you make an offer — a plot with a view is worth nothing if the file allows one storey. Expect a build period measured in years rather than months and a licence process that rewards patience. What is currently on the market is on our residential plots page.
What should I check before buying property for sale in Cancelada?
Three things. The age of the building, because the village stock spans forty years and a scheme from the 1980s carries different bills from one finished last year — ask for the community accounts and the minutes of the last two general meetings. The exact position relative to the A-7, which runs between the village and the sea and is audible on some streets and inaudible on others. And the walks you actually intend to make: to the square, to the school, to the beach. Do each of them once before you decide, because in a village those distances are the product. If nothing fits today, our property alarm watches for the next property for sale in Cancelada that does.
