There are 25 apartments for sale in Cabopino on our books, from € 449,000 to € 2,000,000, with the middle of the list at € 850,000, an average interior of 152 square metres, an average terrace of 52 square metres and a median of € 5,073 per square metre. Three figures here do not occur together anywhere else we cover: four fifths of the district is close to the sea, three fifths close to a working harbour and three quarters close to golf.
On a coast where districts are usually good at one of those things, this one is beside all three, and a third of the list sits directly on the golf course as well. The combination is the reason the district exists and the reason it is not cheap.
Geography did most of the work here, and it did it in an unusually small space.
A marina where the coast turns
Cabopino is built around a small harbour at a low headland, the only marina between Marbella and Fuengirola, and it is a working one rather than a showpiece: fishing boats, a chandlery, a handful of restaurants on the quay and a few hundred berths. A harbour gives a residential district a centre that is not a car park, and on this stretch of coast there is no second one to compare it with.
Protected dunes on one side
East of the harbour the Artola dunes run for a couple of kilometres behind the beach, a protected natural monument with pines growing out of the sand. Protected ground is the one neighbour that cannot be replaced by a building site, and it is why a good number of these flats record a forest setting as well as a coastal one.
And a golf course immediately behind
Inland of the coast road the land rises straight into a course, and a third of the district sits on its boundary, which is as close as housing and golf come anywhere on this coast. Where most golf districts are a drive from the sea and most coastal districts a drive from the golf, here the two touch. Everything on the coast with a fairway at the boundary is gathered on golf property.
The apartments for sale in Cabopino start higher than anywhere nearby
Nothing here begins where the flats a few minutes west begin, and that floor is the clearest fact about the district.
There is no cheap end here
No studios, no one-bedroom flats, nothing at the bottom of the market at all. The modest interiors here would be mid-sized flats elsewhere, and three bedrooms is the commonest configuration by a wide margin. A small district with three assets never grows a budget segment, because nothing ever forced it to.
Why the floor is set where it is
Scarcity. The buildable land between the dunes, the harbour and the course is a strip a few hundred metres wide, it was built out long ago, and nothing can be added to it. A market with fixed supply and three reasons to want it does not have a bargain basement.
What that means if you are comparing
That the useful comparison is not with the cheaper districts but with what the same money buys elsewhere. A few minutes west the same figure buys a larger home without the harbour and without the fairway, and the pages to read beside this one are apartments in Elviria and Las Chapas. Which of those is worth more to you is the actual question.
Four in ten of the apartments for sale in Cabopino look at the golf course
Not merely close to it — looking at it. Golf views are the rule here rather than the exception, and it is worth explaining why it happens in this district and almost nowhere else.
The course is above the flats, not beside them
Where a golf district is flat, the course reads as trees from a terrace and disappears. Here the land tilts, the fairways sit on the slope above the buildings, and from the terrace you are looking up at open green rather than across at planting. A course on rising ground is the only arrangement that gives a flat a real golf outlook.
What a frontline position is and what comes with it
A terrace whose edge is the course itself, a premium over an identical flat one row back, and a quiet that a street cannot give. Against the fairway premium stand stray balls and irrigation before dawn. The course is a single eighteen-hole layout on the rising ground inland of the coast road, and the land it occupies is the last open ground between the district and the motorway above it.
And why sea views and golf views are both common here
Because the strip is narrow enough that a building can have the course behind it and the water in front. Two thirds of this page records a sea view as well. In most districts a terrace faces green or blue, and here it can face both.
Almost half of the apartments for sale in Cabopino are on the ground floor
Garden level is the commonest kind of home here, which is unusual, and in this district a ground-floor flat can outprice a penthouse.
Why the ground floor leads
The schemes here are low and stepped down the slope, so a large share of the homes are at the bottom of a building and the bottom of one terrace of buildings stands above the roofs of the next. Garden level on a slope is not the dark compromise it is in a tall block; it is the home with the outdoor space and frequently the better view.
What the top of this market looks like
A three-bedroom ground-floor home whose terrace is almost as large as its interior, with its own patch of land. In a district where people are outside for most of the year, that is worth more than height, and the market has priced it accordingly. All the garden-level stock on this coast is on ground floor apartments.
Why the rate per square metre is useless on this page
Because the terraces and gardens are so large and so unevenly distributed. A rate counts interior area and nothing else, which punishes exactly the flats that have most to offer outside. Here the outdoor space is part of the home rather than an extra, and the schemes were drawn on that assumption — solariums on the upper floors, deep shaded porches at garden level, and shared planting where another district would have a private lawn.
What else is behind the apartments for sale in Cabopino
Three characteristics of the stock that matter in practice.
Nearly everything is gated
All but a couple of these flats sit in a gated scheme with a communal pool and a shared garden, and a quarter belong to a community with an indoor pool. An indoor pool in a coastal scheme means owners who are here in winter, because nobody heats water for a building that stands empty from October. In a district of this size that share marks out the schemes built for the whole year from the ones built for August.
Almost all of it is resale
Only a couple of properties on this page are new building, and the reason is simply that there is nowhere left to put one. A buyer who needs a new flat will not find a choice of them in this district; everything being built on the coast is at new developments. What existing stock offers instead is grown planting and a view you can stand in.
And three fifths of it is marketed as luxury
A higher proportion than any district in this batch, and it is a label rather than a measurement — but it reflects something real about where this market sits. The top rates in Cabopino stand among the highest in east Marbella, and the best homes here compete with the whole coast rather than with the district next door.
What the apartments for sale in Cabopino are like through the year
A district with a harbour behaves differently from one without, and the difference is most obvious in the months when the coast empties.
A marina gives the place a winter
Boats need looking after in January as much as in July, so the quay has people on it all year: a chandlery, a yard, a couple of restaurants that stay open because the berth holders are still there. A winter trade keeps a coastal district from closing its shutters in October, and that is a small thing until you have spent a February somewhere that does.
The beach is the broadest in the municipality
Because the dunes stopped anything being built behind it, the sand here is wider and emptier than anywhere else in Marbella, and it stays walkable in August when the strips further west are full. A beach with protected ground behind it keeps the view in both directions, which on this coast is close to unheard of.
And the golf fills the shoulder seasons
Spring and autumn belong to the course, which is when the shoulder-season visitors arrive and when the long-stay letting market is busiest. Between a harbour in winter, a course in spring and a beach in summer there is no dead month here, and that is worth more to a flat than any fitting inside it.
How the apartments for sale in Cabopino fit into east Marbella
This is the far eastern edge of the Marbella municipality, and what is around it is a short drive in each direction.
West along the shelf
Immediately west is Artola, a thin list in the same pines behind the dunes, and beyond it the wide shelf of Elviria. The shelf to the west is larger, flatter and cheaper by the metre, and it has no harbour; the houses on it are at houses in Elviria.
East over the boundary
Past the dunes the coast becomes Mijas and then Fuengirola, a different market with a different price level and a far denser built form. The municipal boundary here is a line in value as well as in administration, which is part of why this district prices as the last of Marbella rather than the first of anywhere else.
And the beach itself
The sand here is the broadest and least built-up stretch in the municipality, precisely because the dunes prevented development behind it. The coast-wide front line, where the beach really is at the door, is beachfront in Marbella, and the whole of this district with every property type together is property for sale in Cabopino.
How the apartments for sale in Cabopino were built, and when
The buildings are as particular as the position. They were drawn within a few years of one another, to one brief, on ground that gave the architects very little room.
Low blocks stepped down a slope
Nothing here rises far. The schemes are two and three storeys, laid out in rows that drop with the ground towards the coast road, each row standing a little above the roofs of the row in front. Stepping the blocks down the slope gave almost every flat something to look at, and that is why the outlook is spread through the district rather than reserved for the top floor.
Room plans from the villa era, not the tower era
Rooms are separate rather than open, kitchens sit behind a door, hallways are generous and the bathrooms are modest by current taste. That is the signature of the period in which this corner of the municipality was laid out. The walls are where the original plan put them, and moving one is a project — which is why a refurbished flat here reads quite differently from a new one.
Communal planting doing the work of a private garden
Because the parcels are shallow, the greenery lies between the blocks rather than behind each home: lawn, pines, bougainvillea and a pool, maintained by the community and old enough to throw shade. The owner gets the garden without the hose. A grown communal garden is the one thing a new scheme cannot supply, and on this strip there is no land left for a new scheme in any case.
And where the apartments for sale in Cabopino lead next
Closed on three sides, this strip produces a short list that moves slowly, so our property alarm writes on the morning a match appears. The eastern end of Marbella is ground our agents in Estepona work week by week. Letting is handled at rental services, the district as a whole sits at property for sale in Cabopino, and the municipal flat list is apartments in Marbella.
Questions about apartments for sale in Cabopino
What makes the apartments for sale in Cabopino different from the rest of east Marbella?
Three things in one small space. Four fifths of the apartments for sale in Cabopino are close to the sea, three fifths close to a working harbour — the only marina between Marbella and Fuengirola — and three quarters close to golf, with a third of the district sitting directly on the course. No other district we cover is beside all three. Add the protected Artola dunes to the east, which cannot be built on and are therefore the most reliable neighbour a coastal flat can have. The whole district is property for sale in Cabopino.
Why do the apartments for sale in Cabopino start so much higher than nearby districts?
Because supply is fixed and demand has three reasons. The buildable land between the dunes, the harbour and the golf course is a strip a few hundred metres wide, it was built out long ago, and nothing can be added. The result is no cheap end at all — no studios, no one-bedroom flats, and three bedrooms as the commonest configuration. The entry price here is close to twice that of the apartment markets a few minutes west, such as apartments in Elviria, and the honest comparison is what the same money buys there.
Can you really see the golf course from the apartments for sale in Cabopino?
From four in ten of the apartments for sale in Cabopino, a share no other district on this coast comes close to — and the reason is the slope. Where a golf district is flat the course reads as trees from a terrace and vanishes; here the fairways sit above the buildings, so you look up at open green. Two thirds of the page also records a sea view, because the strip is narrow enough for a building to have the course behind it and the water in front. See golf property.
Is the ground floor a compromise here?
The opposite. Garden level is the largest single group among the apartments for sale in Cabopino, and the dearest home on the entire page is a ground-floor flat with a terrace almost as large as its interior. The schemes are low and stepped down the slope, so the bottom of one terrace of buildings stands above the roofs of the next — a garden-level home here has the outdoor space and frequently the better view. It also means the rate per square metre is unusually unreliable, since it ignores terraces entirely. See ground floor apartments.
Is any of it new building?
Barely — only a couple of properties on this page, and that is the absence of land rather than a lack of appetite. What the resale stock gives instead is grown planting between the blocks and a view you can stand in. The schemes are two and three storeys stepped down the slope towards the coast road, each row a little above the roofs of the one in front, which is why the outlook here is spread through the district rather than reserved for the top floor. Room plans come from the villa era rather than the tower era: separate rooms, kitchens behind a door, generous hallways, bathrooms modest by current taste. Nearly everything stands in a gated scheme with a communal pool, and a quarter of the list belongs to a community with an indoor pool — a sign of owners who are present in winter, because nobody heats water for a building that empties in October. New schemes elsewhere on the coast are on new developments.
