What property for sale in Cabopino costs in November 2026

Counted from our own listings every morning. Apartments in Cabopino run at a median of 4,944 € per square metre across 23 comparable listings, houses at 4,823 € across 15. Marbella as a whole sits at 5,911 € and 5,255 €.

Below the municipal figures, and that is the proposition

This is the far end of the municipality, twenty minutes from the town, and the price reflects the distance rather than the quality of what is built here. In exchange you get a marina, a golf course and a protected dune within walking distance of each other.

How to read the tables

They compare the districts of Marbella with one another, Cabopino among them — apartments first, houses below. They cover all apartments and all houses in each district rather than one type each, because a split by district and type together would leave most rows too thin to publish. Use them for the address premium, then the filters at the top of this page for the property itself.

Three things in one place

Cabopino sits at the eastern edge of Marbella, where the municipality runs out towards Mijas, and it is the only address on this coast that puts a working marina, a golf course and a protected dune field within walking distance of each other. Our list runs to 42 properties for sale in Cabopino today, asking anywhere between € 449,000 and € 4,800,000, with € 850,000 at the midpoint, a typical building of 209 square metres and a rate of € 4,944 the square metre — below the municipal figure, because this is the far end of Marbella.

Most districts on this coast offer one reason to be there. Cabopino offers three that do not usually occur together, and all three are usable on the same day without moving a car. That is the proposition, and everything on this page follows from it.

The marina

A small one — berths for pleasure boats rather than a superyacht quay — and that is exactly why it works as a place to live beside. It has restaurants and a handful of bars around the water, it stays open through the winter because residents use it, and it does not fill with coach parties. A few apartments sit directly above the berths, which is a separate and much smaller market from the rest of the district.

The golf

Eighteen holes immediately behind the district, running up from the coast road, with a clubhouse that functions as the local meeting place as much as the marina does. A good share of the properties on this page record a golf view, and the course is why this corner is busy in February as well as August.

The dunes, which are the part that cannot change

The sand field beside the beach is a declared natural monument. That is not a planning intention a future council could revisit; it is a legal designation, and the open ground between the houses and the sea here will stay open. On a coast where almost every view is a bet on what somebody else does with their land, this is one of the very few places where the answer is already settled. The residential side of the same dune field has its own page at Artola, and the two should be seen together.

Where the price comes from

Twenty minutes of discount

The figure per square metre here sits below the Marbella average, and the reason is distance from the old town rather than any shortfall in what you are buying. This is the far eastern end of the municipality: Marbella is a drive, Puerto Banús further, and the airport is closer from here than the town centre is. For anybody whose life does not revolve around the Golden Mile, that discount is free money.

What the discount does not cover

Almost everything on this page is resale, which means the buildings carry their age: render, roofs, pool plant and installations from the decades when the district was laid out. The saving against central Marbella is real, and so is the age of the stock — this is a district of finished streets and mature planting rather than of fresh concrete.

Where the top of the page comes from

The range here is wide, and the upper end is villas on large plots rather than anything beside the marina. A buyer reading the top figure and assuming it reflects the whole district has misread it: the middle of this market sits nearer a good apartment than a villa, and that middle is the honest description of what Cabopino is.

Daily life at the eastern edge

Marbella ends here, and Mijas begins on the far side

Cabopino is the last district of the municipality going east; beyond the next watercourse the ground belongs to Mijas and the urbanisations change their names and their council. The line is invisible on the ground, which is why two schemes a few hundred metres apart can answer to different town halls. The boundary explains why this district faces west for everything official and east for the airport, and why its residents use services in both directions without much thinking about it.

The airport is nearer than the town centre

One junction on the coast road serves the whole district, with the motorway crossing above it, which puts Málaga and Fuengirola within an easy drive and the terminal closer than Marbella's old town. The same junction is why some positions here carry traffic noise that a quiet Sunday morning does not reveal. Sound carries uphill from the road differently than it travels along it, so the streets on the slope and the streets on the flat are two different kinds of address.

Winter, and who is actually here

The marina restaurants and the clubhouse stay open through the cold months, which is the test of whether a coastal district has residents or only visitors. Cabopino passes it, though not every part of the district does: some schemes are largely holiday-let and empty from November, others are lived in all year. A district can be occupied in winter while a single building in it is not, and the two feel nothing alike in January.

Letting and the seasons at the eastern end

The marina and the course are private businesses, not public amenities

Neither belongs to the community you buy into. A berth is rented from the harbour, a round is paid for at the clubhouse or taken on a membership, and the quota of a scheme covers its own gardens and pool and nothing beyond its gate. Walking distance to a marina is not the same as access to it, and the two are worth separating before the district gets credit for either.

Letting

A strong summer market, because a boardwalk over a dune field and a harbour full of masts photograph better than most of what this coast offers, with a long shoulder season from the course behind. The calendar here has two tenants in it rather than one: a family on the sand in August, a fourball within five minutes of the first tee in March. The licence, the bookings and the quarterly filings are what our rental service carries.

What stays the same around this district

The three things that define Cabopino are all fixed in place: the dune field is a monument, the harbour is where the coast allowed one, and the course occupies the ground behind. Nothing around this district has anywhere left to grow into, which is unusual on a coast that has been rebuilding itself for seventy years, and it is why the walk from a gate to the water will be the same walk in twenty years.
