What property for sale in Las Chapas costs in November 2026

The figures for Las Chapas itself — how many properties, the range of asking prices, the median per square metre — are in the band under the heading of this page and in the price section below it. They are counted from every listing we hold here and refreshed with every feed run.

Why Las Chapas has no row of its own in the table

Because a district needs at least ten comparable listings before we publish a median for it, and this one does not reach that today. A figure built on a handful of properties would look precise and mean nothing. What the table shows instead is the districts either side of it.

How to use it

Read the rows for Los Monteros, Elviria and El Rosario: Las Chapas sits between them geographically, and in price it behaves accordingly. Use that span as the frame and the list above for what is actually on the market.

Asking prices, not achieved sale prices. Districts with fewer than ten comparable listings are left out — Las Chapas is one of them today. The figures are counted from our own listings and refreshed with every feed run.

A short list that does not average into anything

Las Chapas lies on the eastern side of Marbella, between Los Monteros and Elviria, running from a long sandy beach back into the pine woods that give the district its character. Today there are 12 properties for sale in Las Chapas, the lowest asking € 259,000 and the highest € 5,900,000, the midpoint € 1,800,000, the average building 369 square metres and the average parcel under it 17,171 — and that last figure needs explaining before anybody uses it.

This is a small district with a handful of listings at any one time, and they are not variations on a theme. They run from a one-bedroom flat to a country estate, and between those two ends sit villas, terraced houses, duplexes under the roof, a building parcel and a cortijo. An average taken across that spread describes a property that does not exist, which is worth saying plainly at the top of a page that opens with four averages.

Why the plot figure above is a warning rather than a feature

Because land and houses are counted together here, and a country holding measured in hectares sits in the same column as a walled garden. One rural parcel pulls an average plot further than ten gardens can, so the figure above is a sign that something unusual is in the mix rather than a description of a typical address. The ordinary walled plot in this district is a fraction of it.

What property for sale in Las Chapas really spans

Detached villas are the largest single group, with terraced houses and penthouse duplexes behind them and a small number of flats at the lower end. Nearly all of it is resale rather than new build, which means mature gardens, established streets and installations of their period. The distance from the least expensive listing to the dearest is wider here than the size of the district suggests.

A small market prices itself differently

In a district with hundreds of comparable homes an asking price sits inside a range that other sales have already tested. In one this size it is a single owner and a single agent forming a judgement, and the next comparable property may be two districts away. Thin markets drift further from the evidence than deep ones do, in both directions, which is why the neighbours either side are part of the picture here rather than an afterthought.

What the property for sale in Las Chapas consists of

The houses

Detached villas on real plots with private pools and gardens that have had decades to grow, plus the occasional terraced house, which is the most practical family purchase here — a house with a garden at something closer to an apartment price. Almost every house here faces south or within a point of it, which on this coast is the orientation people pay for. The coast-wide lists are houses, detached villas and townhouses.

The flats, and what sits above them

A small apartment stock, and the striking thing about it is how much of it is under the roof: duplexes and penthouses make up a large share of the flats here, a far higher proportion than an ordinary coastal scheme carries. In a district of low buildings among tall trees the sea appears from the top floor and nowhere else, and that is what the upper flats are really selling. See apartments and penthouses.

The land, and the country holding

A building parcel and a piece of open land, which in a district this established is unusual, and a cortijo on acreage that belongs to an older Andalusia than the one the coast road built. The rural listings are what distort every average here and the most interesting things on the page. See residential plots, land and fincas.

What the year is actually like here

Three things about living in this district show up in a calendar rather than on a floor plan, and none of them appears in a set of particulars. All three belong to the district rather than to any one property in it, which is why they are worth an afternoon of a first visit.

Summer on the coast road

For about six weeks of the year the carriageway through the district carries the whole eastern side of Marbella to the beach and back, and a journey that takes a quarter of an hour in May takes three times that in August. The toll motorway inland is the escape, and in high season it is worth the money. The same six weeks are when the beach car parks fill before ten and the restaurants need booking.

Winter, when the schemes empty

A good part of the beachside stock here is a second home, which means the gated schemes are lightly occupied from November onwards. For an owner who is also only here in season that makes no difference; for somebody living here all year it decides which streets feel inhabited in January. The wooded half keeps its residents through the winter and the beach strip largely does not, and the contrast between the two is sharpest at Christmas.

Water, and a garden that has to be watered

A mature garden under pines and a pool are a standing consumption in this climate, and the recent run of dry summers has made that visible rather than theoretical. Several of the older houses here irrigate from a well sunk when the street was new, which is why one garden on a lane can be green in September while the next is not. On the flat ground near the sea the autumn storms are the other half of the same subject: the water arrives all at once.

Owning and letting here

Under pines a garden is a staffed garden

Needles fall all year rather than in one autumn week, they settle in pools, gutters and filters, and a canopy this size drops enough of them to keep somebody busy every month. A gardener here is a standing arrangement rather than an occasional visit, and the pool plant works harder than the same equipment would on open ground. It is the practical consequence of the thing that makes the district beautiful.

Letting

The beach fills the high summer and the courses a few minutes in either direction carry part of the autumn and the spring, so the season here runs longer than on the strip further west. Term-time tenants are the third season in this district, because the schools bring families who arrive in September and leave in June rather than for a fortnight. The licence, the arrivals, the cleaning between them and the quarterly filings are what our rental service carries for owners here.

What this district is actually made of

Woodland within ten minutes of Marbella, and the supply of that only ever shrinks. The trees, the aspect and the plot are the parts that cannot be redone — a house can be rebuilt by whoever comes next, and on this side of the municipality several already have been. A canopy cannot be replanted inside a lifetime.
