Worked out afresh each morning from the houses we have in the valley: 6,348 € the square metre at the midpoint, over 199 comparable homes, where the whole municipality comes out at 5,255 €.
On a villa the plot leads
Of all the figures we publish this is the one to lean on least, because two buildings of equal size standing on 1,320 square metres and on double that are not comparable purchases. Take the number alongside as a starting line rather than a verdict.
How to read it
Advertised prices, taken from homes currently for sale rather than from deals already done, and expressed as a midpoint: half dearer, half cheaper.

What you are actually buying with villas for sale in Nueva Andalucía
Villas for sale in Nueva Andalucía sit on the most generous plots in Marbella, and that is not an accident of taste — it is an accident of timing. The coast was divided first, street by street, as the town grew along the water. This valley came afterwards and was laid out around three golf courses, which fixed wide streets, low density and parcels that nobody would plan today because nobody could afford to.
That ground is the asset. The house on it can be renovated, extended, or taken down and built again; the land and the position cannot be made. Buyers who understand that stop comparing price per built square metre and start comparing plots, aspect and what the neighbours have done with theirs.
Land that is not coming back
The valley is effectively built out. What stands here is what there will be, and the parcels will not get larger. Every rebuild that goes up confirms the same thing: the expensive part of a villa in this valley is the ground underneath it.
A position with three courses and a port
Las Brisas, Los Naranjos and Aloha lie within minutes of each other, with the marina down the slope and the sand a little past it. Everywhere else on this coast you choose between golf and water. Here you do not, and that is why the resale market stays liquid even when the wider coast slows.
Privacy that a scheme cannot give
Detached means detached: garden on four sides, a pool that is not shared, and no neighbour above you. In August, on a hillside, that is the difference between using the terrace and avoiding it.
Original houses or rebuilds among villas for sale in Nueva Andalucía
The originals
Built between the seventies and the nineties, often single-storey or split-level, usually on the largest parcels in their street. They come to market as they are, which means the asking price reflects the land and the position and leaves the house as your decision. For a buyer with a builder and patience, the original houses are where the value still hides.
The rebuilds
The same plots, taken down and built again in the last fifteen years: open plans, glass to the garden, basements with cinema and gym. They set the top of the range, and they are the reason the midpoint of this list sits where it does. What a rebuild sells you is somebody else's project risk, already taken.
The gated schemes
La Cerquilla, Los Naranjos Country Club and their neighbours: detached houses inside a closed urbanisation with security and shared gardens. Less private land per house than the open streets, a gate and a guard instead — and for many buyers the right answer anyway, because the gate does the worrying while they are away.
Which of the three suits you
It comes down to how much project you want. An original house is the lowest entry price and the highest effort: you are buying land with a building on it, and the building is your decision. A rebuild is the opposite — somebody has taken the risk, made the choices and priced them in, and what you get is a house you can use next month. The gated schemes answer a different question altogether, which is what happens to the property for the nine months a year you are not in it. Our agents on the ground will say plainly which of the three your plans actually fit.
What the plots under the villas for sale in Nueva Andalucía are shaped like
Area is the figure in the particulars; shape is the figure that decides what the garden is good for. In a valley laid out across a hillside the two are rarely the same thing.
The flat parcels of the valley floor
Where the ground runs level — the belt around Los Naranjos and the roads nearest the courses — a plot gives a lawn, a pool and planting in one continuous piece, with the house set back behind a gate and a turning circle. Level ground is the scarcest shape of land in the valley, and it is the reason two parcels of identical area on the same road can be worth very different sums.
The terraced plots on the slopes
Higher up, the land was cut into platforms when the streets were laid: a drive at road level, the house a storey below it, the pool on a terrace below that, and a planted bank holding the whole thing together. It gives views that flat ground cannot, and it gives steps. A house of this kind is wonderful at fifty-five and a daily climb at eighty, which is worth knowing before the aspect sells you.
Where the boundary is a fairway
A handful of these parcels end at open green that will never be built on, and those are the addresses that change hands least often in the valley. A boundary onto a course is open space nobody can take away — with the qualification that it is open space in use, which means mowers at dawn and golf balls on the lawn on the side where the play comes.
Where the villas for sale in Nueva Andalucía are
The valley is a bowl several kilometres across, and a house at the bottom of it and a house on its rim are two different purchases at the same address. Three bands are worth knowing by name.
Las Brisas and Aloha, around the courses
Long-standing owners, gardens with age on them, and the quietest carriageways in the valley. These were the first streets laid out and they took the best of the level ground, which is why houses here come to market a handful at a time and are often sold before a sign goes up. The oldest streets took the best of the level ground, and nothing since has changed that.
The centre, around Los Naranjos and La Cerquilla
Nearer the shops, the schools and the clinics, with more of the newer houses and most of the gated schemes. It is the busiest part of the valley and the easiest to live in through a winter, because the things a resident needs are a few minutes away rather than a drive down the hill.
The upper slopes towards Benahavís
Higher up the parcels widen again, the views lengthen to take in the port and the water beyond it, and the prices per square metre fall. The trade on the upper slopes is minutes rather than money — to the port, to the beach, to a supermarket. Over the municipal line the same thinking continues under villas in Benahavís.
How villas for sale in Nueva Andalucía compare with the rest of the coast
Against the Golden Mile
Closer to the sea, older money, and plots that were divided when land was still cheap. What you pay for there is the address and the proximity to the water; what you give up against this valley is garden, privacy and, on most streets, the view. For a buyer who entertains outdoors the valley usually wins once both are seen on the same day.
Against Benahavís
Over the municipal line the plots widen further and the prices per square metre fall, at the cost of fifteen minutes to the port and a mountain road in the dark. If land is the whole point, villas in Benahavís are the honest comparison — and plenty of our buyers end up there once they have seen what the money buys.
Against Estepona and the New Golden Mile
Newer houses, lower prices, a coast still filling in, and golf that is good rather than legendary. Villas in Estepona make sense for a buyer whose budget is fixed and whose priority is space over address. Three courses, a port and a beach inside the same ten minutes is what the west cannot match.
How the villas for sale in Nueva Andalucía are laid out inside
Four decades of building have left four quite different floor plans in the same streets, and the plan tells you more about the decade than the finish does.
Single-storey, around a patio
The earliest houses here were drawn low and wide, wrapped around an interior courtyard in the Andalusian manner, with small windows on the street side and the glass turned inward. They stay cool through August without help and dark through December without remedy. A courtyard house keeps its temperature and loses its light, and no amount of renovation changes either of those facts.
Split-level, following the fall of the land
Through the eighties and nineties the fashion was to step the house down the slope: living rooms on one level, bedrooms half a flight up, a games room half a flight down, and a terrace off each. It uses a sloping parcel well and it puts a short staircase between every part of daily life. Count the flights between the kitchen and the pool before you decide how the house will read in ten years.
The basement the slope creates
Cut a platform into a hillside and you get a floor with earth against three of its walls, and in this valley that floor has been used for everything: garaging, a gym, a cinema, staff rooms, a guest flat with its own door. A buried floor adds to the built area and nothing to the daylight, which is why two houses of the same recorded size can offer very different numbers of rooms anyone would sit in.
The streets and the gardens of the Golf Valley
What a visitor notices first about this valley is not the houses. It is how much room there is between them, and how green fifty years of watering has made the whole bowl of land.
Wide roads, planted verges, no pavements
The valley was laid out for cars, generously, before anyone thought about walking: broad carriageways, deep verges, hedges instead of railings, and in the older streets no footway at all. Children here cycle on the road because the road was built wide enough for it, and that is one of the quieter reasons families keep choosing these streets over the coast.
Half a century of planting
Jacaranda, cypress, olive, bougainvillea and palms that were young when the first courses opened, in gardens where the irrigation has run every summer since. It is why a house from the seventies here can look settled in a way a new scheme cannot buy. Mature planting is the one feature of a villa that money alone cannot shorten.
What the courses do to the skyline
Three stretches of open green across the floor of the valley mean three stretches that will not densify, and the effect on everything around them is quiet but permanent: long sightlines, no building site opposite, and a horizon of La Concha above rather than of rooftops. Twenty years on, the view from a villa in this valley is the view it had — which is not something every part of this coast can say.
Villas for sale in Nueva Andalucía — and what sits beside them
The other ways into this valley
If a plot of your own is the point but the finished house is not, the building sites are under plots in Nueva Andalucía — and the sum to do is the site plus the build against the finished houses on this page. If you would rather have the address without the land, the townhouses and semi-detached houses are under houses in Nueva Andalucía and the flats under apartments.
The same house elsewhere
The district as a whole, every type at once, is property for sale in Nueva Andalucía, with the golf-side stock separately under golf property. Across the municipality the same type is detached villas in Marbella; west along the coast, where the same budget buys a larger plot, villas in Estepona.
If the right house is not listed today
Detached houses come onto this list a few at a time, and the ones on good level ground are spoken for quickly. In this part of the market the alert is worth more than the search: our property alarm mails you when something matches. Tell us the street, the aspect and the shape of plot you want, and we will watch for it.
Answers about villas in Nueva Andalucía
What do villas for sale in Nueva Andalucía cost?
A detached house in this valley is asked at anything between € 730,000 and € 12,000,000. The middle of the range stands at € 4,200,000, for around 550 square metres of building on around 1,320 square metres of ground, and we hold 131 villas for sale in Nueva Andalucía at a time. That midpoint runs ahead of every other district in the municipality, which is the land talking rather than the house. For the municipal comparison, see detached villas in Marbella.
Why do villas for sale in Nueva Andalucía sit on larger plots than the coast?
Because the valley was built later and built around golf. Marbella divided its beachside land as the town grew; Nueva Andalucía was laid out around three courses, which fixed large parcels and low density. The villas for sale in Nueva Andalucía average 1,320 square metres of ground against 1,490 across the municipality. If the land itself is the purchase, see plots in Nueva Andalucía.
Original house or rebuild among the villas for sale in Nueva Andalucía?
Both kinds of villas for sale in Nueva Andalucía are on this list, and they are priced differently. An original house from the seventies or eighties is sold on its land and its position; a rebuild of the last fifteen years sets the top of the range. The two kinds sit in the same streets and often on parcels of the same size, so the gap between their asking prices is a statement about how much work the house has had rather than about where it stands. Our agents on the ground will walk both kinds with you.
What are the gardens like around villas for sale in Nueva Andalucía?
Grown rather than planted. The villas for sale in Nueva Andalucía stand in streets drawn around the three courses half a century ago, and the watering has run every summer since, so the jacaranda, cypress, olive and bougainvillea here have reached the size they would have in a park. A garden with fifty years behind it looks nothing like a garden two seasons old, and the difference is plain from the gate. Shape matters as much as age: on the level parcels near the valley floor the ground runs as one piece, with lawn, pool and planting together, while on the slopes it was stepped into shelves when the roads went in, so a garden arrives as a sequence of terraces with walled banks between them. If the ground itself is what you are after rather than a finished house, see plots in Nueva Andalucía.
How private are villas for sale in Nueva Andalucía?
More private than almost anything on this coast at the same money, because the plan behind these streets fixed wide frontages and few houses to the hectare. A detached house here has garden on four sides, a pool nobody shares and no floor above it. Nobody overlooks a terrace with garden on every side of it, which in July and August counts for more than any fitting. Two arrangements sit side by side: most of the villas for sale in Nueva Andalucía stand on open roads behind their own hedges and gates, while the rest are inside closed urbanisations such as La Cerquilla, where a barrier and a guard at the entrance do that work and the ground between the houses is held in common. The second kind gives up a little land for somebody watching the door out of season. The district as a whole is on property for sale in Nueva Andalucía.
