What property for sale in Nueva Andalucía costs in November 2026
Counted from our own listings every morning. Apartments in Nueva Andalucía run at a median of 5,625 € per square metre across 293 comparable listings, houses at 6,348 € across 199. Marbella as a whole sits at 5,911 € and 5,255 €.
The villa figure is the one to look at
Detached villas here run at 8,000 € per square metre — far above the district's own apartments and above almost everything else in Marbella. A villa in the valley carries a plot inside one of the most tightly held addresses in Spain; a flat carries a view of it.
How to read the tables
They compare the districts of Marbella with one another, Nueva Andalucía among them — apartments first, houses below. They cover all apartments and all houses in each district rather than one type each, because a split by district and type together would leave most rows too thin to publish. Use them for the address premium, then the filters at the top of this page for the property itself.

Not a district so much as a town
Nueva Andalucía is the valley behind Puerto Banús, a bowl of golf courses and urbanisations running up from the coast road toward the foot of La Concha, and it is by a wide margin the largest district on this coast. There are 522 properties for sale in Nueva Andalucía at the moment, from € 189,000 to € 12,000,000, with the middle of the list at € 895,000, an average built area of 257 square metres, an average plot of 1,016 square metres and a median of € 6,034 per square metre.
Almost three times as many properties stand on this page as on any other district page we publish, and the practical consequence is unlike anything else on the coast. Every sub-market inside it is deep enough to be a market in its own right rather than a handful of listings: the middle floor flats alone would make a respectable district list, so would the detached villas, so would the terraced houses, and so would the penthouses. A buyer who has not yet decided what kind of home they want can settle that question here without leaving the valley.
What depth is worth to a buyer
It means the asking price in front of you has been tested. In a district with a dozen listings a price is one owner and one agent making a judgement; in a district with hundreds it sits inside a range that comparable properties have already established, and a figure well outside that range stands out instead of hiding. Nowhere else between Marbella and Gibraltar gives you that much evidence in one place.
And what it does not mean
That the name describes one place. This valley runs from the back of a marina to the foot of a mountain, and the distance between its lowest and highest streets, in price and in daily life, is as wide as the distance between two separate districts elsewhere. Treat the name as a region rather than as an address. Decide which part of it you are buying before you compare a single figure.
The spread, from one bedroom to ten
The valley runs from studios to villas with ten bedrooms standing on several thousand square metres. The bulk of it is two and three bedrooms — the ordinary middle of a market, which is exactly what a district of this size produces and what the headline figures above conceal.
What the property for sale in Nueva Andalucía consists of
Roughly three flats for every two houses, plus a thin but genuine supply of building land. Almost all of it is resale rather than new build, which here means forty years of architecture side by side: the original low whitewashed schemes, the eighties and nineties terraces, and the flat-roofed glass houses of the last cycle, often on the same street.
The apartments
Middle floors are the single largest group in the whole district, with ground floors behind them and an unusually large band of penthouses and penthouse duplexes above. The schemes sit in gardens with communal pools and parking, and this is where the realistic entry to the valley is. See apartments in Nueva Andalucía, middle floor apartments and penthouses.
The houses
Detached villas lead, on plots that average around a thousand square metres, nearly all with a private pool and a garden that has had decades to mature. Behind them sits the deepest supply of terraced houses anywhere in the municipality — the most practical family purchase in the valley. A terraced house here carries a garden at something much closer to an apartment price. See houses in Nueva Andalucía, detached villas and townhouses.
The land
A small number of parcels and pieces of open ground, which in a valley built out over fifty years almost always means a site where the ground is worth more than whatever stands on it. They go quickly and usually to somebody who intends to demolish. See plots in Nueva Andalucía and residential plots.
The refurbishment trade
Something close to a quarter of this page describes itself as recently renovated or refurbished, and a smaller number openly need the work doing. That combination is the sign of a district where buying a tired property and putting it right is an ordinary transaction rather than an adventure — there are architects, builders and trades in the valley who do nothing else, and the resale evidence to tell you whether the sums work.
Golf, the mountain and the marina
Three things set the price of anything in this valley, and all three are visible from most of it. Four fifths of the properties on this page record being close to a golf course, the great majority look at the mountain behind, and nearly half record being close to the port below. Where a property sits between those three is what the figures above are really measuring.
The Golf Valley
Three courses occupy the floor and the lower slopes of this bowl, which is what the valley is named for in every conversation on this coast. A position beside a fairway cannot be created afterwards: the courses were laid out once and the parcels along them sold once. Roughly a fifth of the listings here record a golf view, and that fifth is priced accordingly. See golf homes in this valley and the coast-wide golf property.
La Concha behind
The mountain closes the back of the valley and most of the properties here look at it. It is more than scenery: the ridge takes the worst of the wind, it holds the light late in the afternoon, and the higher streets sit far enough up its lower slopes that the summer nights up here are noticeably cooler than on the coast road. It is also why the view from almost everywhere here is of a mountain rather than of another building.
Puerto Banús below
The marina is five minutes down the hill and is the reason this valley was built at all. For most owners that proximity is the attraction and the practical arrangement — the restaurants, the shops and the summer are down there, the house is up here, and the walk home is not through any of it. The marina itself has its own page at Puerto Banús, where the figure per square metre is far above this one.
Where the valley sits on price
In the middle of the Marbella table, which surprises people who know the name. The median per square metre here is below Puerto Banús, below the beachside districts east of the town and below Guadalmina Baja; it is above the inland half of San Pedro and above everything on the eastern edge of the municipality. For the reputation it carries, this valley is not the expensive part of Marbella.
Where the property for sale in Nueva Andalucía sits inside the valley
The floor of the bowl, where the three courses lie
Las Brisas, Los Naranjos and Aloha sit beside one another on the flat ground in the middle, each of them a course with houses drawn around its edges. The streets on the valley floor are level and the plots are generous, and the planting is old enough to screen one house from the next, which is why the middle of the valley reads quieter than its position suggests.
The streets that climb the sides
Above the fairways the ground lifts in terraces, and every row higher adds horizon: first the roofs of the valley, then the marina, then the open bay. Height also means a steeper approach, a longer way back from anywhere on foot, and evenings that cool earlier in the season than they do at the bottom.
La Cerquilla and the closed urbanisations
Parts of the valley were laid out as gated enclaves of detached houses with shared gardens and a manned entrance, La Cerquilla and the country-club schemes beside Los Naranjos among them. An enclave behind a gate is a different address from a street on a hillside, even where the two are a few hundred metres apart, and buyers tend to know within a morning which of the two they want.
The lower edge, against the coast road
At the foot of the valley the urbanisations run almost down to the dual carriageway, and the shops, the clinics and the day-to-day business of the district are gathered in the commercial strip along it. This is the corner that works without a car: the marina stands at the end of the road and the sand a few minutes beyond it.
And the aspect, which height does not fix
The valley opens toward the sea in the south and closes against the mountain in the north, so two houses on the same contour can face entirely different days. A terrace turned into the slope stays in shade through the winter, while one turned out across the bowl keeps the sun from late morning until it drops behind the ridge. Walk both at the same hour and the difference needs no explaining.
Who buys property for sale in Nueva Andalucía
Buyers who want to compare before they commit
The most common case and the best use of this page. Somebody who knows the budget but not the type of home, and who can spend a morning here looking at a flat, a terraced house and a villa within a few minutes of each other and decide on the strength of the buildings rather than on the names of three different districts.
Families, in larger numbers than the reputation suggests
Two thirds of the listings here record being close to schools and nearly as many to shops, and the valley has the international schools, the supermarkets and the sports clubs that a household actually needs. This is a place where people live all year rather than a strip that empties in October, and the terraced houses in particular are owned rather than let.
Golfers
Three courses on the doorstep and half a dozen more within fifteen minutes, with a season that runs through the autumn and the spring rather than only the summer. For a buyer whose week is organised around a tee time, the density here has no equivalent on this coast except the hillside above at La Quinta.
And who should look elsewhere
Anybody who wants to walk to the sand. The sea is a drive from almost everywhere in this valley, and the beach districts are a different purchase altogether: Los Monteros east of the town or the coast-wide beachfront list. For new construction, almost nothing here is new and new developments is the place to look.
The valley through the year, and who is in it
February tells you more than August does
The valley stays lived in out of season, which the marina below it does not. Terraced houses here are owned rather than let, the schools run, the courses are busiest in the months either side of winter, and a street that is half shuttered in February was built for a different buyer than one with cars on the drives.
Letting
Among the stronger propositions on this coast, because the valley has both halves of the calendar: the marina and the beaches fill the high summer, the golf carries the autumn and the spring, and the schools support a market for longer lets as well. Our rental service takes on the bookings and the paperwork, and quotes a figure after management rather than before it.
Resale
Depth is the argument again. In a district with this many comparable homes, a sensible asking price finds a buyer within a season, which is simply not true of places where something like yours appears once every few years. What holds value is the street, the aspect, the view and — on a house — the plot, because a building can be replaced and the ground cannot.
Property for sale in Nueva Andalucía — where to go next
Down the hill is Puerto Banús and west of it San Pedro de Alcántara, Guadalmina Alta and Guadalmina Baja. Above the valley the Golf Valley continues into Benahavís at La Quinta, and eastward the beachside districts begin with Los Monteros and Río Real. The municipality as a single list, district by district, is on Marbella.
By type: apartments, houses, detached villas, golf property and plots, all of them for this valley alone — the only district on the site deep enough to need its own set. The top of the market is at pure luxury in Marbella. On a page that changes this often, the property alarm is how to see a new listing before everybody else does.
Questions about property in Nueva Andalucía
What kind of property for sale in Nueva Andalucía can I expect?
Everything, and in quantity — this is the deepest single district on the coast. Apartments make up the biggest share, from middle-floor flats in gated schemes to penthouse duplexes with roof terraces over the golf courses; detached villas are the second group and set the top of the market; townhouses and semi-detached houses sit between them. Plots still come up, almost always to be rebuilt. Every property for sale in Nueva Andalucía we hold is in the list above, and by type across the municipality see apartments in Marbella and houses and villas.
What is the Golf Valley?
The name everyone actually uses for the middle of this district, and it is literal: Las Brisas, Los Naranjos and Aloha lie next to each other across the valley floor, with La Quinta above them in Benahavís. The houses were drawn around the fairways rather than the other way round, which is why the street layout looks as it does — and it is a large part of why a villa here costs what it costs. Golf-side homes along the whole coast are collected under golf residences.
Why are villas so much dearer than apartments here?
Because they are not the same product. A detached villa in the valley carries a plot inside one of the most tightly held addresses in Spain, and the figures show it: villas run far above the district's own apartment median and above almost everything else in Marbella. An apartment here carries a view of that valley rather than a piece of it. If the villa end is what you are after, detached villas in Marbella collects the same stock across the municipality.
What is the cheapest way into property for sale in Nueva Andalucía?
A townhouse, in most cases. They run below the district's own apartment median and a long way below its villas, and they buy a private garden, a garage and the same postcode. They are consistently the most overlooked stock here, because buyers arrive thinking in terms of either a flat or a villa and never look between the two. The cheapest property for sale in Nueva Andalucía is otherwise usually a middle-floor apartment in one of the older schemes — see townhouses in Marbella for the comparison.
Which urbanisation does property for sale in Nueva Andalucía sit in?
One of a dozen or more, and the name on the gate says more here than the name of the district does. This is not a single urbanisation but a collection of them, laid out over five decades, each with its own entrance, its own charges and its own level, so two houses within a kilometre of one another can sit a third apart in value. On the floor of the bowl the communities wrap around the three courses; the ones on the sides climb in terraces and swap gradient for horizon; several were drawn as closed enclaves of detached houses behind a manned entrance; and down at the coast road the schemes stand beside the shops and the clinics. Looking for property for sale in Nueva Andalucía therefore means looking inside one or two of those, which is why the street matters more here than the district filter. The marina at the foot of the hill is Puerto Banús.
