44 properties for sale in Puerto Banús · € 445,000 to € 24,000,000 · median € 9,522/m²
We hold 44 beachfront properties for sale in Puerto Banús, from € 445,000 to € 24,000,000, with the middle of the list at € 2,000,000, an average interior of 228 square metres, an average terrace of 85 square metres and a median of € 9,522 per square metre. One figure matters more than any of those: about half of this page records a front-line beach complex, which is as high a share as we measure anywhere except one strip in Estepona.
The other half is beachside rather than front line, and the difference between those two words is worth hundreds of thousands of euros. Separating them is the single most useful thing this page can do for you.
The two halves of beachfront property for sale in Puerto Banús
Every property on this page carries a beachfront flag. Only half of them carry the stricter one.
Front line means nothing in between
No road, no car park, no second row of buildings — the garden of the complex ends and the sand begins. The shoreline is public and the setback is law, so whatever stands in front of a front-line building today stands there in fifty years. That permanence is the one attribute on this coast that cannot be built, bought or renovated afterwards.
Beachside means the seaward side of the road
Which is excellent and is not the same thing. A four-minute walk across a garden to the promenade will still be a four-minute walk in twenty years, but the view from the window belongs to whatever is between you and the water, and that is somebody else's property.
How to tell in ten seconds
Open a satellite map and count what lies between the building and the sand. If the answer is anything at all, it is beachside. That check costs nothing and it is the difference between the two halves of this page. Every front-line address we hold is gathered on beachfront property.
What else beachfront property for sale in Puerto Banús looks at
This is the characteristic that belongs to no other coastal list we publish.
A third of it records a port view
Not a sea view — a view of the harbour itself, with the boats in it. Across everything we list that view category barely appears, and here it is on a substantial share of the page. A flat looking at the marina is looking at an entertainment that runs from April to October and at lights on the water in January.
And ten of them record the beach
Beach view, as distinct from sea view: the sand itself in the frame rather than the water in the distance. That label is used sparingly by the agents who fill these listings, which is precisely why it is worth filtering on rather than hoping for.
What the noise costs
This is the honest half. A port view in August is a port view at two in the morning, with music, traffic and people. Several of the buildings on this page are far enough along the beach to be unaffected and several are not, and no listing field distinguishes them. Go and stand outside at midnight in August, or ask somebody who has.
The top of beachfront property for sale in Puerto Banús
The most expensive property on this page is also the most expensive property anywhere in our stock, and it is worth describing because it explains the shape of the list.
A penthouse with a terrace bigger than most houses
Eight bedrooms, an interior approaching a thousand square metres, and a terrace of a thousand square metres on top of that — more outdoor space than the plot of a typical villa. It sits at twenty-four million, and the rate per square metre it implies is about four times the median of this page.
Why the rate at the top is not a comparison
Because no rate anywhere counts a metre of terrace. A home with as much outside as inside shows a rate twice as bad as its real one, and at this level the terrace is most of what is being bought. Add the two together before you compare anything at the top of this page with anything else. The band above a million across the coast is pure luxury.
And why the bottom is more interesting
The least expensive property here is a one-bedroom flat of sixty square metres. On the front line of the busiest marina in southern Spain, that is the cheapest door into an address most buyers assume is closed to them, and it exists because small old flats in this district are plentiful and unfashionable.
Almost all beachfront property for sale in Puerto Banús is a flat
Nine in ten of this page is an apartment and the remainder is four houses, which follows directly from how the ground was divided.
Why the land went up rather than out
When the port was built in the nineteen-sixties the ground around it became the most valuable on the coast overnight, and valuable land is divided small and built tall. A villa on the front line here would occupy what fifteen flats occupy, so almost nobody built one and nobody who owns one sells it to be demolished.
The flats, in order of floor
Middle floors are the largest group by a wide margin, then ground floors, then top floors and penthouses. Two bedrooms is the commonest size and the median interior is a little over a hundred and fifty square metres. The coast-wide bands are middle floor apartments and penthouses.
And the four houses
Two detached villas, a townhouse and a semi-detached home, all of them exceptions and all of them priced as exceptions. The house market of the district as a whole, most of which is not on the beach, is houses in Puerto Banús.
Who buys beachfront property for sale in Puerto Banús
Three kinds of buyer, and the page serves them very unequally.
People who let by the week
A front-line flat beside the busiest marina in southern Spain is the strongest summer letting asset on this coast, because the two things a holiday tenant will pay a premium for — walking onto the sand and walking home from dinner — are both here. The season is shorter than a golf district's and the weekly rate is several times higher. What the licence requires and what managing it involves is set out under rental services.
People who want one small base in an expensive place
Two bedrooms is the commonest size on this page and the median interior is modest for the money. For a buyer who wants the address and will use it a few weeks a year, a small flat on this beach is a more sensible instrument than a large one inland, and it holds value better because the supply cannot grow.
And people who should look elsewhere
Families who need four bedrooms, anyone who wants a garden or a private pool, and anyone whose idea of a holiday is quiet. Four-bedroom homes here are a handful, private pools are on fewer than a fifth of the page, and August at the port is loud until very late. The golf valley immediately inland does all three and costs less per square metre: houses in Nueva Andalucía.
What the data cannot tell any of them
Which side of a building a flat is on. Two homes in the same block, the same size and the same floor, can look at the harbour or at a car park, and the listing will describe both as beachfront. On this page more than any other, the floor plan and the compass matter more than the figures, and only a viewing settles them.
And the one question about the beach itself
How wide it is in front of the building. The sand along this stretch varies a good deal from one complex to the next, and in a few places winter storms take most of it away and the town replaces it in spring. A broad beach and a replenished one behave differently in February, and the only reliable source is somebody who has watched the same stretch for several winters rather than a photograph taken in June.
Not one of the beachfront properties for sale in Puerto Banús is new
Every property on this page is a resale, and that is not a gap in our stock but a fact about the coast.
The front line was built first and cannot be rebuilt
Current planning setbacks would not permit most of these buildings where they stand. They are grandfathered, which is a legal scarcity rather than a marketing one, and it is why new building on this stretch sits behind the road rather than on the sand.
What that means for the buildings
They are between forty and sixty years old and standing in salt air. A fifth of this page records renovation or restoration as required, which at these prices is an opportunity rather than a warning — the refurbishment is a known cost and the finished value is set by the position.
And what to ask
The state of the concrete, the balconies and the flat roofs; the reserve fund; and whether any major work has been voted and not yet paid for. On a front-line block of this age that last question is the one that moves money and it is answerable in a morning. Anything being built new nearby is on new developments.
What beachfront property for sale in Puerto Banús costs to hold
Three figures, all obtainable before you offer.
The quota is not small
Three quarters of this page has a communal pool and most has a communal garden — and on a front-line complex that garden is the planted strip between the building and the sand, which needs irrigation, replacement and a gardener who knows what survives beside salt water. It is usually the largest line in the budget.
What the sea does to metal
Railings, window frames, air conditioning units, pool plant and gate motors all corrode faster here than a kilometre inland. A well-run community budgets for it and a suspiciously modest quota on a beachside block usually means the bill has been postponed. Walk round the seaward side and look at the railings; a decade of neglect is visible from the pavement.
And the parking, which is the local currency
Most of this page records parking and three fifths of that is underground. In Puerto Banús a dedicated space is worth a serious sum on its own, and whether it is deeded to the property or merely allocated by the community is a question with a large number attached. Ask for the deed.
Before you offer on beachfront property for sale in Puerto Banús
Two comparisons and three checks.
Compare front line against one row back
The step between them on this page is large, and for some buyers it is plainly worth it while for others the second row with a bigger terrace and a lower quota is the better home. Stand on both terraces before deciding. The district's whole flat market is apartments in Puerto Banús.
Compare against the next beach east
A few minutes along the coast, apartments in Los Monteros carries the highest median rate of any flat market we publish on a quieter and broader beach, with no harbour and no August noise. That is the real alternative for anyone who wants the sand without the port.
And the three checks
Count what is between the building and the water on a map. Read the community accounts before the kitchen. And stand outside at midnight in August. If the right property is not listed today, set the criteria once and our property alarm writes the morning one appears — front-line homes here sell quickly and often before they are advertised. Our agents in Estepona will have the statutes, the budget and the maintenance history before a viewing trip; everything in the district together is property for sale in Puerto Banús, and the municipal front line is beachfront in Marbella.
Questions about beachfront property for sale in Puerto Banús
Is all the beachfront property for sale in Puerto Banús actually on the beach?
About half of it. Every one of the beachfront properties for sale in Puerto Banús carries a beachfront flag, but only half records the stricter front-line beach complex — nothing at all between the building and the sand. The other half is beachside, meaning the seaward side of the coast road, which is excellent and is not the same thing: a front line owns a view nobody can build in front of, because the shoreline is public and the setback is law. Open a satellite map and count what lies in between. The coast-wide list is beachfront property.
What makes beachfront property for sale in Puerto Banús different from other beach districts?
The harbour. About a third of the beachfront property for sale in Puerto Banús records a port view — a view of the marina with the boats in it, not just the sea — and across everything we list that category barely appears anywhere else. A further group records a beach view, the sand itself in the frame. The cost of that is noise: a port view in August is a port view at two in the morning. Some buildings here are far enough along the beach to be unaffected and some are not, and no listing field tells you which. The quieter beach a few minutes east is apartments in Los Monteros.
What is the most expensive property on the page?
The dearest of the beachfront property for sale in Puerto Banús is a penthouse with eight bedrooms, an interior approaching a thousand square metres and a terrace of a thousand square metres on top — more outdoor space than a typical villa has plot. At twenty-four million it is the most expensive property anywhere in our stock. Note that the rate per square metre it implies is misleading, because no rate counts a metre of terrace and at this level the terrace is most of what is being bought. See pure luxury.
Why is none of it new building?
Because current planning setbacks would not permit most of these buildings where they stand — they are grandfathered, which is a legal scarcity rather than a marketing one, and it is why new schemes on this stretch sit behind the road instead. The consequence is that the beachfront property for sale in Puerto Banús is forty to sixty years old and standing in salt air, with about a fifth recording renovation as required. At these prices that is an opportunity, provided you read the community accounts. See new developments.
What should I check about beachfront property for sale in Puerto Banús?
The concrete, the balconies and the flat roofs, the reserve fund, and whether any major work has been voted and not yet paid for — on a front-line block of this age that last question is the one that moves money. Everything metal within sight of the water corrodes faster than it would inland, so a well-run community budgets for it and a suspiciously cheap quota usually means a postponed bill. Also get the parking space confirmed on the deed: in this district it is worth a serious sum by itself. See apartments in Puerto Banús.
