17 properties for sale in Selwo · € 649,000 to € 4,600,000 · median € 5,290/m²
We list 17 houses for sale in Selwo, from € 649,000 to € 4,600,000, with the middle of the list at € 1,100,000, an average interior of 275 square metres, an average terrace of 144 square metres and a median of € 5,290 per square metre. One thing about this page is unusual: well over a third of it is new building, on a hill where the rest of the stock is a generation older.
A hillside district with that much new construction is a rarity on this coast, because the hillsides were mostly built out before anyone thought to put villas on them. Selwo is one of the places where there was still room.
Why new and old sit side by side among the houses for sale in Selwo
On most of this coast a district is either finished or being built. Here both are true at the same time, and the two halves occupy different ends of the price range.
The new villas are the top of the list
The three most expensive houses on this page are all newly built, and all three are a long way above everything else. They are large contemporary villas with terraces running to several hundred square metres, which is the current idea of a hillside house: glass to the south, the terrace as the main room, and the view treated as the principal asset.
The resales are everything below
From the entry price up to the middle of the range the page is second-hand — villas from earlier decades, townhouses in gated schemes and a pair of semi-detached homes. The cheapest house here costs a seventh of the dearest, and the two are a few minutes apart on the same hill with much the same view.
Why that comparison is worth making deliberately
Because this is one of the few districts where you can genuinely weigh new against old on identical ground. Same slope, same aspect, same sea, different decades of construction and a very large difference in price. Most buyers on this coast never get to make that comparison properly, and here you can do it in an afternoon. The coast-wide list of what is under construction is on new developments.
What the hill does for the houses for sale in Selwo
Among the resale listings on this page, a little over half record a sea view. The new-build half carries no usable figure, because the feed it arrives on marks every property as having one. The mechanism, though, is purely topographic and you can check it on foot.
The hill is the product
Selwo rises steeply from the coastal strip east of Estepona town towards the first line of hills, and it rises fast enough that each terrace of houses clears the roofs of the one below. That is the oldest and most reliable way to build a view, and it cannot be undone by anything built later — which is why it is worth standing on the terrace rather than reading a field.
What the height costs you
The walk to the beach. Nothing on this page is beachfront and the sand is a drive down the hill and a drive back up, which with shopping and children is a real consideration rather than a quibble. The front-line alternatives are on beachfront property and, a few minutes east, Costalita.
And what it gives you in August
Air. A hillside at this height catches the evening breeze that the strip below does not, and several degrees of difference at nine in the evening in July is the kind of thing people who live here mention first and listings never mention at all. A handful of these houses record a forest setting, which is higher still and cooler again.
Almost none of the houses for sale in Selwo is a golf house
One property on the whole page records a position close to golf. Among the Estepona districts that makes this one the odd one out, and it is worth saying plainly because the districts on either side are golf country.
What the district has instead
A hill, a view, a wildlife park that gave it its name, and the pine and scrub above it. It is a residential district rather than a leisure one, which shows up in the data as a high share of positions close to schools and a near-total absence of the golf and marina labels that define its neighbours.
Why that keeps the price sensible
Because golf, like a beach, is something buyers pay for. A hillside with neither commands less than a hillside with one, and the rate per square metre here sits comfortably below the fairway districts east of Estepona. What you are buying is the view and the quiet, unbundled from the amenities.
And where the golf is, if you want it
Immediately west, down and along: Estepona Golf is a few minutes away, and the courses of the New Golden Mile are a short drive east. Living here and playing there is entirely normal; it simply is not what the address is sold on.
More of the houses for sale in Selwo share a pool than have their own
Communal pools outnumber private ones on this page, which for a house market is unusual and follows directly from what kind of houses these are.
The schemes rather than the plots
A third of this page is townhouses and semi-detached homes, almost all of them in gated developments with a shared pool and a landscaped garden. On a steep hillside, building a terrace of houses around one pool makes far better use of the land than giving each a pool of its own, and the developers did the sensible thing.
What a shared pool is worth on a hill
More than it would be on flat ground. A private pool on a steep plot means retaining walls, drainage and a plant room cut into rock, all of which cost money to build and money to keep. A communal one spreads that across the scheme and somebody else cleans it. For an owner who is not here every week it is often the better arrangement rather than the compromise.
And where the private pools are
On the detached villas, which are the majority of the page, and on all three of the new houses. If swimming alone at seven in the morning is part of why you want a house rather than a flat, filter for a private pool specifically. The two coast-wide lists worth reading beside this page are detached villas and townhouses.
What the terraces on the houses for sale in Selwo are doing
The average terrace here runs to roughly a third of the interior, and on one house it is more than twice the floor area of the building. That is a hillside signature.
Why slopes produce big terraces
Because a stepped plot gives you flat roofs to stand on. Where a house is cut into a hill, the roof of the lower level is the terrace of the upper one, and the architecture gets outdoor space for nothing. It is the single most attractive feature of hillside building on this coast and the reason the new villas here lead with it.
What it does to the figures
It makes the rate per square metre misleading in the usual direction. No rate on this page counts terrace area, so the houses with the best outdoor space show the worst rates. Add the terrace to the interior before you compare two houses here, particularly between a new villa and an older one.
And what to check on the terrace itself
Waterproofing and drainage, because a terrace is a roof. On a hillside house of a certain age, the junction between a flat terrace and the room below it is where water gets in, and it is the most common and most expensive fault in this kind of building. A survey will find it; a viewing will not.
What kind of houses the houses for sale in Selwo are
Three kinds, with the villa in a clear majority, and the mix explains most of the price range.
The villas
Three fifths of the page, four bedrooms the commonest size with a group at three and a group at five, and one older house running close to seven hundred square metres on the largest plot in the district. They range from the entry price of the whole list up to the top of it, which means a villa here is not automatically expensive — the cheapest house on this page is a five-bedroom detached one.
The townhouses and the pairs
The remaining third, almost all in gated schemes stepped down the slope, with interiors between a hundred and twenty and two hundred and fifty square metres. They sit in the lower half of the price range and several of them have a better view than the villas, because on a hillside the position matters more than the plot.
And the thing the plot figures do not tell you
Plot size is recorded on fewer than half of these listings, and on none of the new houses. That is not an omission on our part — the feeds do not carry it, because on a terraced hillside plot the boundary is often a retaining wall rather than a surveyed line, and developers quote built area instead. If land matters to you, ask for the registry extract rather than reading the listing, and walk the boundary before you offer.
A few of them have a basement
Not many, but worth knowing: on a cut-in hillside house the lowest level is frequently below ground at the back and open at the front, which makes it the coolest room in the house in August and the natural place for the garage and the plant. Whether it counts as built area in planning terms varies, so check it against the deed — a house with a large undeclared basement looks smaller and dearer by the numbers than it is.
Who the houses for sale in Selwo are for
Being clear about this is worth a wasted viewing trip.
People who want the view and will drive
If the terrace matters more than the walk, this is among the best value on the Estepona side of the coast. Four bedrooms is the commonest size, the houses are generous, and the view is permanent.
People weighing new against old
As above: there is nowhere better on this coast to make that comparison on equal ground, and the price gap between the two is wide enough that the decision is a real one rather than a preference.
And people it is wrong for
Anyone without a car, anyone who wants to walk to a shop or a beach, and anyone who wants a golf course at the boundary. The hill is the whole proposition and it cuts both ways. Letting here is a view-and-pool business in summer rather than a beach one, which rental services explains.
Before you offer on houses for sale in Selwo
Two comparisons and three checks.
Compare with the flats on the same hill
The apartment market here is several times the size of this one, sits on the same slope with the same views, and is the only large flat list in the municipality where new and resale stock stand side by side in quantity: apartments in Selwo. If the garden is not the point, it buys the same view for far less.
Compare with the shore below
Down on the coast is houses in Benamara, almost entirely new, beachside, and considerably dearer per square metre. That is the trade in its clearest form: the view from above or the walk from below. Everything in this district together is on property for sale in Selwo, and the municipal house list is houses for sale in Estepona.
And the three checks
Get the terraces and flat roofs surveyed. Drive the hill at the hour you would drive it, in the rain if you can. And if the right house is not listed today, set the criteria once and our property alarm writes the morning a match appears; our agents in Estepona know which schemes on this hill have done their waterproofing and which have it still to come, and will have the deed, the rates bill and the community budget before a viewing trip.
Questions about houses for sale in Selwo
Why are some of the houses for sale in Selwo new and some resale?
Because the hill was never finished, and the houses for sale in Selwo come from two eras at once. Most districts on this coast are either built out or under construction; here both are true at once, and the two halves sit at opposite ends of the price range — the three dearest houses on the page are all newly built contemporary villas, and everything from the entry price to the middle is second-hand. The cheapest house costs about a seventh of the dearest and they are minutes apart on the same slope with much the same view, which makes this one of the few places you can compare new against old on identical ground. See new developments.
Do the houses for sale in Selwo have sea views?
Many of the houses for sale in Selwo do, and where it is countable — the resale half of the page — a little over half record one. We give no figure for the new-build half, because the feed it arrives on marks every property as having a sea view regardless, so the number would be invented rather than measured. The mechanism is sound either way: the district rises steeply enough that each terrace of houses clears the roofs of the one below, so what you can see from the terrace cannot be built out later. The cost is the walk, since nothing here is beachfront. See beachfront property.
Is this a golf district?
No, and that makes it the odd one out in Estepona: exactly one property on this page records a position close to golf, where the districts on either side are fairway country. What Selwo has instead is the hill, the view, the wildlife park that gave it its name and the pine above it — a residential district rather than a leisure one, which shows in a high share of positions close to schools. It also keeps the rate per square metre below the fairway districts. The nearest course is at Estepona Golf.
Why do more of the houses for sale in Selwo share a pool than have their own?
Because a third of the houses for sale in Selwo are townhouses and semi-detached homes in gated schemes, and on a steep hillside one shared pool makes far better use of the land than a private pool for each. It is also cheaper to own: a private pool on a steep plot means retaining walls, drainage and a plant room cut into rock, all of which cost to build and to keep. The detached villas and all three new houses do have their own. See townhouses.
What should I have surveyed?
The terraces and the flat roofs, before anything else. The average terrace here runs to about a third of the interior and on one house it is more than twice the floor area, because on a stepped plot the roof of the lower level is the terrace of the upper one — which is the great attraction of hillside building and also its weak point. The junction between a flat terrace and the room beneath it is where water gets in, and it is the commonest and most expensive fault in this kind of house. A survey finds it; a viewing does not.
