1,501 properties for sale in Estepona and the western Costa del Sol · € 170,000 to € 21,500,000 · median € 5,231/m²
This is every house we hold between Marbella and the Gibraltar border, of every kind, in one list — 1,501 of them, which is as broad a house selection as this coast offers. Houses for sale in Estepona and along this coast run from € 170,000 to € 21,500,000, with the middle at € 1,600,000, an average built area of 382 square metres and an average plot of 3,389. Of those properties 1,245 have a pool.
The four kinds of houses for sale in Estepona and this coast
The word house covers four quite different purchases here, and the price gap between them is enormous for accommodation that can be almost identical. Working out which of the four you actually want is the single most useful thing you can do before looking at a single listing, and most buyers do it the other way round.
The townhouse
A house in a terrace, inside a gated scheme, with its own front door, usually a patio or a small garden, usually a garage, and a share of a communal pool and gardens. It is the most underrated category on this coast. You get stairs, rooms on different floors, somewhere to park and outside space at both ends, for a fraction of what a detached house costs, and the community does the maintenance. See townhouses.
The semi-detached house
One shared wall and otherwise your own: a garden on two or three sides, your own gate in many cases, and frequently a private pool. It sits between the terrace and the villa in both price and feel, and it is the band where buyers who thought they needed detached most often discover they do not. See semi-detached houses.
The detached villa
Nothing shared. Your own gate, your own garden on all four sides, your own pool, and complete control over what happens inside the boundary. It is what most people mean when they say they want a house in Spain, and it is the most expensive way to get there. The list is at detached villas.
The finca
A house on agricultural land rather than in an urbanisation, with hectares around it, a track to it and its own water. A different legal world, a different set of checks and a different life. It is covered in detail under fincas.
How to choose between them
Three questions settle it, and none of them is about money.
How much of the year will you be here
A house standing empty for nine months needs somebody watching it, and the bigger the plot the more that costs. For four weeks a year a townhouse inside a community that maintains itself is almost always the right answer; for six months a year a detached house with a garden you actually use starts to make sense. Buyers consistently overestimate how much they will be here and buy accordingly, which is the commonest and most expensive mistake on this coast.
Do you want a garden or do you want privacy
These are not the same thing and the market prices them separately. A townhouse can have a lovely walled patio with nobody overlooking it. A detached house on a small plot can be visible from three neighbours' terraces. If what you want is outside space, the terrace categories deliver it cheaply; if what you want is nobody within sight, you are paying for land and there is no shortcut.
Who will do the work
A villa is a building, a garden, a pool and a boundary, and all four want attention whether you are in the country or not. Inside a community, somebody else does the gardens, the pool, the lighting and the roads, and you pay a quota for it. The question is not which is cheaper — it is which arrangement you want to be responsible for.
Where the houses for sale in Estepona are, municipality by municipality
Estepona
The broadest choice on this list and, for many buyers, the best value anywhere on the coast. Established urbanisations either side of the town, most of them laid out around golf, with every one of the four categories represented and plots that nobody would be granted today. The town itself works all year, which matters if you intend to live here.
Benahavís
The house municipality. Plots are the largest on the coast, the views run down the valley to the sea, and the estates were planned around detached houses from the start. It also has good townhouse stock that buyers overlook entirely. See houses in Benahavís.
Marbella
The widest price range, the most famous addresses and the deepest market — the beachside estates, the hillsides above the town, the golf valley behind the marina. Everything from a modest terrace in San Pedro to the top of the market sits here: houses in Marbella, and the upper end at luxury property.
Casares and Manilva
The western municipalities, where a detached house with a pool costs what a flat costs further east, and where the rural categories are genuinely available. The stock is smaller and the market slower, which suits a buyer who is in no hurry. See Casares and Manilva.
What a budget buys among houses for sale in Estepona
At the bottom of this list
A townhouse in a gated scheme with a patio, a garage and a communal pool, in the western municipalities or inland in Estepona. It is the cheapest way to own a house with a front door of your own anywhere on this coast, and for a holiday base it is difficult to improve on: it looks after itself, it lets well, and it sells again without drama.
Around the middle
A semi-detached or a small detached house with its own pool and a garden big enough for a table and a trampoline, in an established urbanisation within reach of a beach and a school. This is the deepest part of the market and where most buyers should start. At this level the questions are condition, aspect and privacy rather than reach.
The upper market
Architect-drawn detached houses on real plots, with underfloor heating, a guest wing and gardens that need a contract rather than a man with a strimmer. You are buying a specification that would be expensive to reproduce and, frequently, a position that could not be reproduced at all.
The top
The frontline estates, the gated hillsides and the private compounds, where supply is minimal and a good share never reaches a portal. If that is the search, the relevant lists are luxury property and beachfront.
The category nobody shortlists, and probably should
If one piece of advice on this page is worth more than the rest, it is this: look at a townhouse before you decide you need a villa. Most buyers arrive with detached in mind, discover what it costs, and then stretch — and a year later they are paying a gardener, a pool man and a key holder for a property they use for five weeks. A good townhouse in a well-run scheme gives you three floors, a garage, a patio at the back and a terrace at the top, a pool nobody expects you to clean, and gardens somebody else waters while you are in northern Europe. It also costs roughly half. The buyers who are happiest here five years on are disproportionately the ones who bought one level down from what they could afford.
What to check before buying houses for sale in Estepona
Licences and the register entry
Ask for the building licence, the first occupation certificate and the energy certificate, then compare the land registry description against what you are standing in. Added rooms, enclosed porches, converted garages, guest annexes and pools that never reached the register are extremely common across all four categories, and anything undeclared is money the next buyer will want taken off.
Urban land or rustic land
The most important distinction in the house market and the one buyers from abroad understand least. Inside an urbanisation the purchase is conventional. On rural land a different regime governs what may be rebuilt, extended or regularised, and some properties exist under a recognition rather than a full licence. It is entirely checkable at the town hall and it must be checked before an offer.
The community, if there is one
Townhouses and semi-detached houses almost always sit inside a community, and so do a good number of detached houses on estates that maintain roads, gates and lighting. Get the quota in writing, ask what sits in the reserve fund, and read the minutes of the last two general meetings. A well-run community holds values up; a dormant one lets the road surface and the gates decay at everyone's expense.
The plot, before the kitchen
Which way the garden faces, how much of it is level and usable, how private it is from the road and the neighbours, and whether the slope puts the pool in the sun in April or only in July. A kitchen can be replaced in a month; an aspect cannot be replaced at all. Buyers fall for interiors and then live with orientation.
Water, drainage and the boundary
Establish where the water comes from and whether the supply is metered and registered, follow where rainwater leaves the plot, and walk the boundary against the plan rather than the fence, because fences migrate over decades. Our agents on the ground will obtain the licences, the register entry and the accounts before you travel.
What a house costs to keep
The predictable annual bills
Council tax and rubbish, buildings and contents insurance at a higher figure than a flat, water and electricity on a larger scale, the community quota where one applies, and the non-resident return if you live abroad. Together they are a bigger number than apartment owners are used to, and they are entirely foreseeable before you buy.
The pool and the garden
A private pool wants servicing most weeks of the year, with chemicals, pump and filter renewals and the occasional repair. A garden wants either a gardener on a regular contract or a serious commitment of your own weekends, and irrigation through a dry summer costs real money. These two items are what new house owners underestimate, and they scale directly with the size of the plot.
Watching an empty house
If the property stands empty for months, somebody needs to check it, run the taps, clear the gutters before the autumn rain and deal with whatever the last storm moved. Key holding and management cost very little against the value of a house and they are the difference between arriving to a holiday and arriving to a problem.
New build, resale and renovation
What is being built now
A steady pipeline of new houses exists across every municipality, mostly detached and mostly at the upper end, because that is where the margin is. New build brings current insulation, sealed glazing, underground parking and a ten-year structural guarantee; it also brings a staged payment plan, a handover date that can move and a garden with nothing in it for several years. The pipeline is on new developments.
The case for an older house
Thick walls, tiled roofs, deep shaded terraces and gardens with trees that cast real shade. Houses from the eighties and nineties handle August better than anything built since, because they were designed for the climate rather than for a photograph, and they sit on the generous plots of their period. They are the best value on this page.
Reworking one
Kitchens, bathrooms, glazing, insulation and pool plant are all straightforward here and the trades are competent. Moving structure, adding floor area or touching the footprint is where licences, timetables and costs escalate, so establish what is permitted before you commission a plan. If you would rather start from nothing, the land is on plots.
Houses for sale in Estepona — where to go next
By type: townhouses, semi-detached houses, detached villas and fincas.
By municipality: Benahavís, Marbella, Casares and Manilva. If the position is what you are searching on rather than the type, the three cross-coast lists are beachfront, golf property and luxury property. If a flat would in fact suit you better — and for a property used a few weeks a year it very often does — the coast-wide list is apartments. When something looks right, the property alarm will mail you the morning the next one appears, and our rental service will tell you honestly what it would earn.
Answers about houses in Estepona
What do houses for sale in Estepona cost?
From € 170,000 for a townhouse to € 21,500,000 for a villa on the seafront, with the middle of the list at € 1,600,000 and an average built area of 382 square metres. The spread is wide because four different things sit in one list: 904 detached villas, 392 townhouses, 154 semi-detached houses and 49 fincas. The figures per square metre in the table on this page are counted fresh each morning. If you already know which of the four you want, go straight to detached villas, townhouses, semi-detached houses or fincas. The houses for sale in Estepona in the list above hold villas, townhouses, semi-detached houses and fincas in one place — the filters separate them.
Villa, townhouse or semi-detached — what changes besides the price?
The land and the bill that comes with it. A townhouse shares two walls, sits on a small plot and pays a community quota that covers the pool, the gardens and often security — predictable, and cheaper in both purchase and upkeep. A villa is yours alone, which means the pool, the garden, the roof and the gate are also yours alone; budget one to two per cent of the value a year for maintenance, not a quota. Semi-detached sits between the two, usually with the garden of a villa and the quota of a townhouse. 1,245 of the 1,501 current listings have a pool, so it is the normal case rather than the exception — the villas are where it is always private.
Where are the houses for sale in Estepona?
376 of them in Estepona itself, from the old town up into Las Mesas and the hills behind it. The rest along the New Golden Mile: El Paraíso with about fifty, Atalaya with thirty-five, then Cancelada, Selwo and Benamara. Inland the plots get large — the average plot across the list is above six thousand square metres, which is the fincas pulling the figure up. The districts have their own pages, and each one lists what is actually there.
What should I check before buying houses for sale in Estepona?
Four things, and the order matters. The licence of occupation and whether what stands matches what is registered — an extension, a pool house or a glazed porch built without papers is the buyer's problem, not the seller's. The planning classification of the plot, especially inland. Water and drainage: a house off the mains is on a well and a septic tank, and both have rules. And the charges on the register. Our agents on the ground will get the papers before you make an offer, which is the only useful time to read them. We do it on any of the houses for sale in Estepona you shortlist.
What comes on top of the asking price of houses for sale in Estepona?
On houses for sale in Estepona, between 10 and 13 per cent for transfer tax, notary, registry and legal fees, reckoned on the price you agree. 224 of the current listings are new build and taxed differently, with VAT and stamp duty instead of transfer tax. Then the running costs, which on a detached house are the ones people underestimate: pool and garden service, IBI, insurance and the maintenance reserve. For the same type further along the coast, compare houses in Marbella and houses in Benahavís; if nothing fits yet, our property alarm will mail you when it does.

The figures here are counted from our own listings every morning rather than written into the page. Houses in Estepona run at a median of 4,471 € per square metre across 428 comparable listings, with the types spreading widely around it: detached villas at 5,218 €, fincas at 5,040 €, townhouses at 3,911 € and semi-detached houses at 3,822 €.
How to read the table
The price per square metre says what the address costs, not what the house is worth to you. A villa in Manilva at the bottom of the table may sit on a larger plot than one in Nueva Andalucía at the top, and a townhouse in Estepona may be newer than a detached house in Casares. Use the figures to decide where to look, then compare individual properties — and remember that the number of listings in the last column tells you how much choice you actually have in each area.

Estepona sits below Marbella and well below Benahavís per square metre — not because the houses are worse, but because there is more land left here and the Benahavís figure is a position price for hillside villas. For the municipalities themselves see houses in Marbella and houses in Benahavís.
