What property for sale in Elviria costs in November 2026
Counted from our own listings every morning. Apartments in Elviria run at a median of 5,319 € per square metre across 101 comparable listings, houses at 5,269 € across 52. Marbella as a whole sits at 5,911 € and 5,255 €.
Below the municipal figures, and the reason is distance
Twelve kilometres east of the old town buys noticeably more house for the same money than the same budget does on the Golden Mile. What you give up is proximity to Puerto Banús; what you gain is space between the buildings and an airport run of around thirty-five minutes.
How to read the tables
They compare the districts of Marbella with one another, Elviria among them — apartments first, houses below. They cover all apartments and all houses in each district rather than one type each, because a split by district and type together would leave most rows too thin to publish. Use them for the address premium, then the filters at the top of this page for the property itself.

Asking prices, not achieved sale prices. Districts with fewer than ten comparable listings are left out. The figures are counted from our own listings and refreshed with every feed run.
The one district where you can actually compare
Elviria lies on the eastern side of Marbella, about twelve kilometres from the old town, running from a long sandy beach up through pine woods to the hillside of Elviria Alta. There are 170 properties for sale in Elviria at the moment — more than three times what any other district on the eastern side of Marbella offers, and on this coast second only to Nueva Andalucía — asking between € 290,000 and € 9,500,000, with € 745,000 at the midpoint, 203 square metres of building on average and 2,442 square metres of ground behind that.
Most addresses on this coast offer a single kind of home, so choosing between them means choosing between postcodes rather than between houses. Elviria is the exception: a deep apartment market, a deep villa market and a supply of building land sit within minutes of each other. For a buyer who has not yet decided what they want, no other district on this stretch lets you settle the question in one morning.
What that depth is worth
It means the price you are quoted has been tested. In a district with a handful of listings, the asking price is one owner's opinion; in a district with this many, it sits in a range that dozens of comparable properties have already set. A sea view here has a price you can read off the neighbours, and so does a villa in the woods against the same house two streets lower. That is information no small district can give you.
And what it does not mean
That everything here is interchangeable. Elviria stretches from the sand to a hillside several hundred metres up, and the distance between its bottom and its top is as large as the distance between two separate districts elsewhere. Elviria is a region rather than an address, so decide which part of it you are buying before you compare any figures.
What the property for sale in Elviria consists of
Three markets, in order of size
Apartments are the largest group, detached villas the second and plots the third — and the third is what makes this district unusual. Townhouses and semi-detached pairs exist but are the minority here, which is worth knowing if that is specifically what you came for.
The flats
Middle floors dominate, with ground floors behind them and a substantial band of penthouses and penthouse duplexes above. Most sit in gated schemes between the coast road and the beach, with communal pools, gardens and parking, and a good share of the blocks have a lift. The flats are the realistic way into this district. They have a list of their own at apartments in Elviria, and the coast-wide segments are middle floor apartments and penthouses.
The villas
Largely in the pine woods above, on plots that would be unthinkable anywhere near Puerto Banús, with private pools and gardens that have had decades to grow. The top of this market is in the trees rather than on the sand, and so is the widest part of the range. The houses here have a page of their own at houses in Elviria, and the coast-wide lists are houses and detached villas.
The land
A steady trickle of serviced parcels, which no other Marbella district of this size can claim in the same numbers. Unsold parcels are the reason there is still green between these houses: the district was never bought out in a single cycle, and what reaches the market now was held by families through two of them. The building land has a page of its own at plots in Elviria, and the wider lists are residential plots and plots in Marbella.
The geography, which is the whole of the pricing
The beach
A long stretch of sand, wide by the standards of this coast and far less built up than the shore west of Marbella, with beach clubs along it that have been there for decades. The schemes between the coast road and the water command the premium, and the figure drops steadily with every street you move inland.
The pine woods in the middle
Between the beach strip and the hill lies woodland, and a large part of what we list here stands at the edge of it. The wooded band is the quiet heart of the district: villas on wide plots under tall trees, with shade in August and air noticeably cooler than down on the coast road. The canopy is old enough that several streets up there are in shadow by late afternoon.
Elviria Alta, above
The hillside, where the views get long and the prices fall again — the trade being that everything becomes a drive. The upper slopes buy a panorama instead of a promenade, and the ground is steep enough that what the particulars call a plot may be mostly contour.
Where the district sits on price
Above the far eastern corner of the municipality and below the Golden Mile — which is to say in the middle of the Marbella table. What the premium here buys is the beach, the woods and the schools rather than proximity to the centre. The figure per square metre is higher than at Cabopino and lower than west of the town.
What property for sale in Elviria was built, and when
The sixties and seventies went up beside the sand
The first building here was on the flat ground between the coast road and the water: low blocks of two and three storeys, set back from the beach behind planted grounds, with a hotel or two and the beach clubs that came with them. Those schemes were granted gardens that no planning department would release today. The oldest buildings in the district have the most ground around them, which is why a sixties block beside the sand frequently feels less crowded than a scheme finished forty years later.
The eighties and nineties filled the pine wood
The villa wave came next and it went uphill into the trees: detached houses on wide parcels, pitched roofs in curved tile, arches, columns, a pool terrace cut into the slope and a double gate on a quiet street. The wooded band was built one plot at a time rather than as schemes, which is why no two houses up there match and why the streets wander instead of running straight.
The newest houses are on the upper slopes
Above the woodland the ground gets steep and the building gets recent: flat roofs, long glazing, stone and render, the living floor stacked on top of the garage because the contour leaves no other option. Height is what the hillside sells, and the last twenty years of building went looking for it. These are the houses with a view of the whole bay and the longest drive to a loaf of bread.
The commercial centre on the coast road is the district's high street
Elviria has something most of this coast's residential districts do not: a cluster of shops on the main road, with supermarkets, a pharmacy, banks, hairdressers, a handful of bars and restaurants, and parking in front of it. Daily errands here do not involve driving into Marbella, which is a larger part of why families settle on this side of the municipality than any brochure admits. It is also the reason the district has a visible winter population.
The beach clubs behind the sand have been there for decades
The shore here is lined with long-established beach clubs rather than with a public promenade: sun loungers, a restaurant on the sand, a car park behind, and in several cases a hotel behind that. A beach club is what this coast has instead of a paseo at this end. The effect is that the sand is busy in bands and empty in between, and that the beach stays in use for lunch well into the autumn.
Who buys property for sale in Elviria
Families, more than anywhere else on this side of Marbella
Nearly all of the listings here record being close to schools, and there are several international ones within reach. Combined with the beach, the woods and streets that are not thoroughfares, this is the district on the eastern side that most reliably works for a family living here all year rather than visiting.
Buyers who want a beach without a strip
The sand here is wide and the development behind it is low and set back, which is a very different experience from the built-up shore west of the town. A towel and a beach club is a different holiday from a promenade with bars on it, and this is the stretch that matches the first. The coast-wide front line is at beachfront property.
Golfers
A ring of courses sits within a few minutes of the district, and the great majority of the listings here record being close to one — a higher proportion than record the beach. The golf season runs through the autumn and the spring rather than only the summer, which is why restaurants on this side of Marbella stay open when those on a pure beach strip have shut, and why the district has residents in February rather than caretakers. See golf property and the golf-side schemes of the municipality.
And who should look west
Anybody whose life here revolves around Puerto Banús, the Golden Mile or the old town. All three are a real drive from Elviria, and in August that drive is slow. If the centre is where life happens, the addresses around it answer the brief and this one does not.
Owning and letting in Elviria
The woodland edge is a maintained edge
Where the gardens of the upper streets meet the pines, the boundary is kept rather than left: undergrowth cut back through the spring, a cleared margin around the buildings, dead wood taken out before the dry months. The wooded band looks untouched and is not, and the difference between a plot that has been kept and one that has not is visible from the street at the end of a long summer.
Letting
One of the stronger propositions on this coast, because the district has both halves of the calendar: the beach fills July and August while the golf and the mild winters fill the autumn and the spring, and the schools put a market under the longer let as well. Few addresses on this coast have three distinct seasons in one year. Our rental service takes on the licence, the changeovers and the quarterly filings, and gives you a figure after management rather than before it.
Why the nine-month tenant exists here
In most districts on this coast the only realistic tenant is a holidaymaker, which means a turnover of strangers and a changeover between every booking. Elviria is one of the few places with a second kind: the international schools bring families who arrive for a school year rather than a fortnight. They come in September, they leave in June, and they want a house with a garden in walking distance of a gate rather than a sea view. That demand is the reason the villas in the wooded band have tenants in January, and it is unique on this side of the municipality to the districts with schools in them.
What depth does to a district
In a district with this many comparable properties, a sensibly priced one finds a buyer, which is not true where a flat of a given kind appears once every few years. Depth is what makes a market move rather than wait. The attributes that hold their value here are the band you are in, the aspect and — on a villa — the ground, because a house can be rebuilt and a plot cannot be replaced.
Property for sale in Elviria — where to go next
Eastward along the coast: Las Chapas, Artola and Cabopino, where the figures fall the further you go. Westward toward the town: El Rosario, Los Monteros and Río Real. Everything the municipality holds is on one page at Marbella.
The two themed halves of this shelf have pages of their own: the golf-side schemes here and the front line of this beach. By type: apartments and ground floor apartments for the lower end, detached villas and pure luxury in Marbella for the upper, residential plots if you intend to build, and beachfront and golf property for the two positions that hold their value best. Anything still under construction is on new developments, and in a district this large the property alarm is the only practical way to see new listings before everybody else does.
Questions about property in Elviria
What kind of property for sale in Elviria is there?
Three things in roughly equal weight: apartments in gated schemes between the coast road and the beach, detached villas in the pine woods above, and — unusually for Marbella — a steady trickle of bare plots. Townhouses exist but are the minority. Every property for sale in Elviria we hold is in the list above; by type across the municipality see apartments in Marbella, houses and villas and plots.
Why is property for sale in Elviria cheaper than central Marbella?
Distance from the Golden Mile, and nothing about the properties themselves. Property for sale in Elviria sits below the municipal figures per square metre on both counts, houses and apartments alike, and twelve kilometres east of the old town buys noticeably more house for the same money — compare it against apartments in Marbella as a whole. What you give up is the ten-minute run to Puerto Banús; what you gain is space between the buildings and an airport about thirty-five minutes away — closer than from anywhere on the Estepona side.
Why do ground floor apartments cost more than middle floor ones here?
Because on flat ground near a beach the ground floor carries a private garden, and the garden is what the market pays for. That is the opposite of the hillside districts further west — in Selwo, for instance, the floor is the view and the ground floor is the cheapest thing in the building. Worth knowing before you dismiss a ground floor flat out of habit.
Can I still buy a plot and build in Elviria?
Yes, and that is rare in Marbella at this scale — bare land reaches the market here with a regularity no other district of this size can claim. The parcels sit in three quite different places: on the flat ground near the coast road, in among the villas of the pine wood, and on the steep upper slopes where the view is long and the usable part of a plot is smaller than the measured one. What a parcel will carry in height and footprint is set by the municipal plan, so two of the same size on one street can permit different houses. Current land is under residential plots.
Where exactly is property for sale in Elviria, and how far is the beach?
The name covers three bands stacked between the sea and the hills. Between the coast road and the water the beach is a walk of a few minutes and the stock is almost all flats. In the pine wood behind the road it is a short drive and the stock is villas on wide plots. On the hillside of Elviria Alta above that, the sea is a view rather than a destination and the whole bay is in it. Property for sale in Elviria therefore means something different in each band, which is why the district is worth driving end to end in one afternoon. The district immediately east, on the same shore, is Las Chapas.
