How to read the tables
They compare the districts of Marbella with one another, San Pedro among them — apartments first, houses below. They cover all apartments and all houses in each district rather than one type each, because a split by district and type together would leave most rows too thin to publish. Use them for the address premium, then the filters at the top of this page for the property itself.

The one page on this site where people look at a street
San Pedro de Alcántara is a town of its own on the western side of the municipality of Marbella, between Puerto Banús and Guadalmina, with a grid of streets behind a long promenade and a park built over the main road that used to divide it from its beach. There are 151 properties for sale in San Pedro de Alcántara at the moment, from € 183,000 to € 5,900,000, with the middle of the list at € 800,000, an average built area of 205 square metres, an average plot of 1,080 square metres and a median of € 5,134 per square metre.
More of the properties here record a street view than in any other district we publish, and that single odd statistic says more about the place than a paragraph of description could. Everywhere else on this coast a window looks at a garden, a pool, a fairway or the sea, because everywhere else was built as an urbanisation. This was built as a town, and in a town the window looks at the town.
Why that is the point rather than a drawback
Because a street means a pavement, a neighbour, a shop at the corner and somebody walking past at eight in the morning in February. A good share of what we list here is in the town proper rather than in a gated scheme, and roughly two thirds of it records being close to both shops and schools. For a household that intends to live on this coast rather than visit it, that is the whole argument.
And the cheapest way into Marbella
The entry price here is the lowest of any district in the municipality — lower than the valley behind Puerto Banús, lower than every beachside address east of the town, and lower than the golf country west of it. The median per square metre sits among the lowest in Marbella as well. For the municipal schools, the municipal beaches and a Marbella address, this is the cheapest street in the municipality to stand on.
What property for sale in San Pedro de Alcántara consists of
Close to two flats for every house, plus a genuine supply of building land and even a commercial parcel — the full set, which almost no district manages. Middle floor apartments are the largest single group by a wide margin, then detached villas, then terraced houses and penthouses. The flats of the town have a page of their own at apartments in San Pedro de Alcantara, and the wider segments are middle floor apartments and townhouses in Marbella.
A town in three bands
San Pedro reads as one name and works as three quite separate places, and which of them a listing sits in decides almost everything about it. An agent will use the same word for all three, so the first job of any search here is to establish which band a property is actually in and to drive all three on the same afternoon.
The beach side, and the park over the road
For decades the main coast road ran between the town and its own sand. It now runs underneath a long landscaped boulevard, and the effect on the southern edge of the town has been considerable: the beach became walkable and the promenade became continuous, and the properties on that side were revalued accordingly. Around a third of what we list here records a beachside position.
The town itself
The grid: four- and five-storey blocks with shops underneath, a plaza, the covered market, the church, the banks, the health centre and the bus station, with the lifts and the street-level front doors that go with that kind of building. A flat over a shop in a working grid is a different product from a gated urbanisation, and buyers who have only viewed urbanisations are usually surprised by how much of daily life sits within two streets.
The urbanisations behind and beside
North and west of the grid the town gives way to walled streets of villas on real plots, with terraced houses among them, private pools and mature gardens — closer in character to Guadalmina Alta next door than to the blocks in the centre. This is where the houses and most of the plots on this page are, and where the figures run well above the town average. They have a list of their own at houses in San Pedro de Alcántara.
What there is to walk to
This is the part that cannot be reproduced by a developer, and it is the reason the district holds its value through cycles that treat the resort addresses less kindly. A town that worked before the tourists arrived still works when they leave.
The everyday things
A covered market, a weekly street market, independent shops that are not boutiques, chemists, a health centre, state schools, sports grounds, a municipal library and bars where the bill is written on the counter. Most of what we list here records being close to both shops and schools, which in this municipality is far less common than it ought to be.
The promenade and the beach
A long stretch of sand with a continuous walkway behind it, running east toward the marina and west toward Guadalmina, used by residents on a Tuesday in January rather than only by visitors in August. The beach restaurants here stay open outside the season because there is a town behind them to feed.
And the transport, which is unusual here
Nearly half of what we list records being near public transport, which is a sentence that can be written about almost no other district on this coast. There is a bus station in the town rather than a stop on a bypass, the airport is around forty minutes and the motorway is immediately above. A household here can manage with one car, and a teenager can get home without being driven.
Where the golf is
Not in the town, but close on three sides: the courses of Guadalmina to the west, the Golf Valley behind Puerto Banús to the east and the hillside clubs above. Roughly two in five of the properties here record being close to one, without any of the price that a fairway at the bottom of the garden carries. See golf property in Marbella.
How the property for sale in San Pedro de Alcántara was built, decade by decade
The agricultural colony around the church
The town was laid out in the eighteen-sixties as a farming settlement on the plain, with sugar cane in the fields and a mill on the river, and the oldest streets still follow that plan: low two-storey houses, straight lines, a church and a square at the middle of them. The centre is the only genuinely old street plan between Marbella and Estepona, and a handful of those houses still come up for sale.
The blocks that filled the grid
Most of what stands in the town today went up between the nineteen-seventies and the nineteen-nineties, as four- and five-storey blocks with shops at street level, lifts, balconies rather than terraces and interior courtyards. Flats of that era carry separate kitchens and smaller rooms than a new scheme, which is why so many of them have been opened out, and the central grid is where the entry level of this town has always sat.
The villa streets on the edges
North and west of the grid the building moved outward in the nineteen-eighties and nineties into walled streets of detached and terraced houses on proper plots, with pools and gardens that have had thirty years to fill in. The architecture there is whitewashed and tiled rather than flat-roofed, and the plots are larger than anything newer built this close to the sand.
What has gone up since
Recent building in the town has been infill rather than expansion: a block replacing a warehouse, a run of modern townhouses where a market garden was, a rebuilt villa on an old plot. A newly built home here stands among older neighbours rather than in a scheme of its own, and that mix is what keeps the streets looking like streets.
And the two rivers that hold the town in place
The Guadaiza closes the town on the Puerto Banús side and the Guadalmina on the Estepona side, and between them the mountain comes down to within a few kilometres of the shore. That is why San Pedro stops where it does in every direction and why the ground inside it has been built on twice rather than extended outward.
Who buys property for sale in San Pedro de Alcántara
People who are going to live here
The clearest case and the majority of the market. Somebody moving to this coast rather than buying a fortnight in it, who needs a doctor, a school, a supermarket and a bus more than they need a communal pool. Those people keep the shops open in February and they are why this town does not empty out of season.
Buyers priced out of the districts on either side
Puerto Banús lies five minutes east and Guadalmina five minutes west, and both are dearer by the metre. A buyer who wanted either and found the figures impossible can be in the same postcode, the same school catchment and the same beach for considerably less. Very little else between Marbella and Gibraltar gives a buyer that much for stepping one district sideways.
Investors looking at longer lets
A town with residents, schools and a health centre supports a year-round rental market, which is a quite different proposition from a summer-only holiday flat and a steadier one. The entry prices here make the arithmetic work, and a flat near the market will find a tenant in November as readily as in July.
And who should look elsewhere
Anybody who wants a gated resort, a fairway at the end of the garden or silence. This is a town and it sounds like one. For the quiet version of the same coast, Guadalmina Baja across the river; for golf as the organising principle, Nueva Andalucía or the hillside above at La Quinta.
The town year, and letting in it
A town block and a villa street are two different households
In the grid there is little to maintain beyond the building itself: no gardens to speak of, often no pool, a lift rather than a gate with a man on it. A villa in the urbanisations behind the town is a household with a pool and a garden, and the difference between the two shows up in every month of the year, not only in the purchase price.
Letting
Both halves of the market work here, which is rare: short stays through the summer on the strength of the beach and the promenade, and long lets through the year on the strength of the town. Our rental service will price both and quote after management rather than before it.
Resale
A town is a more durable asset than a resort. What holds value here is the walk: to the market, to the promenade, to the school and to the bus, and none of those four is going to move. Position in the grid outlasts decoration, and in a town of this size the good positions were taken long ago.
Property for sale in San Pedro de Alcántara — where to go next
Immediately west, across the river: Guadalmina Alta with the cheapest apartment metre in Marbella and Guadalmina Baja with the largest plots. Eastward: Puerto Banús and the valley behind it at Nueva Andalucía, with La Quinta on the hillside above. Marbella in full, district by district, is on Marbella.
The two themed halves of this town have pages of their own: the homes along the sand here and the golf-side streets of the town. By type: middle floor apartments in Marbella and penthouses for the town blocks, townhouses and detached villas for the urbanisations behind, and plots in San Pedro de Alcántara for the ground, with residential plots and commercial plots in Marbella as the municipal versions. Beachfront property in Marbella is the front line here and beachfront the coast-wide version; everything still being built is on new developments. On a page that turns over as often as this one, the property alarm is how to be early.
Questions about property in San Pedro de Alcántara
What kind of property for sale in San Pedro de Alcántara is there?
A full spread, which is rare on this coast: apartments in blocks around the centre and in gated schemes towards the beach, villas on the quieter streets and in the surrounding urbanisations, townhouses between the two, and the occasional plot — which almost no other address this close to Puerto Banús can offer. Every property for sale in San Pedro de Alcántara we hold is in the list above; by type across the municipality see apartments in Marbella and houses and villas.
Why is property for sale in San Pedro de Alcántara cheaper than in Puerto Banús?
Because property for sale in San Pedro de Alcántara is priced as a town rather than as a harbour. Five minutes east, the marina carries the dearest apartment prices in the municipality; here both apartments and houses sit below the Marbella average. That gap is the largest short-distance price difference on this part of the coast, and what you give up is walking distance to the port — not to the beach, which the boulevard and the promenade put within reach. See Puerto Banús for the comparison.
What is the boulevard?
The through road that used to cut the town in half now runs in a tunnel, and a long landscaped boulevard sits on top of it between the centre and the beach. It changed the district: the walk from the square to the sand is a walk rather than a road crossing, and the streets either side have been revalued accordingly. Which side of it a property sits on is the first question to settle here, because the beach side and the town side are two different markets — front-line stock along the coast is collected under beachfront property.
What is the cheapest way into property for sale in San Pedro de Alcántara?
A townhouse. They run a long way below the district's own apartments per square metre and at less than two thirds of a detached villa, and they buy a private garden, a garage and a walk into town. They are also the stock that buyers from outside the area never think to look at, which is precisely why they stay affordable — see townhouses in Marbella for the municipality-wide picture.
Can I live here without a car?
Yes, and on this coast that applies to perhaps three addresses in total. There is a church square, a weekly market, schools, a health centre and supermarkets that stay open in winter, all within walking distance of the centre, plus a promenade that runs to Puerto Banús. It is the main reason families and permanent residents choose this town over the urbanisations around it. Our property alarm mails you as soon as a property for sale in San Pedro de Alcántara matches what you are after.
