What property for sale in Puerto Banús costs in November 2026
Counted from our own listings every morning. Apartments in Puerto Banús run at a median of 7,576 € per square metre across 145 comparable listings, houses at 8,159 €. Marbella as a whole sits at 5,911 € and 5,255 €.
The penthouse figure
Penthouses here run at 11,364 € per square metre — the highest figure for any property type we count anywhere on this coast. It is a small sample and a specific product: a roof terrace within walking distance of the harbour cannot be built again.
How to read the tables
They compare the districts of Marbella with one another, Puerto Banús among them — apartments first, houses below. They cover all apartments and all houses in each district rather than one type each, because a split by district and type together would leave most rows too thin to publish. Use them for the address premium, then the filters at the top of this page for the property itself.

The gap between the name and the list
Puerto Banús is the marina west of Marbella town and the quarter of streets, blocks and gated schemes that grew up around it after the harbour opened at the end of the nineteen-sixties. There are 163 properties for sale in Puerto Banús at the moment, from € 300,000 to € 24,000,000, with the middle of the list at € 975,000, an average built area of 187 square metres and a median of € 7,692 per square metre — and the single most expensive listing on this entire website stands on this page.
Two things are true about this district at the same time, and most of what is written about it only admits the first. It holds the kind of property nothing else on this coast competes with — an eight-bedroom penthouse above the harbour — and the steepest square metre of any home around it. It also sells more two-bedroom flats than anything else, and half the properties on this page are exactly that. The name trades on the top of the market; the market itself is mostly apartments.
Why that matters to an ordinary buyer
Because the reputation puts people off before they look. A buyer who assumes this address is out of reach never finds out that the middle of this list sits below several quieter districts on the eastern side of Marbella, and that a flat a few streets back from the harbour costs what a flat in a golf urbanisation costs. The premium here is concentrated at the front and at the top rather than spread evenly.
And what the extremes are actually for
They set the ceiling, and the ceiling is what makes the address. A district that can sell a penthouse in eight figures is a district whose two-bedroom flats are supported by the same demand. That is the honest investment case, and it is also the reason the ordinary stock here holds value better than its specification would suggest.
What property for sale in Puerto Banús consists of
Apartments, overwhelmingly: middle floors in the main, then ground floors, with penthouses, duplexes under the roof and top floors above them. Behind that sits a small number of houses — detached villas, semi-detached pairs and a couple of terraced houses — and two building plots in the whole district. Two bedrooms is the commonest size by a wide margin. The flats of the district have a page of their own at apartments in Puerto Banus, the houses at houses in Puerto Banus, and the wider segments are middle floor apartments and penthouses.
A quarter that was finished decades ago
New build hardly exists in this quarter, and that is not a quirk of the current list. The harbour and the streets behind it were built out in a single generation, bare land comes up only as the rare single parcel, and the ground that is not built on is either road, car park or the water itself. There is nowhere left in this quarter to put a building.
Which means the stock improves by renovation
A third of the properties here describe themselves as recently renovated or refurbished, and a handful openly need the work doing. In a district where no developer can add anything, that refurbishment trade is the only way the housing gets better, and it is a normal transaction rather than an adventure — there are trades in Marbella who do nothing else and plenty of comparable evidence to tell you whether the sums work.
How a block of that period was drawn
The quarter went up in the nineteen-seventies and eighties in mid-rise blocks of four to seven floors, stepped back on the upper levels so the top apartments gained a roof terrace. Deep covered terraces were the default rather than an upgrade, ceilings sit lower than in a modern scheme, and kitchens were drawn as separate rooms, which is why so many flats here have had a wall taken out.
Mid-rise, with a lift and a garage under it
Almost every building in the quarter has both, and that single fact describes the district better than any price does: this is a place of stacked flats around shared gardens, not of villas on plots. A lift and an underground garage are the shape of this quarter, and they are the reason a two-bedroom flat here lives differently from a two-bedroom house ten minutes inland.
Living beside a marina
This is the part a set of particulars will not tell you, and it is the difference between a purchase that works and one that gets sold again in two years. The harbour is a working marina with restaurants, shops and nightlife around it, and the experience of owning here depends almost entirely on how many streets separate you from the quay.
August on the front
Loud, busy and parked solid. For six or seven weeks the district carries a crowd that arrives from the whole of the coast, and the streets closest to the harbour carry the noise of it until the small hours. Plenty of owners come precisely for that. Two streets back from the quay is a different summer altogether, and the quarter is deep enough to offer both.
February behind it
Out of season the quarter is quieter and more residential than visitors imagine. A good share of what we list records being close to shops, schools and the town, and the quarter has the supermarkets, the chemists, the schools and the bus routes that a household needs through the year. The marina in winter is a pleasant place to walk rather than a place anybody queues to get into.
Parking, which is the real currency
The one thing the harbour has never had enough of. The quarter was laid out before two cars a household was normal, the public car parks fill by mid-morning in August, and the kerbside is mostly double-parked. A garage space here is part of the property rather than an extra, and in the older blocks there is one space to a flat and no second one to be had at any price.
And the view most people assume they are buying
Rather fewer of these properties look at the water than the name suggests, and rather more look at a garden, a pool or the mountain behind. That is not a criticism — a garden outlook on a quiet interior block is what many buyers should want here — but it does mean the sea and harbour views are a specific, priced subset rather than the default. Three outlooks sit side by side at the same floor area: the water, the gardens, and the mountain behind.
Where the property for sale in Puerto Banús stands, quay outward
The quay frontage
A single row of buildings faces the moorings, with the ground floors given over to restaurants and shop windows and the apartments stacked above them. Nothing on this coast puts a front door closer to a working harbour; equally, nothing puts a bedroom closer to a terrace full of diners, and the two come in the same package.
The complexes either side of the harbour
West of the moorings the gated schemes sit directly on the sand with gardens and pools between the blocks and the water; east of them the buildings turn to face the beach that runs toward the Río Verde. A gate and a garden between the street and the sand are what the front line sells here, and those are the addresses that change hands least often.
The residential pockets behind the main street
Inland of the shops the quarter turns into ordinary streets of low blocks, with the supermarkets, the chemists, the schools and the bus stops among them, and the few detached and semi-detached houses of the district tucked into the quietest of them. Walking time to the moorings is five to ten minutes from most of it, and nothing of the August crowd reaches that far.
And the two edges
The Río Verde closes the quarter on the Marbella side and the beach runs on unbroken toward San Pedro on the other, while the dual carriageway forms the inland boundary with the golf valley climbing immediately beyond it. The district is bounded on all four sides and cannot be extended, which is the single most important thing to understand about it.
Who buys property for sale in Puerto Banús
Buyers who want to walk to everything
The strongest argument the district has. The shops, the restaurants, the beach, the cinema and the bus are all on foot from here, which is true of almost nowhere else in the municipality at this price. For somebody who would rather not drive to dinner, that convenience is the purchase and the noise in August is the rent paid for it.
Investors, in larger numbers than anywhere near here
Short-stay demand runs from Easter to October and the name does a great deal of the marketing by itself. The two-bedroom flats that make up half this page are the units that market works best for, which is exactly why so many of them come up. A two-bedroom flat with a garage space is the working unit of this district, and it is the one that trades most often.
And buyers at the very top
A small number of properties here are in a different market altogether, priced on an address and a terrace above the harbour rather than on any measurable comparison. There are only a handful at any one time, and the figure per square metre they reach is the highest we record anywhere between Marbella and Gibraltar. See pure luxury in Marbella.
Who should look one district inland
Anybody who wants a plot, a garden, quiet in August or a lot of floor area for the money. The valley directly behind the marina is five minutes up the hill and sells all four: Nueva Andalucía is the deepest district on this coast and its median per square metre is well below this one. For a town on foot without the crowd, San Pedro de Alcántara is ten minutes west.
The marina year, and who is here for it
Easter to the clocks changing
The season at the harbour is long by the standards of this coast: it opens at Easter, holds through the summer and does not really close until the clocks go back. The quarter carries visitors for more than half the year, which is why so many of its flats are let and why the proportion of residents to visitors differs from one block to the next.
Letting
Among the strongest cases anywhere on this coast, with a season that starts at Easter and does not really stop until the clocks change. Our rental service carries the arrivals, the cleaning, the paperwork and the quarterly returns, and quotes a net figure rather than a headline one.
Resale
This district has one asset that cannot be diluted: there is no more of it. No developer can add a block, the parcels are gone and the harbour is where it is. What holds value here is the distance to the quay, the aspect and the parking — and, as much as any of them, the condition of the building the flat sits in.
Property for sale in Puerto Banús — where to go next
Inland and above: Nueva Andalucía in the valley behind, then La Quinta higher up. Westward along the coast: San Pedro de Alcántara, Guadalmina Alta and Guadalmina Baja. Eastward toward the town and beyond it: Los Monteros and Río Real. The municipality in full is on Marbella.
The front line of this district has a page of its own at the homes on the sand here, and the ones filed under golf, where the courses lie a short drive up the valley rather than at the door, at golf-side homes near the harbour. By type: middle floor apartments in Marbella and ground floor apartments for the bulk of this page, penthouses for the top of it, detached villas for the few houses, and beachfront property in Marbella for the front line. Nothing here is under construction, but everything that is anywhere on the coast is on new developments. Because the good flats in this district are sold before they are advertised, the property alarm is the only way to be early.
Questions about property in Puerto Banús
What kind of property for sale in Puerto Banús is there?
Apartments, overwhelmingly: middle-floor flats in the front-line blocks around the port, ground floors with gardens in the gated schemes behind them, and penthouses on top of both. Villas are a small minority and sit mostly towards Nueva Andalucía and the Golden Mile; plots effectively do not come up, because there is nothing left to build on. Every property for sale in Puerto Banús we hold is in the list above, and the roof terraces specifically are under penthouses in Marbella.
Why is property for sale in Puerto Banús so expensive?
Walking distance, and nothing inside the flat: property for sale in Puerto Banús is priced by the metres you walk, not by the metres you own. Almost nothing here is more than a few hundred metres from the harbour or the sand, and that land ran out half a century ago. Apartments run well above the Marbella average per square metre and penthouses further again — the highest figure for any property type we count anywhere on this coast. If the number is the obstacle, Nueva Andalucía starts immediately inland at a markedly lower level.
What is it like to live here out of season?
Like a different place. From June to September the port is loud, busy and lit until the early hours; from November to March it is a quiet coastal neighbourhood with half the restaurants shut. If a place that stays open all year matters more than the harbour, San Pedro de Alcántara is five minutes west. Both versions are real, and anyone buying for permanent use should see the winter one before committing — the summer sells itself, the winter is what you actually live in.
Who is in Puerto Banús, and at what time of year?
Visitors, for a longer stretch of the calendar than anywhere else on this coast. The harbour starts filling at Easter, holds right through the summer and does not really empty until the clocks go back, and the two-bedroom flats behind the front row are the units that trade runs on. Out of season the quarter turns residential again: the terraces on the quay thin out, the supermarkets and the chemists carry on as normal, and the people on the pavements are the ones who live there. That long season is why the balance of visitors to residents differs so sharply from one building to the next, and why a block can feel like a hotel in August and like a neighbourhood in February. What looking after a flat through both halves of that year involves is set out under rental services.
Does property for sale in Puerto Banús come with a view of the water?
Less often than the name leads buyers to assume. Rather fewer of these homes face the harbour or the open sea than people expect, and rather more face a communal garden, a pool or the mountain standing behind the quarter. That is not a weakness in the stock — an interior flat on a quiet block looking into its own gardens is what a good many buyers here should want, and it costs appreciably less than the same floor area turned toward the water. Where a view does come with a home it arrives in one of three kinds: the moorings and the boats, the open sea above the beach, or La Concha behind the valley inland, and each of the three carries its own premium. The outlook therefore separates two otherwise identical flats of property for sale in Puerto Banús far more than anything inside them does. The front-line homes of the municipality are gathered at beachfront property in Marbella.
