R5523496Detached Villa in Puerto Banús461 m², 5 bed, 4 bath€ 1,900,000Houses for sale in Puerto Banús
19 properties for sale in Puerto Banús · € 650,000 to € 12,000,000 · median € 7,988/m²
There are 19 houses for sale in Puerto Banús on our books, from € 650,000 to € 12,000,000, with the middle of the list at € 2,700,000, an average interior of 427 square metres, an average terrace of 175 square metres, an average plot of 965 square metres and a median of € 7,988 per square metre. Two of those figures sit oddly together: this is the highest rate per square metre of any house market we publish, and the plots are among the smallest.
Everywhere else on this coast, the dearest houses stand on the largest land. Here they do not, and that inversion is the most useful thing to understand before you look at a single listing.
What the houses for sale in Puerto Banús are actually priced on
Not land, not floor area, and in most cases not the view. The thing being paid for is the walk.
Everything is on foot from here
Two thirds of this page records a position close to the port and half close to the marina; two thirds is close to town and a third beachside. A handful record a port or town setting outright, which means inside it rather than near it. No other house market on this coast puts a marina, a beach, a high street and several hundred restaurants inside a walk of your own front door.
Why that commands a premium over land
Because land can be bought elsewhere and this cannot. A thousand extra square metres of garden is available ten minutes inland at a fraction of the price; a house you can walk home to from dinner at the port exists in one place. Scarcity sets price, and what is scarce here is proximity rather than space.
What the dearest house on the page tells you
It is not the biggest. The most expensive property here has an interior well under half that of the largest house on the list, and its rate per square metre is the highest of any house we have on our books anywhere. Nobody pays that for rooms. They pay it for the address and for what is around it. The highest band on this coast, every district together, is pure luxury.
The plots under the houses for sale in Puerto Banús are small by villa standards
Average plot size here is a fraction of what the villa districts a few minutes west record, and that is deliberate rather than accidental.
The land was divided for value, not for gardens
When the port was built in the nineteen-sixties the land around it became the most valuable on the coast overnight. Valuable land gets divided small, because a smaller parcel still sells and a larger one wastes the position. The result is villas on plots that would be considered modest in Elviria or Guadalmina Baja.
What that means for the house you get
Houses that go up rather than out. Interiors here are generous — the average is well above three hundred square metres — but they are stacked on a compact footprint, often over three levels with a basement. Terraces are large relative to the plot and do a lot of the work the garden does elsewhere.
And what it means for the garden
That it is a courtyard rather than a park. Nearly every house on this page has a pool, and on a plot of this size the pool and the terrace together are most of the outdoor space. If a lawn is what you want, the honest comparison is houses in Guadalmina Baja, which has plots several times the size at a lower rate per square metre.
Four kinds of house, which is unusual for a market this small
Eighteen properties and four different kinds of home among them, including the only bungalow on any of our district house lists.
The villas
Just over half the page: detached houses on compact plots, mostly with four to seven bedrooms, private pools and a garage. They run from a little over a million to the top of the list, and they are what most buyers come here for. See detached villas.
The semi-detached houses, which are the surprise
A substantial group — more of them, proportionally, than almost any other house market we cover. They are the sensible way into this district: your own front door, your own garden and pool in several cases, one shared wall, and a price well below the detached houses around them. For a buyer who wants the walk rather than the acreage they are frequently the right answer. That whole segment across the municipality is on semi-detached houses in Marbella.
And the townhouses at the bottom
Two of them, and the cheaper is the least expensive property on this page by a wide margin — a four-figure-per-metre rate in a district whose median is five times that. A large terraced house a walk from the marina is the one genuine value position here, and it exists because terraced houses are not what people picture when they picture Puerto Banús.
How big the houses for sale in Puerto Banús are
Larger than the plots suggest, and distributed in a way that tells you who built them and for whom.
Six bedrooms and four bedrooms, in equal measure
Those two are the commonest counts on this page, with a group at seven and a group at five and a single two-bedroom house at the bottom. A district of compact plots producing six and seven bedroom houses is only possible because the houses are tall — three levels and a basement is the normal arrangement here, and it is why the interior figures look so generous beside the plot figures.
What living on several levels is actually like
Stairs, and a lot of them. It is the one thing nobody considers at a viewing and the first thing that matters ten years later. A house of this kind usually puts the bedrooms above and the living space at garden level, with the plant, the garage and often a cinema or a gym below — which works beautifully at fifty and less well at eighty. Ask whether there is a lift, because in this district a surprising number of houses have one.
And the terraces, which carry the garden
The average terrace among the houses for sale in Puerto Banús runs to well over a third of the interior, which is high and necessary: on a plot this size the terrace is the garden. Note that no rate per square metre counts terrace area, so every house here looks dearer by the rate than it is — and on this page, where the rates are already the highest we publish, that distortion is worth correcting for before you take fright at a number.
Not one of the houses for sale in Puerto Banús needs renovating
Every property on this page describes itself as excellent or good. Not a single one records renovation or restoration as required, which across our house markets happens on only one other district list.
Why the stock is in order
Because nothing here is cheap enough to neglect. At these values a house is maintained, insured and usually refurbished at least once, and an owner who stops spending sells rather than lets it slide. The market does the maintenance, in effect.
What that costs you
The chance to add value. There is no project on this page, no tired villa on a good plot waiting to be rebuilt, and therefore no way to buy in below the market and work your way up. You are paying the finished price for a finished house.
And what it saves you
Risk and time. There are no unpleasant discoveries waiting in a house that has been looked after continuously, so what you agree is close to what you end up spending. If you own one of these and are weighing a sale, sell your property sets out how we handle it.
What the houses for sale in Puerto Banús look out at
Less water than the name suggests, and the reason is the same one that keeps the plots small.
Gardens and pools first
Three quarters of this page records a garden view and half a pool view, against half for the sea. In a district built densely on low ground, what a house sees is its own courtyard — which given the quality of the planting and the size of the terraces is not a hardship, and is permanent in a way a sea view over somebody else's plot is not.
The ones that do see the sea
Half the list, and a couple record a beach view outright — the sand itself in the frame rather than the water in the distance. Those are the properties closest to the shore and they carry the premium you would expect. Everything on the municipal front line sits on beachfront in Marbella.
And the ones that see the street
A handful record an urban view, which in a listing usually signals something gone wrong and here signals something quite specific: the house is in the district rather than on its edge. For somebody buying Puerto Banús in order to walk out into it, that is the point rather than the problem.
What the houses for sale in Puerto Banús are like to own
Three practical matters, all of them visible in the figures.
Every one of them has a pool and somewhere to park
Without exception on this page, which is worth stating because in this district neither is a given — parking in Puerto Banús is the single most contested commodity in the area, and a house with a garage and a drive is holding something genuinely valuable. Check how many cars actually fit, and whether the space is on the deed.
Half of them are not gated
Only half the page records a gated complex. The rest are on public streets with alarms, walls and electric gates handled plot by plot. In a district with this much footfall that is a real consideration, so ask what exists on the particular street and whether the road has any patrol arrangement.
And August is not quiet
This is the honest caveat and it applies to the whole district. The port in high summer is loud, busy and lit until very late, and the streets around it carry traffic at hours when a residential district would not. Several of the houses on this page are far enough back to be unaffected and several are not. Go and stand outside at midnight in August before you sign, or at least ask somebody who has.
Before you offer on houses for sale in Puerto Banús
Two comparisons and three checks.
Compare with the golf valley behind
Immediately inland is the deepest house market in the region, houses in Nueva Andalucía, with several times the choice, far larger plots and a lower rate per square metre. It is a five-minute drive and a completely different life — garden and golf rather than pavement and port. Most buyers who look at this page should look at that one too.
Compare with the flats in the same district
The apartment market here is several times the size of this one and sits in exactly the same streets: apartments in Puerto Banús. If the walk is what you are buying rather than the garden, a flat buys the same walk for considerably less. Every house in the municipality sits on houses in Marbella.
And the three checks
Count the parking and confirm it is deeded. Walk the route from the house to the port and back at night in summer. And if the right house is not on the page today, set the criteria once and our property alarm writes the morning one appears — this is a small market that trades a handful of times a year, much of it quietly. Our agents in Estepona will have the title, the rates bill and the parking position in hand before a viewing trip, everything in the district together is property for sale in Puerto Banús, and what letting one of these involves is on rental services.
Questions about houses for sale in Puerto Banús
Why are the houses for sale in Puerto Banús the dearest per square metre on the coast?
Because what the houses for sale in Puerto Banús are priced on is the walk rather than the land. Two thirds of this page records a position close to the port, two thirds close to town and a third beachside, and no other house market on this coast puts a marina, a beach, a high street and several hundred restaurants inside a walk of the front door. Land can be bought ten minutes inland at a fraction of the price; this proximity exists in one place. The dearest house here is not the biggest — its rate per square metre is the highest of any house on our books. See pure luxury.
Why are the plots so small?
Because valuable land gets divided small, and the houses for sale in Puerto Banús stand on the most valuable land on this coast. When the port was built in the nineteen-sixties the ground around it became the most valuable on the coast overnight, and a smaller parcel still sold while a larger one wasted the position. The result is villas on plots that would be thought modest in the districts west of here. The houses compensate by going up rather than out — interiors average well above three hundred square metres over several levels — and the terrace does much of the work the garden does elsewhere. For big plots, see houses in Guadalmina Baja.
What kinds of house are the houses for sale in Puerto Banús?
Four kinds in a market of eighteen, which is unusual. Just over half are detached villas on compact plots. A substantial group is semi-detached — proportionally more than almost any house market we cover, and the sensible way into the district: own front door, own garden, one shared wall, a price well below the detached houses around it. Two are townhouses, and the cheaper of those is the one genuine value position on the page. There is also the only bungalow on any of our district house lists. See semi-detached houses in Marbella.
Is there anything to renovate among the houses for sale in Puerto Banús?
No. Every one of the houses for sale in Puerto Banús describes itself as excellent or good, and not one records renovation or restoration as required — true of only one other house market we list. Nothing here is cheap enough to neglect: at these values a house is maintained and usually refurbished at least once, and an owner who stops spending sells. The cost is that there is no way to buy in below the market and add value; the benefit is that a house looked after continuously holds no unpleasant surprises. See houses in Marbella.
Is it noisy?
In August, yes — and this is the honest caveat about the whole district. The port in high summer is loud, busy and lit until very late, and the surrounding streets carry traffic at hours a residential district would not. Several houses on this page are far enough back to be unaffected and several are not, and no listing field will tell you which. Go and stand outside at midnight in August before you sign. The flats in the same streets, for comparison, are apartments in Puerto Banús.
