137 properties for sale in Puerto Banús · € 445,000 to € 24,000,000 · median € 7,576/m²
There are 137 apartments for sale in Puerto Banús on our books, from € 445,000 to € 24,000,000, with the middle of the list at € 895,000, an average built area of 163 square metres, an average terrace of 55 square metres and a median of € 7,576 per square metre. Two facts about that list are worth having before you scroll it: the commonest property on it has two bedrooms, and not one single listing is new building.
Both of those will surprise anybody who knows the name only from the harbour. The port sells an image of yachts and watch shops. The list sells flats, most of them modest, in buildings put up over the last fifty years by people who have since sold them on.
What the name promises and what the apartments for sale in Puerto Banús list contains
Over half of the apartments for sale in Puerto Banús here have two bedrooms. Add the one-bedroom flats and the studio and the share grows further. The four, five and six-bedroom properties, the ones the name conjures, are a handful at the top. If you came expecting that the entry price here was out of reach, the figure in the table above will be lower than you assumed.
Why the entry price is lower than the reputation
Because the port was built as a marina with housing around it rather than as an enclave of villas, and the housing was built dense: low blocks, courtyards, garage levels, two-bedroom plans repeated hundreds of times. That stock is now second-hand, it is held by thousands of different owners, and some of them need to sell this year. A famous address with a deep supply of small flats produces a market with a genuinely accessible bottom end.
And why the top end is in a different league entirely
The dearest listing on this page is the dearest home anywhere on this site — a penthouse whose terrace is as large as its interior, at a rate per square metre several times the median of the page it sits on. It is not competing with the flats below it in any meaningful sense. The comparison for it is pure luxury in Marbella, and the only thing it shares with the two-bedroom flats on this list is a postcode.
What the spread does to any average
From cheapest to dearest on this page is a factor well into double figures, and the rate per square metre spreads nearly as widely. That is why the table above quotes a median rather than an average: the mean of this list would sit far above the price of most of the properties in it and would describe nothing you could actually buy. Use the median, then compare a specific flat against the two or three genuinely like it.
Not one of these apartments for sale in Puerto Banús is new
There is no new building on this page, and that is structural rather than seasonal. The ground around the port was built out decades ago, there is no undeveloped parcel of any size left inside the district, and what little comes forward anywhere nearby is a replacement rather than an addition. Everything for sale here is somebody else home.
What that changes about the purchase
It makes the condition of the building the whole game. In a new scheme the structure is guaranteed and the question is the handover date; here the questions are the roof, the lift machinery, the garage ramp, the pool plant and the façade, because salt air works on all five and a community that has been deferring the bill will present it to you. Read the reserve fund and the minutes of the last two general meetings before the floor plan.
The condition field is worth reading closely
Most of these listings describe themselves as in excellent or good order, a substantial minority as recently renovated or refurbished, and a few as requiring work. Those last ones are where the value sits for a buyer with the appetite for it: in a district where nothing new can be built, the only way to create a modern flat is to gut an old one, and the arithmetic usually works if the position is right.
And where the bargains genuinely are
A handful of listings here carry the attributes reduced, bargain or distressed. Treat all three words with suspicion and then look anyway, because in a market with this much second-hand depth, a seller with a reason to move produces a real discount rather than a marketing one. Our property alarm exists mostly for exactly this: the one that is priced properly goes in days.
Where the apartments for sale in Puerto Banús actually stand
Beachside, which most of them are
The great majority of this list records beachside, a large minority records beachfront outright and a smaller group sits in a front line beach complex. That is the strongest single attribute of the district: the port is on the water, the housing is on the water, and the walk from a flat to the sand is measured in minutes rather than kilometres. The front line proper, across the whole municipality, is under beachfront in Marbella.
Beside the port and inside a town
Almost all of these listings record close to shops and close to the port, and most close to the marina and the town. Practically that means a flat here can be lived in without a car — the supermarkets, the chemists, the restaurants and the bus are all walkable, which is true of very few districts between Marbella and Gibraltar. It is also why this is among the best letting districts on the coast.
The lift, which is almost universal here
Most of the apartments for sale in Puerto Banús record a lift, which is a far higher share than the coast as a whole and a direct consequence of the district being built in blocks rather than in low terraces. It matters for resale, for letting and eventually for you. The minority without one are usually in the older, lower buildings, and they should be priced accordingly.
And parking, which is the real local currency
A majority record underground or private parking, and in this district that is not a convenience but a substantial part of the value. The streets around the port in August are not an option at any hour, and a flat without a deeded space is a flat whose owner spends the summer circling. Ask whether the space is in the deed or merely allocated by the community, because the two behave very differently once a building is full.
The floors of the apartments for sale in Puerto Banús, which are separate markets
Middle floors, the body of the list
More than half of this page is middle-floor flats, and they are the cheapest route into any given building — no garden to pay for, no roof terrace, no ground-floor security worry. If your aim is to own something in this district at the lowest sensible figure, this is the segment to work through. The coast-wide list is middle floor apartments.
Ground floors and their gardens
Roughly a fifth of the list sits on the ground with a terrace or a garden, and on this coast those usually ask slightly more per square metre than the floor above — because the garden is not counted in the built area and therefore not in the rate. For a family with small children or a dog they are the only sensible choice, and they let well for the same reason.
Penthouses, where the terrace is the purchase
Penthouses and penthouse duplexes together make up a sixth of this page, and they are the segment where the published rate per square metre is least informative, because a roof terrace of a hundred square metres adds nothing to the built area and a great deal to the life. A roof cannot be added to a building later, which is why this segment holds value better than the floors below it. The coast-wide list is penthouses.
And the terraces across the whole list
The average terrace on this page is a serious fraction of the average interior, and the top of the list is where that ratio becomes extreme. Count the terrace into the size when you compare two flats, and then look at which way it faces and whether it is covered — an uncovered west-facing terrace is a furnace in August and a joy in April, and no listing will tell you which problem you are buying.
The questions an older block raises
Because nothing here is new, every purchase on this page is a purchase of a community as well as a home, and the community has a history. These are the four things that most often change a price after an offer has been accepted, and all four are answerable before one is made.
What has been voted on and not yet paid for
A façade, a roof, a garage ramp or a lift replacement agreed at a general meeting is a debt attached to the flat rather than to the owner who agreed to it. The minutes will say what was decided and the accounts will say whether the reserve fund covers it. If it does not, the difference arrives as a levy, and it arrives to you.
What the salt has done
Within sight of the water, railings, window frames, lift machinery and pool plant corrode on a timetable, and a building that looks immaculate from the courtyard can be a decade behind on all four. Ask what has been replaced and when, and prefer a community whose money has gone into the structure rather than into the planting.
Whether the registry matches the flat
Glazed terraces, absorbed storerooms, a bedroom made out of a utility space: all common here, all invisible on a listing, and any of them unregistered will stop a sale at the buyer lawyer stage until it is resolved. It is the commonest cause of delay in a purchase on this coast and the cheapest thing to check early.
And what the neighbours do in August
A block where half the flats are let by the week has a different character, a different noise level and a different set of arguments at the annual meeting from one where most owners are resident. Neither is wrong, but they are not the same purchase, and the statutes plus a conversation with the administrator will tell you which one you are joining.
What apartments for sale in Puerto Banús are for
Letting, which a large share of this list is built around
A substantial number of these listings carry the holiday-homes or investment attribute, and the reason is the walk: guests book what they can reach on foot, and from here that is the sand, the port, the restaurants and the shops. The season is longer than on an isolated beach strip because the port works in February. Whether a specific flat can be let short-term is decided by the community statutes rather than by the licence, and rental services sets out the rest.
Living here all year
Entirely possible, and a minority do it, but go in knowing what August is: the district receives a large share of the coast visitors and the streets reflect it. The compensation is the other ten months, when the port is pleasant, the restaurants are half empty and everything is still open. Visit in both before deciding, because this is a district people love in one season and regret in the other.
And as a first purchase on this coast
It is a defensible choice, for one reason that has nothing to do with glamour: in a district where nothing more can be built, the supply is fixed and the demand is international. That is the nearest thing to a durable position on this coast. The other places to weigh against it are the deeper flat market up the hill at apartments in Nueva Andalucía and the working town along the coast at San Pedro de Alcántara.
Before you offer
Get the registry extract, the community statutes and accounts, the minutes of the last two general meetings and the quota certificate, and on an older block ask specifically what has been voted on for the façade, the roof and the lift. Our agents in Estepona will have all of it in hand before a viewing trip rather than during it. Everything we hold in the district, houses included, is on property for sale in Puerto Banús, and the municipal flat list is apartments in Marbella.
Questions about apartments for sale in Puerto Banús
What is the cheapest way into apartments for sale in Puerto Banús?
A one or two-bedroom middle-floor flat in an older block away from the front line. Over half of the apartments for sale in Puerto Banús have two bedrooms and more than half sits on a middle floor, so the supply at that end is real rather than token, and the figure in the table above is lower than the reputation of the address suggests. The coast-wide segment is middle floor apartments, and our property alarm will write to you when a correctly priced one arrives.
Why is there no new build here?
Because the ground around the port was built out decades ago and there is no undeveloped parcel of any size left in the district. Every one of the apartments for sale in Puerto Banús is second-hand, which shifts the whole of the due diligence onto the building: the roof, the lift machinery, the garage ramp, the pool plant and the façade, all of which salt air works on. Read the reserve fund and the minutes of the last two general meetings before the floor plan. New schemes across the five municipalities are on new developments.
Is the most expensive listing really worth that much?
It is the dearest home on this entire site, and it is not competing with the flats beneath it: a penthouse whose terrace is as large as its interior, at several times the median rate of this page. Judge it against pure luxury in Marbella rather than against its neighbours. It is also the reason the table above quotes a median instead of an average — the mean of this list would describe nothing you could buy.
Can I live in apartments for sale in Puerto Banús without a car?
Yes, and that is unusual on this coast. Almost every listing records close to shops and close to the port, most record the town and the marina, and the great majority are beachside. Parking is still worth paying for, though: the streets in August are not an option, so establish whether a space is deeded to the property or merely allocated by the community before you offer. The district with its houses included is property for sale in Puerto Banús.
Do apartments for sale in Puerto Banús let well?
Apartments for sale in Puerto Banús let about as well as anything on this coast, because guests book what they can walk to and from here that is the sand, the port, the restaurants and the shops — which also gives the district a longer season than an isolated beach strip. A large share of this list carries the holiday-homes or investment attribute for that reason. What decides it for a specific flat is the community statutes rather than the regional licence; see rental services.
