Property for sale in Costa Natura

23 properties for sale in Costa Natura · € 390,000 to € 2,000,000 · median € 4,072/m²

Costa Natura is the stretch of coast immediately west of Estepona town, between the promenade and the Arroyo Vaquero, and it takes its name from the gated community at its centre. There are 23 properties for sale in Costa Natura at the moment, from € 390,000 to € 2,000,000, with the middle of the list at € 550,000, an average built area of 174 square metres and an average of € 4,072 per square metre — and all 23 of them are new build, with no resale layer underneath at all.

The name, and what it does and does not mean

This needs saying plainly before anything else, because it is the one thing buyers get wrong about the district. The community that gave the stretch its name opened at the end of the nineteen-seventies as the first naturist resort in Spain and still works as one today: a couple of hundred whitewashed units behind a gate, with their own pool, gardens and beach. The name then attached itself to the whole piece of coast around it.

What is on this page

Schemes along the same stretch of shore — not units inside the resort. Being interested in property here and being interested in that community are two different searches, and we list the first. If buying inside the resort itself is what you are after, say so and we will watch for it; those apartments change hands within their own circle and rarely reach a general listing.

Why the distinction matters in practice

Because the two have different buyers, different rules and different prices, and because a seller is not obliged to clear up the confusion for you. Establish from the plan and the register exactly which community a property belongs to before you form a view on it. That is a thirty-second question with a lawyer and it removes the only real misunderstanding this district produces.

And the geography the name describes

A short, narrow piece of coast with the sea on one side and the hills rising behind, close enough to Estepona that the town is a walk rather than a drive. It is the last stretch of shore before the municipality's own promenade begins, and that position is the reason anybody builds here at all.

Why the property for sale in Costa Natura is all new

Because this was the land that was left

The coast either side of Estepona town was developed over decades, and this stretch stayed open longer than most of it. What is happening now is the filling in of those last parcels — which is why what comes to market here is new construction rather than resale. There is no established market here to buy into, because there is barely an established district.

What that gives a buyer

Current insulation and glazing, sealed terraces, underground parking, a structural guarantee with years left to run, and layouts drawn this decade rather than forty years ago. On a coast where most of the housing stock predates any serious thought about thermal performance, that is worth more than it sounds — comfortable in August without the air conditioning running all day, and genuinely warm in January.

And what it takes away

Mature planting, community accounts you can read, and neighbours you can ask. On a new scheme the gardens are a plan rather than a place, the quota is a projection rather than a figure, and nobody can tell you what the building is like in a storm. Those are not reasons to stay away; they are the things to go in knowing.

Everything is a scheme rather than a street

This district is gated developments rather than public roads — take that from the site plans rather than from a listing field, because the feed these schemes arrive on marks every property as gated and guarded regardless. For an owner who is here a few weeks a year the arrangement is worth having, and it is also a cost: security staff are the most expensive thing a small community pays for, and the quota reflects it. Ask what the guard actually covers and for how many hours.

What the property for sale in Costa Natura consists of

Mostly flats, with houses alongside

Apartments hold a clear majority — middle floors in the main, with ground floors and a few penthouses — and the rest are townhouses and detached villas. It is a small page, and that is the honest description of a stretch this short: a shortlist rather than a market.

The slope, which is what the district sells

This is the characteristic that defines the district, and it is geography rather than a figure on a page. The ground rises behind the shore, so the schemes are stacked up the slope and the one in front rarely blocks the one behind. Elsewhere on this coast an outlook over the water is a premium you choose and pay for; on a slope this steep it is largely what the land does by itself. Stand on the terrace and look, because that is the only check worth anything here.

The flats

Low-rise blocks in landscaped grounds with communal pools and underground parking, the layouts open-plan and the terraces wide enough to live on. These are the properties at the lower end of the page, and at the prices here they are among the better value in the eastern half of the municipality. They are gathered on their own page at apartments in Costa Natura; coast-wide, see apartments and penthouses.

The houses

A handful of townhouses and villas at the upper end, with private pools and gardens. On a stretch this narrow they sit on modest plots by inland standards, because the ground is too valuable and too steep to be generous with. See houses and detached villas for the wider picture.

Where the price sits

Below the beachside strips to the east

The figure per square metre here is lower than on the New Golden Mile, and that is a surprising thing for a stretch of new building on a south-facing slope above the shore. The reason is that this is the quiet side of Estepona: no golf premium, no marina, no established address. For a buyer who wants new construction and a view of the water at a figure the eastern districts cannot match, that is the whole argument.

What the middle of the list represents

A good apartment on the slope in a gated scheme — not a villa. The top of the range is a house, and reading the top figure as the character of the district would be a mistake. The middle is what this page actually is, and it sits comfortably below the municipal middle.

The town, which is the other half of the value

Estepona has spent the last decade rebuilding its old town — repaved streets, planted squares, murals, a restored market — and it now has the best town centre on this stretch of coast. Living a walk west of it, rather than fifteen minutes' drive from it in a golf urbanisation, is a genuinely different experience, and it is the part of this district that no figure captures.

What to check before buying property for sale in Costa Natura

Which community, again

It is the first and last question here. Get the register entry and the statutes of the specific community a property belongs to, and read what they say about use, about letting and about the common areas. Do not rely on the name over the gate or the name in the advertisement.

The bank guarantee on your deposits

On anything not yet completed, the money you pay in advance must be covered by a bank guarantee or an insurance policy in a dedicated account. Ask for the document, have your lawyer confirm it names your payments, and pay nothing on the promise that it is being set up. Expect the handover date to move, and plan around that rather than against it.

The licences, in the right order

A building licence is not an occupation certificate, and only the second lets you move in and connect the services. Establish which exists today. Ask as well for the energy certificate, which on new construction is one of the few documents that actually tells you something you can use.

The slope, and what is above you

The ground rises steeply behind this coast, so every property here has something uphill of it. Find out what the land above and in front is classified as — a free enquiry at the town hall — because the outlook you are paying for is only permanent if the ground between you and the water cannot be built on. Ask too where the rainwater from above is channelled, and look at the drainage drawings rather than taking the answer on trust.

The projected charge, and who pays for the gate

Round-the-clock security, landscaped grounds, a pool and lifts all arrive as a monthly figure, and on a small community they are divided between few owners. Look at the list of communal areas being built rather than at the number in the brochure: the first real budget, voted once owners are in, is usually higher. Our office in Estepona will obtain the licences, the guarantee and the projected charges before you travel.

Living west of the town

The coastal path, which is the local luxury

Estepona has been extending a walkway along its shoreline for years, and from this stretch it runs east into the town and the promenade. For an owner that is the amenity that gets used every single day: a flat walk to a coffee, to the market, to a restaurant in the evening, without a car and without crossing the coast road. Walk it in both directions before you buy, and note where it currently ends — the sections get joined up over time, and which side of a gap a property sits on is worth knowing.

The beaches here, which are not the town's

West of the promenade the shore is quieter, coarser and considerably emptier than the groomed sand in front of the town. Some stretches have a beach bar in summer and some have nothing at all, and the water shelves more steeply in places. None of that is a drawback for most buyers — it is the reason the stretch is calm — but it is worth a visit in person, because photographs of this coast rarely distinguish between a sandy bay and a shingle one.

What the hills behind do to the weather

The ground rising immediately inland shelters this stretch from the northerly winds and tips the balance of the afternoon sun, which makes the terraces usable later into the autumn than those on the open strips further east. The same slope means the sun drops behind the ridge earlier on a winter evening. Both effects are small, both are real, and both are the sort of thing you only notice standing on the terrace at the right hour — which is the argument for seeing a property twice rather than once.

Who buys here, and who should not

Buyers who want new construction and a view

The clearest case, and nearly the whole page. If a modern flat with the sea in the window is the requirement and the figures on the New Golden Mile do not work, this stretch answers it at a price those districts cannot.

People who want to walk into a real town

Estepona's centre is the rare one on this coast that works all year, with shops, a market, a cinema, a health centre and a street life that does not evaporate in October. A walk from here into that is the strongest practical argument for the district, and it is worth timing on foot rather than estimating.

And who should look elsewhere

Anybody who wants choice. This is a small page and it will not offer twenty comparable properties, a mature garden or a resale with character. For the first, the municipality in depth is at Punta Plata and Las Mesas nearby; for a wider new-build pipeline, new developments; and for the established beachside strips, Costalita and Benamara east of the town.

Property for sale in Costa Natura — where to go next

Along the coast west and east: Punta Plata and Playa Bahía Dorada toward Casares, Bahía Dorada on the hillside above them, and Las Mesas on the slope behind the town.

By type across the whole coast: apartments, houses and detached villas, with beachfront for the front line and golf property for the courses inland. Since everything here is still being built or recently finished, new developments shows the rest of the pipeline, and the property alarm is the only practical way to watch a district this small. Letting is handled by our rental service, which will tell you first whether the community permits it.

Questions about property in Costa Natura

Is property for sale in Costa Natura inside the naturist resort?

No. Costa Natura opened in 1979 as the first naturist resort in Spain and still works as one: just under two hundred units behind a gate, with their own pool, gardens and beach. The name has since attached itself to the whole stretch of coast around it, and what we list as property for sale in Costa Natura are the newer schemes along that stretch rather than units inside the resort, which change hands within their own circle. If buying inside the resort itself is what you want, tell us and we will watch for it through the property alarm — but do not assume it from an address.

Is property for sale in Costa Natura new build or resale?

Everything we currently hold as property for sale in Costa Natura is new build, from our own stock rather than bought in from a third-party feed. That means the floor plans, the completion dates and the payment schedules come from the developer rather than from a previous owner, and that what you sign is a contract as much as a building. The full new-build picture for the municipality is on new developments; if resale is what you are after, the established coastal districts east of the town are Costalita and Benamara.

Can I walk into Estepona from property for sale in Costa Natura?

Yes, along the senda litoral, the coastal path that runs beside the water. It is about half an hour on foot to the promenade, the port and the old quarter, and five minutes by car. West of here the coast empties out towards Casares. That combination — a new flat with the sea in front and a working Spanish town in walking distance — stopped being available on the New Golden Mile east of Estepona about two decades ago, and it is the main reason buyers end up looking at property for sale in Costa Natura rather than further east. The other address in the municipality with a genuine walk into town is Las Mesas, on the hill above it.

What does a new-build apartment here cost against a resale one?

More, as everywhere on this coast. The table on this page shows the resale market district by district; new build sits above it, and the gap is what you pay for a ten-year structural warranty, current insulation and sound standards, and a building nobody has lived in. Use the table as the floor rather than as a comparison — it deliberately leaves new build out, because mixing the two would make both figures meaningless. Everything currently being built across the municipality is on new developments.

What should I watch when buying off plan here?

Two things above all. Every stage payment must be covered by a bank guarantee or an insurance policy, and your lawyer should confirm that in writing before the first transfer leaves your account. And the completion date belongs in the contract together with what happens if it slips. Beyond those: ask what the planning file permits on the land between the building and the water, and ask directly whether the scheme is part of the naturist resort, next to it, or unconnected — all three exist on this stretch, and they are not the same purchase. Our agents on the ground will establish which one a scheme is before you make an offer.

What property for sale in Costa Natura costs in November 2026

The figures for this stretch itself — how many properties, the range of asking prices, the median per square metre — are in the band under the heading of this page and in the price section below it. They are counted from every listing we hold here and refreshed with every feed run.

Why Costa Natura has no row of its own in this table

Because everything we currently list here is new build, and the table counts resale only. Mixing the two would flatter the resale figures and understate the new-build ones, and then neither number would mean anything. What the table does show is the resale market around it, district by district.

What to do with it

Use it as the floor. New build runs above resale in every district on this coast — for the warranty, the insulation standards and the simple fact that nobody has lived there. The distance between the two is the premium you are being asked to pay, and it is worth knowing its size before you decide whether it is worth it to you.
