What the detached villas for sale in Guadalmina Alta are

We hold 15 detached villas for sale in Guadalmina Alta, from € 1,500,000 to € 4,500,000, with the middle of the list at € 2,900,000, an average built area of 390 square metres and an average plot of 1,161 square metres. Almost every one has a private pool, all of them have a garden, and not one of them is new construction.

This page exists to correct something. Guadalmina Alta is known on this coast as the affordable half of Guadalmina, and for apartments that is true — the cheapest square metre in the municipality is here. The discount on the address does not extend to the houses, and a buyer who arrives expecting one will spend a confusing afternoon.

Family houses on established streets, laid out when this side of the coast road was planned for people who live here all year.

Houses on practical plots

The ground here is solid rather than vast: enough for a pool, a garden and planting with some age to it, without the walled acres of the beachside half. This is the working end of Guadalmina rather than the trophy end, which is why the houses are maintained rather than mothballed. The band across the coast is at detached villas.

Nothing new, and a few that want work

Every house on this page is existing stock, spanning the decades in which the district was built out, and a handful are openly described as needing renovation. That is unusual: in the fashionable addresses nobody admits it. Houses needing work come up here on ground that would otherwise be out of reach, which is the quiet reason a builder's van is a normal sight on these streets. New schemes elsewhere on the coast are at new developments.

Pool, garden and somewhere to put the car

Private pools are close to universal here, gardens are universal, and most of the houses have their own parking — which sounds unremarkable until you have shopped in the older coastal districts, where a villa frequently has none of the three in the form you expected. Pool, garden and a parking space come as standard in this district, and in streets of this age the planting around them has had decades to grow into a screen.

Golf, which most of this district fronts

More than half of everything for sale in Guadalmina Alta has a fairway in front of it, which no other district on this coast approaches. On this page it is the first thing to establish about a house.

What frontline means, precisely

That the plot adjoins the course with nothing in between: no road, no row of houses, no strip of land belonging to somebody else. Frontline is the one attribute of a house that cannot be added later, because the fairways were drawn once and the parcels beside them sold once.

Where the housing meets the holes

Some gardens run along the length of a fairway, some sit behind a green, and some face the course across a service lane with a hedge in between. A garden in range of a sliced drive is a different house from one halfway down a straight hole, and the difference is a few metres of geometry that no listing records. Netting along a boundary, where it exists, is the visible sign of which of the two a plot is.

The course itself, and who it belongs to

The green in front of these houses is a private club rather than public ground, and it has been part of this stretch of coast since the first decades of building here. A frontline plot buys the sight of the course, not a place on it — playing is a separate arrangement, and the club draws its members from well beyond the district. The course-side stock of the district, flats included, is at golf property in Guadalmina Alta.

What moves the price of detached villas for sale in Guadalmina Alta

Four things, and the first two account for most of the spread.

Frontage

A plot that adjoins the course, one that looks over a neighbour's garden at it, and one with no relationship to it at all are three different prices, and the particulars describe them in language that sounds similar. Three degrees of golf frontage are described in almost the same words, and only the ground tells them apart.

The decade the house was built in

Each phase of the district left a recognisable house: low white villas with small windows and tiled terraces from the early years, heavier brick-and-arch houses from the middle period, then flat-roofed reworkings with glass along the garden side. Every phase of this district left a different kind of villa standing, and the era shows in the ceiling height, the window sizes and the way the kitchen sits in relation to the rest of the ground floor.

How much of the plot is garden

On the flatter streets near the coast road nearly all of it; where the ground begins to rise towards the hills, rather less, once retaining walls and a sloped driveway have taken their share. On the rising ground part of every plot is wall and driveway rather than garden, and that is the clearest difference between the upper and the lower streets.

And whether the ground is worth more than the house

On the better parcels the value sits in the land and the building is the junior partner, which is why dated houses here change hands to be reworked rather than to be lived in as they stand. On the best parcels the ground is worth more than what stands on it, and that holds on this side of the coast road as firmly as on the other. The building land in and around the district is at plots in Guadalmina Alta.

The ground the detached villas for sale in Guadalmina Alta stand on

Four things about the land itself, and together they are what separates this half of Guadalmina from the other.

Rising ground rather than river plain

Baja is flat land between the coast road and the sand; Alta is the slope behind it, climbing steadily towards the hills of Benahavís. Alta is hillside, Baja is flat ground, and the coast road is the seam between them. Plot shapes, driveway angles and where a pool can sit all follow from that one fact.

What the slope does to a house

It splits the ground floor into levels, puts the pool on a terrace rather than beside the door, and gives the upper rooms a long outlook north over the course towards the sierra. A house on a slope gets its view for nothing and pays for it in retaining walls, and the older villas here show both: stepped gardens, long flights down to the water, and walls that are part of the architecture rather than hidden behind planting.

The river, and what it fixes in place

The Guadalmina comes down the eastern edge of the district on its way to the sea, and its bed is open ground that nobody is going to build on. The river bank is a green edge the district owes nothing to the golf for, and the houses along it look out on something that has not changed in decades.

And what sits above the district

Above the last streets the land turns to orchard and scrub, and higher again the motorway runs along the hillside on its way west. The district stops where the hillside starts, and little is built in between, which keeps the upper lanes quiet and puts the sound of the motorway at a distance that moves with the wind. If a house here is to be used for part of the year only, letting between visits is covered at rental services.
