NE-ME-2B2B-301Apartment in Las Mesas109 m², 2 bed, 2 bath€ 569,000Property for sale in Los Reales
We hold 7 properties for sale in Los Reales, from € 289,000 to € 3,400,000, with the middle of the list at € 1,200,000 and a median of € 4,717 per square metre.
None of those carries the name in the data we draw from; each is on this page because somebody read the listing and assigned it here. Because that is a short list for an area this size, the page also reaches into the district below, with the name printed on every tile. What follows explains which Los Reales a listing means, what a country estate here involves, and the four things that decide whether one is worth buying.
What the property for sale in Los Reales is
Chiefly country property on the slopes behind Estepona, and the name is used for two different places.
Two places, one name
Los Reales is the high ground of the Sierra Bermeja behind the town — the peak, the pine and fir forest on it, and the farmed hillside below. It is also the name of a residential pocket at the inland edge of Estepona itself, within walking distance of the botanical orchid house and the town centre. A listing will use either, so the first question on any property here is which of the two is meant, and the answer changes everything about the purchase.
Country estates on the hillside
The characteristic property is a house on land: several thousand square metres, sometimes more than a hectare, with an electric gate at the end of a track, terraced ground, a pool, and a panorama that takes in the valley, the sea and in clear weather the African coast. Some are recent builds in Andalusian style; a few are restored farmhouses, including one that locals still identify as the original house of the area. Those sit at fincas and detached villas.
And a quiet corner at the edge of town
The other Los Reales is an ordinary, well-served residential pocket: apartment blocks from the turn of the century with underground parking, a short walk from the orchid house and a few minutes from the historic lanes. It costs a fraction of what the hillside asks and offers an entirely different life. The town itself is at Estepona Old Town.
Where property for sale in Los Reales sits in Estepona
Inland and uphill, with the town between it and the water.
Under the Sierra Bermeja
The mountain that stands behind Estepona takes its name from the colour its rock turns at sunset, and the ground on this page lies on its lower slopes. Above the last houses the hillside becomes protected forest, which is the reason the view inland is permanent and the reason the air up here is several degrees cooler than at sea level in August.
Minutes from the town, and not on the coast road
The beach, the marina and the centre are a short drive down, close enough that nothing here feels remote, while the coast road, its traffic and its noise stay well below. That combination — rural quiet with an urban hospital and supermarket a few minutes away — is the practical argument for the whole area.
What the altitude does
Height brings cooler nights, a breeze in the hottest weeks and a longer evening, because the sun sets into open water rather than behind a building. It also brings cloud in winter, wind on exposed ground and a drive home that is dark and narrow. All four are worth experiencing before committing, and two of them only appear in January The cooler summer is the thing residents value most and the thing no brochure can convey: a night up here in August is a different climate from a night on the promenade, and for anybody who has spent a sleepless week at sea level that difference alone explains the whole area.
What property for sale in Los Reales costs
A range so wide that the average means nothing at all.
From a flat in town to an estate on the hill
At one end an apartment at the edge of the built-up area, priced like any practical town flat. At the other a country estate with a hectare of ground, a restored house and a view of two continents. Both carry this name, and nothing but the listing text distinguishes them.
What moves a figure on a country property
The land first: how much, how it lies, and what it is classified as. Then how much of what stands on it is legally registered. Then the view, which up here is the product. Then water and access. The house — its kitchens, its bathrooms, its bedroom count — comes a long way down that list, which surprises buyers arriving from the coastal market.
And why the building is the smaller half
On an estate the rate per square metre of built area is close to meaningless, because the asset is the ground, the position and the rights attached to them. Two houses of similar size can differ by a multiple on account of their land and their paperwork, and no arithmetic based on floor area will show you why.
Buying a country estate here
Four questions, and the answers come from offices rather than from the vendor.
The classification decides what you have bought
Rustic, protected or urban land carries entirely different rights, and on the slope behind a town the boundaries between those categories are not where instinct puts them. The parameters — what may be built, how large, how far from a boundary, whether at all — are written down at the town hall. On this address they are the purchase.
What stands may not be on paper
Guest cottages, garages, stables, pools and terraces built over the decades frequently exist on the ground and nowhere in the registry. That gap transfers with the property, can obstruct a mortgage, and in the worst cases surfaces only when you come to sell. Walk the land with the registry extract and the cadastral plan in hand and account for every roof you can see.
Water, access and power
Up here some parcels are on mains services and some are not. Where they are not, there is a well with its own registration and permitted draw, a tank, and sometimes a solar installation with a battery. The track may be private, shared or crossing a neighbour's land under a right of way that has to appear in the deed. These are solvable facts, and they are not optional ones.
And fire is a real consideration
Pine and scrub on a dry hillside burn, and Andalusia obliges owners of rural buildings to keep cleared ground around them. That is an annual job, it is inspected, and insurance will ask about it. Any sensible purchase here includes finding out what the obligation is for that specific parcel and what the last few summers were like.
What owning land up here costs
Three recurring items, and all three are larger than new owners expect.
The land is a commitment
A hectare of Andalusian hillside needs clearing, irrigation where anything is planted, tree work, and the fire-break maintenance above. That is either a budget or a large part of your weekends, and it does not pause in the years you do not visit.
Distance turns into time
Everything is a drive: bread, a parcel delivery, a tradesman, a child's school run, a taxi home from dinner. The distances are short in kilometres and longer in practice, because the roads wind. Households that work here plan around it; households that assumed a town life with a view do not last.
And the house is frequently old
Restored farmhouses are the charm of the area and come with the fabric of their age: thick walls, old roofs, improvised plumbing and wiring added in layers. A survey that looks at the structure rather than the finishes is the cheapest money in the transaction, and on a building from the eighteen hundreds it is not optional.
Letting property for sale in Los Reales
Possible, with one question that comes before all others.
Habitability before registration
Short letting in Andalusia requires a registration, but on a rural property the prior question is whether the dwelling is legally recognised as one. A house that is not fully registered cannot be licensed, however comfortable it is. Establish that first, because everything else depends on it.
Who rents a country house
Groups and families wanting privacy, space, a pool and a barbecue under a tree, usually for a week or more and often returning. The nightly figures are good in summer and the calendar is thinner than a beach flat's, but the stays are longer and the guests are easier. What we take on for owners of houses like these is at rental services.
And managing it at a distance is harder
Pool, garden, gate, well, the drive out to hand over keys: a rural letting needs somebody genuinely nearby, and the cost reflects that. A yield calculated on a flat's management percentage will be wrong here.
Who property for sale in Los Reales suits
Two buyers very well, and one not at all.
The buyer who wants privacy and a horizon
No neighbour within sight, a view across the valley to the sea, a mountain behind that cannot be built on, and a town with a hospital a few minutes below. On this coast that combination is unusual and this is one of the few places it is available.
The buyer who wants the town inexpensively
The residential pocket at the edge of Estepona is among the more sensible ways to own a practical flat within walking distance of the centre, with parking included and no community resort to pay for. It is the opposite proposition to the hillside and shares only the name.
Not the buyer who wants to walk to the beach
The sea is a drive from everywhere on the slope, and there is no promenade, no beach bar and no sand at the end of any street. That market begins at beachfront property.
What stands near property for sale in Los Reales
The town below and the coast beyond it.
The town and its quarters
Downhill lie the historic lanes, the commercial centre and the hillside districts between. Two of them are Las Mesas and Estepona Centre.
The coast on both sides
Beyond the town the shoreline runs west towards Casares and east along the New Golden Mile. Two of the nearer addresses are Seghers and Guadalobón.
And everything else by type
Sorted by what it is rather than where it is, our books begin at houses, with the land at land.
Before you offer on property for sale in Los Reales
Four checks, and on a country property they are the whole of the work.
Get the classification and the parameters in writing
From the town hall, for that specific parcel, before exchange. What may be built, extended, divided or replaced is the value of rural land, and no amount of charm in the existing house compensates for a restriction nobody checked.
Account for every building on the ground
Registry extract, cadastral plan, and a walk round with both. Each structure either appears or it does not, and the ones that do not are a liability with a price attached — assuming they can be regularised at all.
Ask about water and about fire
Where the water comes from, what is registered, what it yields in a dry August and who shares it. Then what cleared ground the law requires around the house, when it was last done, and what the insurer says about it. Both are annual facts, not one-off ones.
And drive the access in bad weather
A track that is charming in June can be a problem in a wet February, and the question of who owns and maintains it belongs in the deed rather than in a conversation. Before a viewing trip our people will have the extract, the cadastral plan and the classification in hand: our estate agents in Estepona, and new arrivals come by property alarm.
