R5516758Detached Villa in Costalita398 m², 4 bed, 4 bath€ 2,495,000Property for sale in Alcazaba Beach
1 property for sale in Alcazaba Beach · € 3,000,000 to € 3,000,000 · median € 20,374/m²
We hold 1 property for sale in Alcazaba Beach: a three-bedroom ground-floor apartment of 147 square metres at € 3,000,000, which works out at € 20,374 per square metre. That is one of the two dearest rates we currently list anywhere in Estepona, and both of them are single flats in front-line beach complexes.
One home is a short page. So this one explains what that rate buys, what the complex is and what it costs to own — and because a single flat is no choice, the list itself reaches into the neighbouring strip, with the district named on every tile.
What the rate on property for sale in Alcazaba Beach buys
Front line, and the word means something precise here.
Nothing between the building and the sand
The listings describe a beachfront complex a short distance east of the centre of Estepona, on the stretch of coast where the Kempinski hotel and the older gated communities sit side by side. Front line on this coast means exactly one thing: no road, no building and no third party between the grounds and the beach. It cannot be created later and it cannot be taken away.
Which is why floor area is almost beside the point
A hundred and forty-odd square metres is a comfortable three-bedroom flat and nothing remarkable. The rate it carries would buy a detached villa with a garden and a pool fifteen minutes inland. The difference between those two purchases is not the building; it is the thirty metres of sand.
And why the comparison with the municipality misleads
Estepona as a whole is one of the better-value markets on this coast, and the median metre across the municipality costs a small fraction of this figure. Set them side by side and this page looks absurd. Set it beside the other front-line complexes on the same strip and it looks ordinary. Compare like with like: beachfront property is the right list.
What the property for sale in Alcazaba Beach consists of
One flat, described plainly.
A ground floor with three bedrooms
Three bedrooms, three bathrooms, a fully fitted kitchen and a bright living space, in a complex with communal gardens and a pool. The ground floor is the floor to want in a beach community of this kind: the terrace works as a garden and the sand is a walk of seconds rather than a lift ride and a walk.
What the listing does not state
A terrace figure and a plot figure. On a ground-floor flat in a garden complex both are usually real and both are usually worth money, so ask for them in writing with a plan — and remember that no rate per square metre anywhere counts a metre of terrace, ours included.
What a page of one cannot tell you
Anything about range. With a single home there is no spread, no median and no second opinion inside the complex, so the only honest comparison is with the neighbouring communities on the same strip — which is why the list on this page carries them too.
Where the property for sale in Alcazaba Beach sits
East of Estepona town, on the coastal strip the market calls the New Golden Mile.
The strip, and what is on it
A line of gated beach communities, hotels and low-rise schemes between the old coast road and the sand, running east from the town towards Marbella. The A-7 passes above, the promenade below, and the character changes every few hundred metres depending on which complex you are standing in.
The town is a drive, the beach is a doorstep
Estepona centre — the market, the chemists, the old streets with the flowers — is a short drive west. Nothing on this strip is a town in itself. A household here walks to the sea and drives to everything else, which is the trade every beach complex on this coast asks you to make.
What that means in winter
Quiet, sometimes very. Ask how many of the homes in the complex are occupied between November and March, and walk the strip on a weekday out of season before you commit. For some buyers that emptiness is the appeal; for others it is the reason they buy in the town instead.
And what is next door
Other gated communities of the same generation, a five-star hotel, and the beach bars that open with the season. The neighbouring markets with proper depth are Costalita to the west and Cancelada and Bel Air behind, all three a few minutes away and all three considerably cheaper by the metre.
What we cannot tell you about property for sale in Alcazaba Beach
One paragraph, because the alternative is quoting a template as though it were a measurement.
The feed flags every project home identically
This home reaches us through a feed that marks each property it carries as close to the sea, as having a sea view, as luxury and as gated, regardless of where the property actually is. The same flags appear on homes well inland, which is how you can tell they describe a project rather than a flat.
So there is no view figure here
On a front-line ground floor the view is usually garden and then water, but the figure would come from a field that says the same thing about everything. What we count instead is measured per home: price, floor area, bedrooms, bathrooms, pool, parking, garden, floor level.
Ask for two documents instead
A dated photograph taken from the terrace, and the floor plan with the compass on it. Between them they settle the view, the aspect and the morning sun in about a minute, which no flag in a database can.
What owning property for sale in Alcazaba Beach costs each year
Three bills, and on the front line none of them is small.
The community quota
Mature gardens, a pool, a gate and a beachfront position cost more to maintain than an inland block, and they are divided among the owners of a single complex. Ask for the current budget, the reserve fund and the last two sets of minutes, and read what has been voted but not yet spent.
Salt, which is the quiet one
Front-line air consumes railings, window frames, air conditioning units, gate motors and pool plant. In a well-run community those renewals sit in a plan; in a badly run one they arrive as a special levy after you have bought. The minutes tell you which you are looking at, and they are a public document to an owner.
And the tax side of a second home
Local rates follow the cadastral value, non-resident income tax applies whether you let or not, and a letting licence adds its own returns. Ask for the annual cost of ownership on one sheet of paper before the offer rather than after it.
How to value a single home with no comparable
A page of one is the hardest kind of page to judge, and there is a method for it.
Start with the strip, not the complex
Find what has actually changed hands in the neighbouring front-line communities over the last two years — floor area, floor level, achieved price, time on the market. Four figures, and a good agent will have them. The complex itself may produce one sale a year, which tells you nothing; the strip produces enough to form a picture.
Then separate the three things you are paying for
The position, the building and the fittings. The position cannot be changed and is most of the price. The building is the community: its age, its reserve fund and what it has renewed on the seaward side. The fittings are the cheapest of the three to put right and the easiest to be seduced by on a viewing. Price them in that order and a high asking figure either justifies itself or it does not.
Discount the outdoor space nobody counted
Then add it back. Rates per square metre are reckoned on built area, so a ground-floor home with a garden terrace carries usable space that the arithmetic throws away. Measure it, decide what a metre of private garden on the sand is worth to you, and put that number into your own sum rather than waiting for a portal to do it.
And set a walk-away figure before the viewing
On a front-line address with one home for sale, the pressure in the room is all on the buyer. Decide in advance what the position is worth to you, write it down, and treat the viewing as a test of that figure rather than as a negotiation. A complex that produces one sale a year will produce another one.
Letting out property for sale in Alcazaba Beach
It works here, with the usual two conditions.
The licence and the statutes
Short letting in Andalusia needs registration, and a community can restrict it by a vote. Check both, in that order, and check the statutes as they read today rather than as they read when the complex was built.
Who rents a front-line ground floor
Families, in long summer blocks, and they pay for the position rather than the fittings. A ground floor with a garden terrace lets more easily than an upper floor of the same size because it suits households with small children, which is most of the summer market on this coast.
What to ask for in writing
Two full seasons of real occupancy for comparable homes in the complex, with cleaning, management, utilities and the quota deducted. A gross yield on a front-line flat flatters itself by a wide margin. Our own approach is under rental services.
What stands near the property for sale in Alcazaba Beach
One home is no choice, so the list on this page reaches along the sand into the strip next door — each tile names its own district.
Costalita, along the same sand
The next strip west, with a real spread of flats and houses and a rate per square metre far below this page — the same beach, a different product entirely. Its own page is property for sale in Costalita.
Bel Air and Cancelada, behind the road
Inland of the coast road, where the same money buys considerably more floor area and the beach becomes a walk of five or ten minutes. See Bel Air and Cancelada.
And the wider municipality
Over a thousand properties from the old town to the boundary, on apartments for sale in Estepona and houses for sale in Estepona.
Before you offer on property for sale in Alcazaba Beach
Four checks, and the first one is thirty seconds of work.
Confirm the front line on a map
Which building, which side, and what stands between it and the sand. The phrase appears in a great many listings on this coast and is true of a minority of them.
Get the terrace and garden measured
Neither figure is in the listing, and on a ground-floor flat they are a large part of what you are paying for. Ask for a plan with dimensions, and establish whether the outdoor space is private property or common property you have the use of — the statutes, not the agent, answer that.
Read the community before the kitchen
Budget, reserve, arrears, letting rules, and the renewal plan for the seaward side of the building. On a single-home page this is the one piece of homework that cannot be skipped: you are buying into a community as much as into a flat.
Walk the beach in both directions
Half an hour, from the complex gate east and then west. It tells you what the position really is: where the promenade runs out, which neighbouring building is closest, where the beach bars stand and how far it actually is to anything open in winter. Every brochure on this coast says the same things about a beach; a walk says the true ones.
And keep watching the strip
One flat is a page that can be empty next month and hold three the month after. Set your criteria once and our property alarm writes the morning something matching appears; our agents in Estepona will have the registry extract, the quota certificate and the minutes ready before a viewing trip rather than during it.
