1 property for sale in Los Granados del Mar · € 2,400,000 to € 2,400,000 · median € 17,873/m²
We hold 2 properties for sale in Los Granados del Mar, all of them apartments, from € 1,300,000 to € 2,400,000, at a median of € 17,873 per square metre — among the dearest rates we list anywhere in this municipality.
Those are on the page because somebody read each listing and assigned it to the residence by hand: the data we draw from files them under plain Estepona with no district attached. A few flats make a short list, so it also reaches east along the same stretch of coast, with the district named on every tile. What follows explains what a rate like this is paying for, what the residence costs to own, and which four documents decide the purchase.
What the property for sale in Los Granados del Mar is
A front-line residence, which is a narrower thing than a building with a sea view.
First line, with everything that follows from it
The buildings stand on the sand side of the coast road with the promenade running past the gate, so residents reach the beach on foot without crossing anything. On this coast that position is finite: the shoreline was built out decades ago and no further land is being made. Everything about the pricing here follows from that one fact rather than from the quality of the kitchens.
Flats and penthouses behind one gate
What trades here are apartments and penthouses, in a single gated residence with a staffed entrance rather than in a street of separate blocks. Ground-floor homes open onto the gardens, upper floors look over them to the water, and the penthouses carry roof terraces. There are no houses and no plots. The top-floor market across the coast is at penthouses.
The gardens are the second asset
Between the buildings and the beach lies a large area of subtropical planting with pools set into it, and that space is the reason the residence feels unlike a seafront block. It also means a gardening budget, an irrigation system and a payroll, all of which appear in the quota. Grounds of this kind are the first thing a buyer admires and the last thing anyone asks the running cost of.
What the rate per square metre actually buys
At this level the built area is the smaller part of what you are paying for.
A position that cannot be reproduced
You are buying distance to the water measured in steps, an outlook that nothing can be built in front of, and a gate between the two. Those three together are what separates a front-line rate from a rate two streets back, and no amount of specification inland closes the gap. It is also why a tired flat on the first line holds its price better than an immaculate one behind the road.
An indoor pool, which matters in February
Alongside the outdoor pools there is a heated indoor pool with a sauna and a jacuzzi beside it. On a coast where most communal pools are unusable for four months of the year, that changes what a winter here looks like, and it is one of the few facilities that genuinely earns its share of the service charge for an owner in residence out of season.
And a restaurant inside the gate
There is a restaurant on site and a gym, which means a resident can eat, swim and train without leaving the grounds. For an owner who lets the flat, those facilities raise the nightly rate; for one who lives here, they are the difference between a holiday block and a place to spend a winter.
Where property for sale in Los Granados del Mar sits in Estepona
On the New Golden Mile, at the Estepona end of it.
Between the town and Marbella
The stretch of coast running east from Estepona towards San Pedro carries the name New Golden Mile, and this residence sits on the earlier part of it. Estepona town is a few minutes west, Puerto Banús a quarter of an hour east, and the motorway junction close enough to use and far enough not to hear. Both towns are at Estepona Centre and Puerto Banús.
The promenade at the gate
The coastal walkway runs past the residence in both directions, which turns the front door into a starting point rather than a destination. Beach bars, a sailing club and a long run of sand are reachable without a car, and that is a different daily life from the one an inland address offers however good its view.
What lies behind it
Inland of the coast road the ground rises into the established urbanisations of the New Golden Mile, with golf, schools and supermarkets within a few minutes' drive. The front line has the position; the ground behind it has the services. Living here means using both.
What owning a front-line apartment costs
Three recurring items, and the first is specific to the first line.
Salt
Air this close to the water attacks metal, glass fittings, air-conditioning units and the reinforcement inside concrete balconies. Front-line buildings therefore spend more on maintenance than inland ones, and the ones that have spent it look it. A residence with freshly treated railings and sound terrace edges has been managed; one with rust streaks below the balustrades has a bill pending.
The quota that pays for all of it
Gardens on that scale, several pools, an indoor pool with plant, a gym, a staffed gate and lifts in salt air add up to a service charge at the upper end of what this coast asks. That is not a sign of a badly run community; it is the arithmetic of the facilities. What matters is whether the money is being spent or merely collected.
And the reserve
Facades, waterproofing and pool plant all have a life, and in a residence of this size each renewal is a large number. A community with a healthy reserve meets them from savings; one without meets them with a special levy addressed to whoever owns the flat on the day. Three years of accounts and minutes show which kind this is.
Letting property for sale in Los Granados del Mar
Attractive on paper, and governed by two documents.
The statutes decide before the registry does
Short letting in Andalusia needs a registration, and the community's own rules decide whether it is permitted at all. Front-line residences of this standing sometimes restrict it precisely to protect the character of the place. Read the statutes as they currently stand, not as a brochure describes them.
What a front-line flat lets for
Rates here are set by the position and the facilities rather than by the size of the rooms, the summer weeks fill first and fill fully, and the shoulder seasons work better than they do inland because the sea is walkable in April. Our side of the arrangement is at rental services.
And what it needs to be run properly
A flat at this level is let to people with expectations, which means professional cleaning, a key service, maintenance on call and someone answering the telephone. That is a management percentage, plus tax on the income whether or not you live in Spain. A projection without both is not a projection.
Buying into a residence rather than a building
The legal object here is a share of something large, and that changes what due diligence means.
The community is your landlord in all but name
You own the inside of a flat and a fraction of everything else: the gardens, the pools, the gym, the restaurant premises, the gate and the land under all of them. Decisions about that fraction are taken by majority at a meeting, which means the people who vote on your facade and your pool plant are the people you nod to at the lift. In a residence of this standing that is usually a strength, because owners here have both the means and the motive to keep the place immaculate.
The restaurant and the gym are tenancies and contracts
A commercial unit inside a residential community is let on terms, and those terms can be renegotiated, allowed to lapse or voted on. The same goes for the security contract and the gardening. None of it is permanent in the way the position is, and a buyer who is paying partly for the facilities should know how each of them is held.
And the quota is divided by participation, not by floor area
Your share of every bill is the coefficient written in the deed, which was set when the residence was built and reflects more than the size of the flat. It is worth reading, because two apartments of the same area can carry different shares of the same lift repair, and the figure follows the property rather than the owner.
Who property for sale in Los Granados del Mar suits
A clear kind of buyer, and two kinds it does not suit at all.
The buyer for whom the sea is the requirement
If the point of the purchase is to wake up in front of the water, walk out onto a promenade and leave the car where it is, this is what that costs on this coast and this is roughly where it is available. Everything else about the flat is secondary to that, which is exactly how this market prices it.
Not the buyer looking for value by the metre
Rates on the first line are the highest in the municipality and the built area is the part of the asset you are least paying for. Anyone whose test is square metres for the money will find considerably more of them a short drive inland, and Costalita or Cancelada are where that comparison starts.
And not the buyer who wants their own ground
A garden here is communal and beautifully kept by somebody else. Owners who want a plot, a gate of their own and a pool nobody else swims in should be reading detached villas instead.
What stands near property for sale in Los Granados del Mar
The same shoreline, east and west.
The beaches east
The districts immediately east along the coast are where most of the list on this page comes from, and they hold a far wider range of prices than the first line does. Two of them are Costalita and Bel Air.
Estepona town west
A few minutes the other way are the port, the old quarter and the planted promenade, with everyday services in walking distance of each other. That part of the municipality is at Estepona Pueblo.
And the rest of the front line
Everything we hold on the sand side of the coast road, across all four municipalities, is collected at beachfront property, with the trophy end at luxury property.
Before you offer on property for sale in Los Granados del Mar
Four checks, and the second is the one nobody does.
Read the accounts and find the reserve
Budget, reserve, arrears, and anything the owners have voted for but not yet spent. In a residence with these facilities those four numbers are the difference between a predictable annual cost and a letter from the administrator in your first spring.
Stand on the terrace when the wind is up
A front-line terrace in flat July weather and the same terrace in an easterly are two different rooms. Visit once in poor conditions if you possibly can, and look at how the glazing, the awnings and the drainage handle it. That single visit tells you more than every photograph in the listing.
Ask what the ground floor has had to deal with
Ground-floor homes in seafront residences are the ones that meet damp, sand and the occasional storm surge, and the minutes will record whether anything has needed doing. A ground floor that has been properly waterproofed is a good buy; one where the subject has never come up deserves a careful look.
And confirm the letting position in writing
Statutes, any licence attached to the flat, and the community's current position on short lets. If rental income is part of your arithmetic, that paperwork is the arithmetic. Our agents will have the extract, the accounts and the statutes before a viewing trip: our estate agents in Estepona, and the property alarm writes the morning something here reaches our books.
