What property for sale in El Rosario costs in November 2026
Counted from our own listings every morning. Houses in El Rosario run at a median of 5,813 € per square metre across 33 comparable listings, and detached villas specifically at 5,988 €. Marbella as a whole sits at 5,255 €.
Middle of the table, and that is the point
The district sits above the inland addresses and below the beachside ones, which is a fair summary of where it lies geographically too. For a house with land ten minutes from Marbella, that position is the argument.
Why there is no apartment line for this district
Because there are hardly any apartments here: three quarters of what we list is houses, and most of the rest is land. The apartment table beside shows what a flat costs elsewhere in the municipality, which is the comparison worth making if you are weighing a villa here against a flat closer to the sea.

A district where you can still build
El Rosario is a villa district on the eastern side of Marbella, between the coast road and the hills, about ten minutes from the old town. Our list runs to 46 properties for sale in El Rosario today, asking between € 215,000 and € 6,000,000 with the midpoint at € 1,900,000; the houses behind those figures average 447 square metres of building on 1,737 of ground — and bare building land reaches the market here, which almost no other Marbella district of this size can say.
That is the fact that makes this page worth reading even if you did not come looking for a plot. In most of Marbella the question "can I still build what I want here?" has no realistic answer, because the land was divided decades ago and the only route in is to buy a house and demolish it. In El Rosario a steady supply of serviced parcels actually reaches the market.
What the plots are like
Serviced residential parcels, most of them in the range where a substantial house fits comfortably with a pool and a garden around it, on established streets with the water, electricity and drainage already at the boundary. A few are larger. They are not cheap, and against buying a house here to knock it down they are the straightforward option. See residential plots and residential plots in Marbella.
Why they exist here and not elsewhere
Because this side of the municipality was laid out as individual villa plots on generous ground rather than as schemes, and because it was never fashionable enough to be bought out in a single cycle. Some of these parcels sat in one family for decades and are only now changing hands. It is a finite supply with no particular reason to continue, which is the usual pattern on this coast.
A plot here is not raw land on a hillside
What comes up for sale sits between houses that were finished fifty years ago, on a tarred street with pavements, lamp posts, mains connections at the kerb and neighbours already in place. The trees on the parcel are usually older than the street. A gap between two finished villas is a very different parcel from a terrace cut out of a slope, and the difference shows up in the ground conditions, the access for machinery and what the house can be made to look at.
What the property for sale in El Rosario consists of
Detached houses, overwhelmingly
Villas are the great majority of what is here: large houses on real plots, nearly all of them with a private pool and a mature garden, built from the nineteen-seventies onwards and renovated in waves since. The average building here is around twice the size of a coastal apartment, and that is the honest character of the district. They are listed on their own at houses in El Rosario.
Hardly any flats
Apartments are the exception here rather than the rule — a handful across the whole district. A buyer looking for a flat will find far more choice two districts in either direction, and the few small ones that do exist are why the bottom of the range sits so far below the middle of it. See apartments and apartments in Marbella.
Resale, from end to end
New building has no part in this district. What that buys is mature gardens, finished streets and a community with a history, and what it brings with it is roofs, pool plant and installations of their period. In a district of large houses both halves of that sentence are proportional to the floor area, which is why the same building reads differently here than it would in a flat.
Where the middle of the list sits
Well above the Marbella average, and it is a mix effect rather than a statement about the address. When nearly everything in a district is a detached villa on a thousand square metres or more, the middle figure describes a villa rather than the entry to the district. The way in is considerably lower, and it is a flat or a plot.
Where the district sits, and what it is like
Quiet in a way the western districts no longer are
No marina, no strip, no through traffic, and streets laid out for houses rather than for schemes. The eastern side of Marbella was developed later and more loosely than the Golden Mile, and El Rosario kept the result: wide plots, tall trees and no reason for anybody to drive through.
Between the road and the hills
The district runs up from the coast road toward the pine slopes behind, which is why so many of the listings record both a sea view and a mountain one. The higher ground gives the longer view and the lower ground the shorter walk. Within a district this size that is the main variable, and both ends are worth driving before anything else is decided.
What is within reach
Marbella old town is about ten minutes west and the beaches are immediately below, with golf courses on three sides and a commercial centre on the coast road for daily shopping. The airport is roughly half an hour. Shops and schools within reach of a villa district is not a given on this coast, and a good share of the listings here record both.
The neighbours worth seeing on the same day
The eastern side of Marbella offers the same idea at different prices: Los Monteros below toward the sand, Río Real west toward the town, and Las Chapas, Elviria, Artola and Cabopino eastward, where the figures fall the further you go.
Where the property for sale in El Rosario stands, street by street
The lower streets, between the coast road and the first rise
Closest to the carriageway the ground is nearly flat, the plots are rectangular and the beach is the shortest walk the district offers. These are also the streets that hear the road, more in the evening than at midday, and the view from a terrace is of other gardens rather than of water. The flattest plots in the district are the ones nearest the road, which suits a single-storey house, a lawn and anybody who does not want steps between the kitchen and the pool.
The middle, where the plots are widest
A few streets up the ground begins to lift and the parcels widen out. This is where the district's reputation comes from: houses set well back behind walls and hedges, double gates, a pool out of sight of the street, and enough distance to the neighbour that nobody hears anybody. Width rather than height is what the middle streets sell, and the sea appears over the roofs below from the first floor rather than from the garden.
The top streets, against the pine
At the back of the district the gradient steepens and the woodland starts. Plots here are cut into the slope in terraces, the views run the length of the bay, and the air in August is a few degrees easier than it is down by the road. The longest views in the district are on the steepest ground, so a house up here is usually stacked on three levels with the living floor on top of the garage rather than beside it.
Four waves of building, all on the same streets
The first villas went up in the nineteen-seventies with white walls, flat roofs and small windows; the eighties and nineties added pitched tiles, arches and columns; the last fifteen years have brought flat roofs back, in glass and stone. Four tastes stand next to each other on one street here, and that is what gives the district its slightly unplanned, lived-in look. Nothing was cleared to make room for the next wave — the old houses were extended instead.
The gardens are the oldest thing in the district
Fifty years of planting has left pines, cypress, jacaranda, olive and bougainvillea taller than the walls they stand behind, and in several streets the canopy meets over the tarmac. A mature garden is the one thing on a plot that cannot be bought in: a new house on a new parcel starts with saplings, while a seventies villa comes with shade over the pool from the first summer. It is the quiet reason buyers who come to see a plot often leave having offered on a house.
Living in a villa district
The pine slopes behind the top streets
Part of this district backs onto woodland, and a good share of the listings record being close to forest. That is the reason the air is better up there, the reason the gardens have shade in the afternoon and the reason the whole hillside smells of resin in August. The woodland boundary is a working edge rather than a view: owners along it keep a cleared margin and the undergrowth short through the spring, which is why the back walls of those gardens look tidier than the front ones.
The slope decides how much of a plot you can walk on
Recorded plot area is the least informative figure in the particulars of a hillside property. A parcel on a steep contour gives a building platform, a pool terrace and very little else underfoot, while the same number of square metres on gentler ground gives a lawn, planting and room for trees. Usable garden and measured plot are two different numbers here, and on the upper streets the gap between them is wide enough to change what the house is for.
A garden in this climate is a planted thing, not a lawn
The established gardens here are built from species that take the summer without help: olive, rosemary, lavender, oleander, palm and cactus under the pines, with grass kept to a patch rather than spread over the plot. Several of the older houses irrigate from a well sunk when the street was new. Climate planting is why a garden this size survives August, and it is visible at the gate — the plots that fight the climate are the ones with the brown lawn.
Who buys property for sale in El Rosario
People who want to build their own house in Marbella
The clearest case and the rarest opportunity. Almost nowhere else in the municipality offers a choice of serviced parcels on finished streets. If that is the plan, this district and Elviria are where the search genuinely starts.
Families who want space and quiet near the town
A large house on a real plot, ten minutes from the old town, without a strip or a marina in between. The eastern side of Marbella is where that combination still exists, and El Rosario is one of the better versions of it.
And who should look elsewhere
Anybody who wants a flat, a walk to a promenade or a new building. There are very few apartments here and nothing new at all, and the beach is a short drive rather than a stroll from most of the district. For flats near the sand, Los Monteros and the coast-wide list at beachfront property are better starting points.
Owning and letting here
The street outside the gate is sometimes the owners' own
Some roads in this district belong to an urbanisation with its own community and its own gardener; others are municipal and swept by the town. The two look identical from a car and they are maintained on entirely different rhythms. Who owns the tarmac decides how the street looks in ten years, and in a district laid out as plots rather than as schemes the answer changes from one junction to the next.
Letting
A large house with a private pool ten minutes from Marbella is a strong summer proposition, and the courses on three sides stretch the season either side of it. In a villa district the limits are parking and neighbours rather than a vote at a meeting, which is the opposite of how letting works in a beachside block. Our rental service handles the licence, the changeovers and the quarterly returns, and quotes net of management.
What this district is actually made of
Land within ten minutes of Marbella, and on this coast that is the one commodity whose supply only ever shrinks. The ground, the aspect and the trees are the parts of a property here that cannot be replaced — a house standing on them can be extended, re-roofed, gutted or taken down and built again, and over fifty years most of these have been at least two of the four.
Property for sale in El Rosario — where to go next
The eastern side of Marbella in order: Río Real and Los Monteros toward the town, then Las Chapas, Elviria, Artola and Cabopino eastward. Everything the municipality holds, of every kind and in every district, sits on a single page at Marbella.
The building land of this district has a page of its own at plots in El Rosario. By type: houses and detached villas for what this district mostly is, residential plots and land for what makes it unusual, and pure luxury in Marbella for the top of it. Anything under construction anywhere on the coast is on new developments, and since the plots here appear a few at a time, the property alarm is the only reliable way to catch one.
Questions about property in El Rosario
What kind of property for sale in El Rosario is there?
Detached villas, in the main, on plots that are generous by current standards, with pools and mature gardens — plus a steady supply of bare land, which almost no other Marbella district of this size can claim. Apartments are the exception rather than the rule, so a buyer looking for a flat will find more choice two districts in either direction. Every property for sale in El Rosario we hold is in the list above; the villa stock across the municipality is under detached villas in Marbella.
Can I still buy a plot and build in El Rosario?
Yes, and that is what distinguishes property for sale in El Rosario from most of the municipality. The parcels that come up sit on finished streets between finished houses, with the mains connections already at the kerb and trees on the ground older than the tarmac — a very different thing from a terrace cut out of an empty hillside. What a given parcel will carry in height and footprint is set by the municipal plan, and two parcels of the same size on the same street can permit noticeably different houses. Current land is under residential plots.
How far is everything from here?
Marbella town is about ten minutes west, Puerto Banús twenty, Elviria five minutes east, and Málaga airport thirty-five to forty — the practical advantage of the eastern side of the municipality, which is far closer to the airport than anything on the Estepona side. The beach is a short drive rather than a walk from most of the district, and there is no shop or restaurant inside it, so every errand is a car journey.
Why is property for sale in El Rosario priced where it is?
Property for sale in El Rosario sits in the middle of the Marbella table — above the inland addresses, below the beachside ones — which matches where the district lies geographically. You are paying for land, quiet and ten minutes to the town, and not for a walk to the sand. If the beach is the priority, Elviria next door has both coast and plots; if the price per square metre is, the inland districts go lower.
How does property for sale in El Rosario differ from Elviria next door?
El Rosario is a villa district with no coastal strip of its own: almost everything is a detached house on its own ground, the beach is a drive, and the bare parcels are the reason buyers come. Elviria is three markets in one name — a beach strip with flats, a wood full of villas and a hillside above it — and it carries several times the listings. Put plainly, property for sale in El Rosario is land and quiet ten minutes from the old town, while Elviria five minutes east is choice and a beach. The two are frequently seen on the same afternoon.
