None of those carries the name in the data we draw from; each is on this page because somebody read the listing and assigned it here, and one further text match was deliberately left out because there the word is a furniture brand rather than a place. What follows sets out what the enclave is, where its roads run, how the houses on them were built and what else lies within a few minutes of the turning.
A small, private residential enclave on the shore beside Guadalmina, and privacy is the whole of its reputation.
An enclave rather than an urbanisation
This is not a scheme with a brochure but a pocket of established beachside housing: a short run of roads between the coast and the golf, with relatively few properties on them and a reputation among people who live on this coast for being quiet and unobserved. Addresses of that kind rarely advertise themselves, which is one reason a search for the name returns so little.
Villas on the sand side, apartments behind
Closest to the water sit detached houses on their own ground, some of them single-storey and some very large indeed. Behind them lie a small number of apartment communities with landscaped gardens, a pool and in one case padel courts, which offer the same position at a fraction of the figure. Occasionally a building plot comes up. Those three markets are at detached villas, apartments and residential plots.
And it sits on a municipal boundary
The enclave lies where Marbella meets Estepona, and the data we work from files homes here under both — some as Guadalmina Baja, some as plain Estepona. One run of roads sits in two municipalities, which is why the name behaves so oddly in a search: a house a hundred metres from its neighbour can be described as being in a different town altogether, and both descriptions are correct.
Where property for sale in Casasola sits
Between a famous golf address and the sea.
Beside Guadalmina
Immediately inland lies Guadalmina, with its course, its clubhouse and a commercial centre holding supermarkets, a pharmacy and the ordinary run of services. That proximity is the practical half of the argument for Casasola: the privacy of a small enclave with a working shopping centre a few minutes away. Its own pages are Guadalmina Baja and Guadalmina Alta.
San Pedro and Puerto Banús minutes away
San Pedro de Alcántara is a few minutes east with its promenade, restaurants and schools, and Puerto Banús a little beyond that. Marbella itself is a short drive on. This stretch puts a household in the Marbella orbit without living inside it. Those are at San Pedro de Alcántara and Puerto Banús.
And the beach is at the end of the road
The sand here is a continuation of the long beaches that run west from San Pedro: open, wide and noticeably quieter than the stretches nearer the port, partly because there is so little housing behind it. From the closest houses the sand is a walk of a minute or two; from the apartment communities, a few minutes more.
What property for sale in Casasola costs
A range that runs from reasonable to the very top of this coast.
From a two-bedroom flat to a seaside estate
The apartment communities behind the front row sell at figures that would surprise anybody who only knows the enclave by reputation, while the largest houses on the shore are among the most expensive private residences in the municipality. Both are Casasola. An average across the two ends of this enclave means nothing at all.
What actually moves a figure
Distance to the water, first: on this ground the front row and the second row are different markets. Then the plot, because on a beachside enclave land is the scarce commodity and it cannot be added. Then privacy — how overlooked the house is, how it is approached, what stands beside it. Then the building, which comes fourth and is the only one of the four that money can change later.
And what a plot here is worth
A great deal, because there are almost none. An undeveloped parcel in a finished beachside enclave comes with the position, the services already at the boundary and neighbours who are not going to move. Bare ground this close to the sand is the rarest thing on this coast, and when a parcel here does change hands it usually goes to somebody who already lives within a few streets of it.
Why privacy is the product here
Three things follow from the size of the place.
Few houses, and one way in
A small number of properties on a short run of roads produces a quiet that larger urbanisations cannot manufacture, however high their walls. There is no through traffic and no reason to drive in unless you live there. That is the reputation and it is earned by the geography.
Walls, gates and no pavements
The streets here were laid out for the houses on them and nothing else: no footway, no street parking, no lighting beyond what the entrances need, and a continuous line of wall and hedge on both sides. From the road you see gates rather than houses, which is the first thing visitors notice and the reason the enclave looks smaller from inside than it is.
And the beach stays quiet because of it
With little housing behind this stretch of sand, the beach here carries a fraction of the summer crowd found a few kilometres east. That is the thing residents value most and the thing no photograph conveys: an open beach in August within a quarter of an hour of Puerto Banús.
How the houses in Casasola were built
Four things about the building here, and all four follow from the size of the plots.
Spread sideways rather than stacked
The older houses on the shore side are long and low, often on a single floor, arranged around courtyards and loggias with the rooms strung out along the garden instead of piled above one another. A house here occupies its plot rather than standing on it, which is the opposite of how the same money would be built today on a smaller parcel.
Walls first, then sixty years of planting
Each plot was enclosed when it was sold, and the hedges, pines, palms and bougainvillea behind those walls have had decades to close the gaps. The planting is what makes the privacy, not the wall, and it is also why so few of these houses record a sea view despite standing a minute from the water.
The apartment communities behind
Inland of the front row sit a handful of low gated schemes from the eighties and nineties: three or four storeys, long balconies, communal gardens, a pool and in one case padel courts, built as holiday housing rather than as town flats. They are the one part of the enclave that was drawn to a plan rather than plot by plot.
And what the last cycle has rebuilt
Since the nineties a number of the original villas have come down and been replaced with flat-roofed houses in glass, stone and white render, set lower on the plot and turned toward the sea. Two generations of beachside villa stand side by side on these roads, and the newer ones are the reason the top of this market reads as it does.
Casasola through the year
Three seasons, and the first of them is the one the enclave is famous for.
August, on a beach that stays empty
With so little housing behind this stretch of sand there is nobody to fill it, and the summer crowd that packs the beaches nearer the port simply does not reach this far west. The beach in front of the enclave is walkable in August, and residents who have owned nearer the marina say that is the single thing they would not give back.
Winter, when the roads belong to the residents
Out of season the enclave is quiet in a different way: the apartment communities empty, the front-row houses are mostly lived in or looked after, and the only traffic on the roads is a delivery van or a gardener's pick-up. The golf a few minutes inland carries the months the beach loses, which is why the shopping centre behind stays busy all winter.
And spring and autumn, which are the best of it
From March the sea warms slowly and the planting comes into flower, and from late September the water is warmer than the air for weeks. The two shoulder seasons are the ones residents keep for themselves, with an open beach, a full clubhouse inland and nobody at all on the roads of the enclave.
Letting property for sale in Casasola
Possible, and frequently discouraged by the place itself.
An enclave that sells on privacy guards it
Where the whole value of an address rests on how few people come and go, the households tend to settle among themselves that a stream of weekly arrivals is not what the roads were built for. Privacy and holiday letting pull against each other here, and in this enclave privacy has generally won.
Who actually rents here
Families and groups taking a whole house for a week or more, at rates set by the position and the privacy rather than by the bedroom count. The calendar is thinner than a resort apartment's and the weeks are worth considerably more. The side of that we handle is set out under rental services.
And it needs managing rather than minding
A property at this level is let to people with expectations: professional cleaning, a key service, maintenance on call and somebody answering the telephone. A large beachside house is a small operation whether or not anybody is paying to stay in it, and that is as true in February as it is in July.
Who property for sale in Casasola suits
Two buyers well, and one who will find it empty.
The buyer who wants the beach and to be unobserved
A short private road, few neighbours, an open beach at the end of it and Puerto Banús a quarter of an hour away. That combination is rare on this coast and it is the entire reason the enclave has the standing it has.
The buyer who wants Guadalmina without the name
The course, the clubhouse and the shopping centre are the same ones, a few minutes inland, and the flats here ask less than the equivalent inside the better-known address next door. For a buyer indifferent to the postcode that is a straightforward saving.
Not the buyer who wants to walk out to a bar
There is nothing here but houses and the sea: no promenade with restaurants, no square, no shops within walking distance. Buyers who want life at the end of the street should be reading San Pedro de Alcántara.
What stands near property for sale in Casasola
Golf inland, town to the east.
Guadalmina, immediately behind
The neighbouring address holds the course, the commercial centre and a far larger choice of homes at every level, and it is where most of the list on this page comes from. Its pages are Guadalmina Baja and houses in Guadalmina Baja.
The coast east and west
East the beaches run on towards San Pedro and Puerto Banús; west they cross into Estepona and the New Golden Mile. Two of those addresses are San Pedro de Alcántara and Estepona East.
And everything else by type
Sorted by what it is rather than where it is, our books begin at houses, with the top of the market at luxury property and the whole front line at beachfront property.
Getting to and from the property for sale in Casasola
Four journeys, and the first of them is short and easy to miss.
One turning off the coast road
The enclave is reached by a single turning from the dual carriageway, between the golf on one side and the sea on the other, and it is easy to drive past at speed. Everything inside is a minute from that turning, and nothing beyond the enclave is reached through it, which is why the roads stay as empty as they do.
San Pedro east, Estepona west
San Pedro de Alcántara is about five minutes east along the coast road with its market, its promenade and its schools; the centre of Estepona is around a quarter of an hour the other way. The shopping centre behind the golf is closer than either town and covers most of what a household needs day to day.
Málaga and Gibraltar
Málaga airport is roughly fifty minutes east on a clear run and Gibraltar about forty-five minutes west, which makes this one of the few addresses on the coast within an hour of both. Two airports inside an hour is worth more to an owner than a short drive to one, particularly for anyone coming out for long weekends rather than whole summers.
And where to go next from here
The neighbouring addresses carry far more choice at every level, and most of the list beneath this text comes from them. Where nothing in the enclave is available, our estate agents know which of the few houses here are quietly for sale, and the property alarm writes the morning one reaches our books.
