Property for sale in Marbella

1,727 properties for sale in Marbella · € 165,000 to € 24,000,000 · median € 5,974/m²

This is the whole municipality in one list, and it is the largest page on this site: 1,727 properties from € 165,000 to € 24,000,000, with the middle at € 945,000 and € 5,974 per square metre. 1,347 of them have a pool. No other municipality on this coast spans a range like that, and the first job of anybody looking at property for sale in Marbella is to narrow it down before the choice becomes paralysing.

Why property for sale in Marbella spans such a range

The municipality has been building continuously since the nineteen-fifties, across nearly thirty kilometres of coast and four distinct eras of taste, and almost nothing was ever demolished. The result is a market where a modest flat in a working neighbourhood and a frontline estate are both accurately described as Marbella, and where the gap between them is wider than in any other town in Spain.

Four generations of building, all trading at once

Beach schemes from the sixties with gardens nobody would be granted today, eighties blocks along the Golden Mile, nineties golf urbanisations, and glass-and-stone handovers from this year — all available simultaneously within a few kilometres. That depth is the municipality's real asset and the reason buyers who have owned elsewhere on the coast so often end up here.

A town rather than a resort

Marbella has enough permanent residents to keep restaurants, clinics, gyms, schools and shops trading through the winter, which large parts of this coast do not. That year-round economy does not show up in any listing and it is a substantial part of what the prices reflect. If you intend to spend winters here, it is the single strongest argument for paying the premium.

And an international buyer pool

Demand here comes from everywhere rather than from one or two countries, which makes the market both dearer and more liquid than anywhere west of it. On a purchase of this size liquidity is worth real money: it is the difference between selling in a season and waiting a year for the one buyer who wants precisely what you have.

How to narrow sixteen hundred listings

Three decisions, in this order, turn an overwhelming list into a short one. Taking them in the wrong order is why people spend a year looking.

Start with the district, not the budget

Nobody who lives here thinks of Marbella as one place, and the districts differ more from each other than some municipalities do. San Pedro is a working town; the golf valley is a hillside of gated schemes; the Golden Mile is old money behind hedges; the eastern estates are pine woods and school runs. Pick two or three that suit how you want to live, and the list contracts by ninety per cent immediately.

Then decide the type honestly

A flat, a townhouse or a detached house are three different commitments rather than three price points. The question is not what you can afford but how much of the year you will be here and who will look after the place when you are not. Buyers consistently overestimate the first and underestimate the second. The type lists are apartments, houses and detached villas.

Then the position, if it matters

Some buyers are searching for a thing rather than a place: sand at the gate, a fairway at the bottom of the garden, a particular level of specification. If that describes you, start from beachfront, golf property or luxury property and ignore the districts entirely, because the position will choose them for you.

The districts, west to east

San Pedro and Guadalmina

A proper Andalusian town inside the municipality, with a church, a market, a long boulevard where the bypass used to run, a wide beach and prices meaningfully below everything east of it. Beyond it the municipality ends in golf country. See San Pedro de Alcántara, Guadalmina Alta and Guadalmina Baja.

Nueva Andalucía and Puerto Banús

The golf valley behind the marina is the deepest single district on this coast, with hundreds of gated schemes on sloping ground and several courses among them. The marina next door is the one address where the premium is for the walk rather than the building. See Nueva Andalucía and Puerto Banús.

The town and the Golden Mile

The best-preserved historic centre on this coast, where you can live without a car in a genuine Spanish street scene, with the hillsides rising behind and the beachside estates running west past the famous hotels. The tightest-held addresses in the municipality are here and they change hands rarely.

Marbella East

From just beyond the centre out to the boundary: wide beaches, pine woods, low-density estates and the international schools. This is where relocating families end up, and where the gardens are largest for the money within Marbella. Start from Río Real, Los Monteros, El Rosario, Elviria, Las Chapas, Artola and Cabopino.

The hinterland

Behind the built-up coast the land climbs toward the protected mountain, with river valleys, old terraces and a handful of rural holdings within twenty minutes of the marina. Very little of it is for sale and what is, is remarkable: fincas in Marbella.

What a budget buys in property for sale in Marbella

At the entry level

It exists, and it is in San Pedro, on the inland edges of the golf valley, in parts of the town away from the sea, or in an older scheme at the eastern end. What you get is a flat in the best-serviced municipality on the coast at a price that would buy something similar in a quieter one. What you do not get is a sea view, so settle early whether that matters to you.

Around the middle

The deepest and fastest-moving band: a family-sized flat in a well-run scheme with the valley or the golf in front of it, a ground floor with a garden ten minutes from a school, a townhouse with a roof terrace, a refurbished flat in the old town. What limits you in this band is not the budget but the waiting, since the right property turns up every few weeks and is usually gone within days of doing so.

The upper market

Here you buy into addresses rather than buildings: the Golden Mile, the beachside estates, the frontline schemes in Banús, the newest houses on the hillsides. Communities employ concierges and run gyms and spas, and the charges reflect it. This is also where most new construction concentrates, because the land values justify the specification.

The top, which has no ceiling

A handful of houses and penthouses where the position, the plot and the build were all designed together, trading in single figures each year to buyers from everywhere, a good share of it without ever reaching a portal. The relevant list is luxury property in Marbella, and the sensible preparation is being known to the people who hear first.

When the premium is worth it, and when it is not

When it is

If you will be here for months rather than weeks, if children need schools, if somebody needs a doctor they can reach in ten minutes, if you want restaurants open in February, or if resale speed matters to you — then the extra you pay here buys something concrete that the cheaper municipalities cannot supply at any price.

When it is not

If you are here four weeks a year and will spend them on a beach and a terrace, you are paying for infrastructure you will not use. The same sun, the same sea and a markedly larger property are half an hour west, and plenty of people who started in Marbella moved that way with no regrets. The honest comparisons are apartments and houses across the whole western coast.

The middle path

Many buyers end up at the edges of this municipality rather than its centre — San Pedro, the eastern estates, the inland golf valley — where the Marbella services are a short drive away and the prices are closer to Estepona's. It is the least romantic answer and frequently the right one.

The mistake almost everybody makes first

It is to start from a portal search sorted by price. On a list of this size that produces a shortlist of properties that have nothing in common except a number, in districts that are twenty kilometres and two entirely different lives apart, and the buyer then spends a viewing trip driving between them learning nothing. The municipality is too big and too varied for that approach to work. Spend the first day walking two or three districts without looking at a single property, decide which of them you would actually want to wake up in, and only then open the lists. Buyers who do it that way usually buy on the second trip. Buyers who do not are frequently still looking a year later, and the property they eventually choose is rarely the one they would have picked from a spreadsheet.

What to check before buying property for sale in Marbella

The planning position on the specific property

The municipality's general plan of 2010 was annulled by the Supreme Court in 2015, and the position reverted to a much older plan while individual cases were resolved. For most properties this is a non-issue; where something was extended, excavated or rebuilt it is the question that matters most. Have a Spanish lawyer obtain the town hall's current written position rather than reasoning from what the neighbours have.

The register entry against the building

Charges first, then whether what is registered matches what is standing. Enclosed terraces, merged rooms, converted garages and absorbed storerooms are common across the whole municipality and frequently undeclared, and an undeclared alteration is a discount the next buyer will claim.

The community, its charge and its statutes

Quota, the balance of the reserve fund, and the minutes of the last two general meetings. In the upper half of this market the charge may cover security, concierge, gym and spa, and it can run to several times what a comparable property costs to run further west. Read the statutes too, because many communities here restrict short-term letting.

The road, and the walk

The coast road threads through this municipality in a way that is genuinely confusing on a map, and whether a scheme sits on the sea side or across it is both a lot of money and a daily reality. Do the walk yourself, once, before you decide what a position is worth. Our agents on the ground will obtain the accounts, the licences and the register entry before you fly in.

Living here

Schools and healthcare

The international schools are clustered between the town and the eastern estates, teaching in English, German and Spanish, and for relocating families they are the single biggest factor in where to buy — pick the school first and the property second. There is a public hospital in the town and a substantial private medical sector alongside it, which is one of the quieter reasons retired buyers choose this municipality over cheaper ones.

Getting in and out

Málaga airport is forty minutes on a clear run and rather more in August; Gibraltar is about an hour the other way and useful all year. The toll motorway behind the town is worth the money whenever the coast road is solid, which in summer is most afternoons. Within the municipality you will drive, and the distances are short.

Letting, if that is part of the plan

Marbella lets better and for longer than anywhere else on this coast: the holiday season runs from Easter into November and the golf and corporate markets cover much of the rest. A tourist licence is required and a good number of communities restrict short stays, so confirm both in advance. The licence, the calendar and the filings are what our rental service takes on.

Property for sale in Marbella — where to go next

By type: apartments, penthouses, ground floor apartments, houses, townhouses, detached villas, fincas and plots.

By position: beachfront, golf property and luxury property, with everything being built now on new developments. The neighbouring municipalities are Benahavís in the hills behind and the whole western coast beyond it. We also keep the town hall's announcements in English at news from Marbella, and if nothing on the list suits you today the property alarm will watch it for you.

How many listings of property for sale in Marbella do you have?

The list above shows every resale property for sale in Marbella we currently have in the municipality — apartments, houses, townhouses and plots together. The number moves daily, because the list is rebuilt from the Resales network with every feed run rather than maintained by hand. Use the filters at the top to narrow it by type, district, bedrooms or price. By type, the lists are apartments, houses, townhouses and plots in Marbella.

Which districts count as Marbella for property for sale in Marbella?

Property for sale in Marbella can sit anywhere from San Pedro de Alcántara and Guadalmina in the west, through Puerto Banús and Nueva Andalucía, Marbella town and the Golden Mile, out to Los Monteros, El Rosario, Elviria, Las Chapas, Artola and Cabopino in the east. Each of them sits in the list above; the district filter separates them. Each has its own page as well — Nueva Andalucía, Puerto Banús, Elviria and San Pedro de Alcántara are the largest.

Why are houses in Marbella cheaper per square metre than apartments?

Because the built area of a villa includes garage, basement, terraces and circulation, while an apartment counts little but living space. The rate per square metre is a useful way to compare like with like inside one district, and a misleading way to compare a villa with a beachfront flat. Look at the whole price and at what you actually get to live in. The two lists side by side are houses in Marbella at 394 square metres average and apartments at 142.

Is property for sale in Marbella listed at asking prices or at sale prices?

Asking prices for property for sale in Marbella, from the listings themselves. Spain has no public register of achieved sale prices that is usable in this way, so nobody can show you verified sale prices for a district. Take the medians as a starting point for a conversation, not as a valuation. If you want a figure for one property rather than a district, our agents on the ground will value it.

Can I buy in Marbella as a non-resident?

Yes. You need a Spanish tax number (NIE) and a Spanish bank account; both can be arranged within a few weeks, and a lawyer can do most of it with a power of attorney. Budget roughly 10–13 % on top of the purchase price for transfer tax, notary, registry and legal fees. Our agents on the ground will arrange the NIE and point you to a lawyer who works in your language.

What a square metre costs in Marbella, October 2026

Two numbers before the detail, both counted from our own listings every morning: apartments sit at a median of 5,967 € per square metre across 417 comparable listings, houses at 5,306 € across 287.

That houses come out below apartments per square metre surprises most people. It is not a discount — it is that a villa counts its garage, its basement and its generous circulation into the built area, while a 90 m² apartment on the beachfront counts almost nothing but living space. Compare whole prices, not just the rate, and compare within a district rather than across the municipality.

The districts, and why the address decides the price

In Marbella the address matters more than the property type. The table is counted fresh each morning from our own listings, so it moves with the market.

Nueva Andalucía, the valley behind Puerto Banús, is the busiest part of our Marbella list after Marbella town itself — villas on generous plots, golf on three sides, and a steady supply because it was built out over decades. San Pedro de Alcántara to the west is the municipality's second town and the one that still feels like one, with a daily market and ordinary shops. East along the coast the character changes again: Elviria, Las Chapas and Cabopino are beachside urbanisations with pine woods behind them, quieter in winter and noticeably cheaper per square metre than the Golden Mile.

Cabopino4,823 €4,502 – 6,639 €15

These are asking prices, not recorded sale prices. Districts with fewer than ten comparable listings are left out, because a median over eight houses says more about those eight than about the district. The same table for apartments sits on our Marbella apartments page.
